• Peeling, chalking paint that no longer protects the surface.

The valley's strong summer sun and high UV break paint down faster than a mild coastal exposure does, and the wide day-to-night temperature swing moves the panels and works fasteners loose. On a T1-11 wall that's already behind on paint, this valley tends to be what finishes it off.

Repair, replace, or re-side — the real decision

• Spot repair makes sense only when the damage is isolated and the rest of the wall is genuinely sound and well-sealed. Patching a panel or two and repainting can buy time.
• Full replacement with a more durable material is the common path once the failure is widespread. Because T1-11 is wood-based and combustible, it isn't the material for a parcel where a noncombustible wall covering is required. Some parcels on Livermore's southern and eastern rural edges — toward Del Valle and the Cedar Mountain foothills — fall in mapped fire-hazard zones where the code steers toward noncombustible or ignition-resistant claddings. If your home is out there and your old T1-11 is failing, replacement with fiber cement is often both the durable and the compliant answer — but whether the fire rules apply depends on your parcel and scope, which we confirm with the City before speccing.

How replacement works, and what it costs

We tear the old panels off rather than cover them, because siding over failing T1-11 traps the very moisture that's the problem and hides the sheathing, water-resistive barrier, and flashing behind it. Panels come off to the sheathing, we inspect and rebuild the WRB and flashing, and then install your chosen material to the manufacturer's spec. Cost depends on wall area and stories, the material you move to (or T1-11 again), the trim and opening count, and how much substrate repair the tear-off reveals — T1-11 failures often mean some sheathing needs attention.
