T1-11 is the vertical grooved plywood or OSB panel siding found on many of Sunnyvale's 1950s–1970s ranch and mid-century tract homes. It gives a clean, vertical, slightly rustic look that suits the valley's low-slung houses. It holds up well while it stays sealed. Once water gets into the panel edges and grooves, it swells, delaminates, and stops holding paint.

Bay Area Siding Company is a siding and window contractor based in Larkspur, Marin, working throughout the South Bay. We handle all three T1-11 decisions:

  • Replacing damaged sections to match the existing panel
  • Re-siding the whole house in new T1-11
  • Retiring the panel for a more durable vertical product

Looking at soft or swelling panels right now? Request a bid or call (415) 619-5167.

What T1-11 actually is, and why it fails where it does

T1-11 is a panel siding, not a lap siding.

  • Format: It usually comes in 4×8-foot sheets with vertical grooves cut into the face at regular spacing.
  • Material: Panels are made from plywood or oriented strand board (OSB). The difference matters when you look at damage. Plywood tends to delaminate in layers. OSB versions tend to swell and lose their edges.
  • Weak points: Water gets in at the same few places:
    • The bottom edge of each panel, especially where the siding runs close to soil, a patio slab, or sprinkler spray
    • Horizontal joints between stacked panels, where a missing or failed Z-flashing lets water run behind the sheet
    • The grooves, which hold water and are hard to keep fully coated
    • Around windows and doors, where the original flashing was often minimal by today's standards

Sunnyvale's climate is mild, so these problems usually develop slowly rather than dramatically. Several decades of wet winters and lawn irrigation are enough to break down a panel whose paint film has been allowed to lapse. The signs we look for:

  • Bottom edges that are flared, fuzzy, or crumbling
  • Layers peeling apart at the corners
  • Paint that blisters in the grooves soon after a repaint
  • Spots that give under a screwdriver
  • Fungal staining low on the wall

Three honest options

1. Targeted panel replacement

When damage is limited to one wall or a few sheets, cutting out and replacing those panels can be the sensible move. The catch is matching. T1-11 comes in different groove spacings and surface textures, and a new panel next to an old one rarely looks identical until the wall is repainted. We check the existing groove spacing and thickness before recommending this. We also flash the new joints correctly so the repair outlasts the panels around it.

2. Re-siding in new T1-11

Some homeowners like the look and the budget of T1-11 and want to keep it. That's a legitimate choice, especially on a detached garage, an accessory structure, or a house where the rustic panel is part of the character. What makes new T1-11 last is detail:

  • A proper water-resistive barrier behind it
  • Z-flashing at every horizontal joint
  • Adequate clearance above grade
  • Sealed edges
  • A paint or stain system that gets maintained on schedule

Skip those, and you are rebuilding the problem you just paid to remove.

3. Replacing T1-11 with a lower-maintenance panel or lap product

This is the most common path we discuss in Sunnyvale. Homeowners who are tired of the repaint-and-patch cycle often move to one of two options:

  • Fiber cement: vertical panels or lap boards that don't swell or rot. See the fiber cement siding and James Hardie siding hubs.
  • Engineered wood: LP SmartSide offers panel profiles that keep a wood-textured, grooved appearance and is lighter and easier to work than fiber cement.

Vinyl and real wood are also on the table depending on look and budget. The Sunnyvale siding replacement page covers the broader material decision, and the Sunnyvale James Hardie page goes deeper on fiber cement for mid-century homes.

The detail most T1-11 quotes skip: is the panel also the sheathing?

This is the most important technical question on a T1-11 job, and it changes the scope.

On some homes, T1-11 was installed over a separate layer of sheathing. Removing it works like any normal re-side: the old cladding comes off and exposes the sheathing, WRB, and flashing for inspection. Framing stays covered.

On many homes of this era, however, the T1-11 panel was nailed directly to the framing. It serves as both the siding and the wall's sheathing, and it often contributes to the wall's bracing. In that case, removing the panel does open the wall to the framing, because there is no other layer behind it. The replacement plan then has to include new structural sheathing, or a panel product and nailing schedule rated to do that job, before the WRB, flashing, and new cladding go on.

We determine which situation you have during inspection, often by checking at an outlet, an eave, or an opening before any tear-off. We then price the scope explicitly. We confirm bracing and sheathing requirements against the manufacturer's installation instructions and with the Building Division rather than assuming. This is also why swapping T1-11 for lap siding isn't always a straight trade. Some products need a solid substrate behind them that a direct-to-framing wall doesn't yet have.

Sunnyvale context that affects the job

Permitting. Re-siding and sheathing work go through the City of Sunnyvale's One-Stop Permit Center, run by the Building Division at City Hall on W. Olive Ave. A small repair may be handled differently than a full re-side, and adding structural sheathing can change what the City wants to review. We confirm the requirement for your specific scope and handle the submittal.

Fire code isn't the driver in the flats. Sunnyvale's neighborhoods sit on the level Santa Clara Valley floor, outside the mapped Very High Fire Hazard Severity Zones that shape cladding choice in the county's hillside areas. Choosing fiber cement over new T1-11 here is usually about durability and ending the maintenance cycle, not a Chapter 7A requirement. We still confirm each parcel's designation before specifying materials.

Mid-century lines. Vertical grooved panel siding is part of the look of many Eichler and mid-century homes in Sunnyvale. Owners who want to keep that character usually prefer a vertical panel profile, whether in new T1-11, engineered wood, or fiber cement. They avoid switching to horizontal lap, which changes the architecture. Groove spacing, trim width, and how the siding meets wide eaves and large glass openings all matter for keeping the proportions right. Browse our projects for examples of the finish work involved.

How a T1-11 job typically runs

  1. Walk the house together. We probe suspect areas and check how the panel is attached.
  2. Recommend repair, re-install, or replacement, with a written scope.
  3. Handle the permit.
  4. Remove the old siding. We inspect what's behind it and correct any sheathing, WRB, and flashing issues.
  5. Install the new panels with properly flashed joints and grade clearance.
  6. Trim, finish, and clean up, then do a final walkthrough with you.

What drives the cost

We don't publish prices, because T1-11 jobs vary more than most. The main factors are:

  • Wall area and number of stories
  • Spot repair versus whole-house scope
  • Whether the existing panel doubles as sheathing, which may mean new structural sheathing
  • Which replacement product you choose
  • How much hidden damage turns up at openings and bottom edges
  • Trim and eave detailing
  • Access around the lot

We give you a number after we've inspected the walls.

FAQ

Can I just paint over my swollen T1-11? Paint won't restore panels that have already swollen or delaminated. It can buy time on sound panels whose coating has simply worn. Once edges are crumbling or layers are separating, the affected panels need to come out.

Do I need a permit for T1-11 work in Sunnyvale? Full re-siding and any sheathing replacement go through the City of Sunnyvale One-Stop Permit Center. Requirements for smaller repairs depend on scope. We confirm with the Building Division and handle the paperwork.

Will replacing T1-11 expose the inside of my walls? It depends on how it was installed. If there's separate sheathing behind the panel, removal stops at the sheathing. If the T1-11 was nailed directly to the framing, which is common on older homes, the wall opens to the framing and new sheathing becomes part of the job. We identify which you have before quoting.

Can I keep the vertical grooved look on my Eichler without T1-11's upkeep? Yes. Engineered-wood and fiber-cement panel products offer vertical and grooved profiles that preserve the mid-century line and don't swell the way plywood and OSB panels can.
