A lot of Dixon's mid-century homes, older tracts, and outbuildings wear T1-11 — the grooved plywood or OSB panel siding that gave so many 1960s-through-'80s houses their vertical, rustic look. If you've got it, you're probably here for one of two reasons: it's starting to swell, delaminate, or peel and you need to decide whether to repair it or replace it, or you specifically want that panel look and need it installed right. Bay Area Siding Company works with T1-11 both ways across Dixon and Solano County, and we'll give you a straight read on which path makes sense for your home.

Dealing with failing T1-11? Request a bid or call (415) 619-5167.

What T1-11 is, and why it fails in the Valley

T1-11 is a structural-look wood panel — plywood or oriented strand board with vertical grooves — installed in large sheets, usually vertically. It's inexpensive and gives a distinctly rustic, agricultural-fitting appearance, which is part of why it reads as "at home" in a town like Dixon. But it's wood, and it lives or dies by its finish. In Dixon's climate the failure pattern is predictable:

  • Sun and heat break down the paint or stain, and once the finish opens up, the panel is exposed.
  • The occasional wind-driven rain finds those openings — at the bottom edges, around fasteners, and at unsealed cut ends — and the panel begins to swell, then delaminate.
  • OSB versions are especially unforgiving once water gets in; plywood T1-11 holds up somewhat better but still needs a maintained finish.

If your panels are swelling at the bottom, checking and cracking across the face, delaminating at the plies, or soft to the touch, the material has reached the end of its serviceable life in that spot.

Repair, replace, or upgrade — the honest decision

  • Spot repair makes sense when the failure is localized — a few panels at a splash zone, say — and the rest of the wall is sound and well-sealed. We can replace individual panels and re-detail the finish.
  • Full replacement with a better material is usually the smarter long-term move once the failure is widespread, because re-siding is the only time you get the wall open. Many Dixon homeowners take that opportunity to move off T1-11 to fiber cement (noncombustible, holds color, minimal repaint) or LP SmartSide engineered wood (keeps a warm wood texture, tougher and more rot-resistant than plywood). Vinyl is the budget alternative.
  • Re-installing T1-11 is entirely legitimate when you want to keep the rustic panel look — on a home, a shop, or an outbuilding — and are willing to maintain the finish. We'll install it correctly, which is more than half the battle with this material.

The thing that makes T1-11 last: the details

More than any other siding, T1-11 depends on installation and finish detailing. It has to be sealed on all edges — especially the bottom and the cut ends — flashed correctly at horizontal joints with Z-flashing, held off the ground, and kept painted or stained on a real schedule. Skip any of that in Dixon's sun-then-rain cycle and the panels swell early. When we re-side, tear-off takes the wall down to the sheathing and substrate so we can confirm a sound water-resistive barrier and correct flashing before new panels or new material go on — not down to the studs unless the sheathing itself has failed.

Permits and the fire question

T1-11 work in Dixon is permitted and inspected through the City of Dixon Building Division, and we handle the permit and inspection. Because Dixon's flatland residential neighborhoods aren't in a designated high fire-hazard severity zone, keeping or reinstalling a wood-based panel isn't ruled out by a wildfire code the way it might be on a foothill parcel — the driver here is durability and maintenance, not combustibility. If your property is atypical, we confirm its status with the City.

What affects the cost

For a repair, it's the number of panels and how much hidden substrate damage turns up. For a replacement, it's the wall area, the material you upgrade to (or T1-11 again), any WRB or flashing repair found at tear-off, stories and access, and whether you combine it with window replacement or a broader re-side.

FAQ

Should I repair my T1-11 or replace it? If the damage is confined to a few panels and the rest is sound and sealed, repair. If it's swelling, delaminating, or failing across multiple walls, replacement is usually the better value — and it's your one chance to inspect the wall and upgrade the material. We'll tell you which your walls call for.

What should I replace old T1-11 with in Dixon? The two most common upgrades are fiber cement (lowest maintenance, best color hold in the heat, noncombustible) and LP SmartSide engineered wood (keeps a wood texture, far more rot-resistant than plywood). Vinyl is the budget option. We'll compare them to your home.

Can I keep the T1-11 look? Yes. If you want the rustic vertical-panel appearance, we can reinstall T1-11 correctly — properly sealed, flashed, and detailed — with the understanding that it needs a maintained finish to last in Valley sun.

Do I need a permit to redo T1-11 siding in Dixon? Yes. It's permitted and inspected through the City of Dixon Building Division, and we take care of that as part of the job.
