T1-11 is the grooved plywood panel siding found on many mid-century and later hillside homes, lower-level additions, and garages in Sausalito. It went up quickly and gave houses a relaxed, rustic vertical-groove look. Decades on, many of those panels are swelling at the bottom edges, peeling paint, and softening at the seams. That wear shows up fastest in a town that sits in marine moisture off Richardson Bay for much of the year.

Bay Area Siding Company is a Larkspur-based siding and window contractor, just up the 101 from Sausalito. We remove failing T1-11, sort out what's behind it, and install new siding. That can be fresh T1-11 where the look is the point, or a more durable panel or lap material where it makes more sense.

Seeing soft or swollen panels? Request a bid or call (415) 619-5167 to set up a walkthrough.

What T1-11 is, and why it ages the way it does

T1-11 is a large-format panel siding, usually plywood and sometimes OSB. It has vertical grooves milled into the face so a wall reads like boards. Because it goes up in big sheets, it was an economical choice for tract construction, additions, sheds, and the lower stories of homes stepping down a slope.

The trade-off is that T1-11 is wood-based and depends almost entirely on its paint or stain to stay dry. Keep it sealed and it can last a long time. Let the coating lapse and the panel starts taking on water. The weak points are predictable:

  • Bottom edges. The exposed end grain at the base of panels wicks water and swells or flakes apart. This is most visible close to grade or above decks and patios.
  • Horizontal joints. Where one panel stacks above another, the joint needs flashing. Older installs sometimes have none, or it has failed.
  • Grooves. The milled channels hold dirt and moisture and are the first place paint breaks down.
  • Delamination. Plywood plies separate, or OSB versions puff up. Either way the face goes soft and uneven.
  • Fasteners. Nail heads that rust through, streak, or pull loose.

In Sausalito, fog and damp air mean an unpainted or poorly coated wood panel spends more time wet than it would in a sunny inland town. That makes the maintenance cycle less forgiving here. It doesn't mean the siding is doomed. It means a lapsed paint job shows up as damage sooner.

Your three realistic paths

1. Repair and refinish

If the damage is limited to a few panel bottoms or one elevation, the panels are still firm, and the rest of the wall is sound, targeted replacement plus a full repaint can buy real years. We'll tell you honestly if that's where your house is. Patching a wall that's soft across several elevations usually just delays a bigger bill.

2. Replace with new T1-11

Some Sausalito homeowners like the look. The vertical grooves suit a woodsy hillside house or a mid-century design. New T1-11 is still a budget-conscious way to keep that character. The difference this time is doing it properly:

  • a modern water-resistive barrier behind the panels
  • flashed horizontal joints
  • sealed edges
  • corrosion-resistant fasteners
  • a good coating from day one

After that, it's on you to keep it painted.

3. Switch to a lower-maintenance material

This is the most common outcome when we're called out for failing T1-11. You can often keep the vertical look while leaving the swelling-plywood problem behind:

  • Fiber cement is available in vertical panel and board-and-batten styles as well as lap siding. It's noncombustible, resists rot and moisture, and holds paint well, which matters on a hillside parcel with fire exposure. For the brand-specific option, see our James Hardie page for Sausalito.
  • LP SmartSide is engineered wood with panel profiles that echo the grooved T1-11 look. It's lighter than fiber cement and more forgiving to install on tight sites, though it still needs periodic paint.
  • Wood in board-and-batten or cedar gives a natural-material upgrade if you want the real thing and accept the upkeep.
  • Vinyl is the lowest-maintenance route where the house and design review allow it.

For a broader look at re-siding choices, our Sausalito siding replacement page covers the general decision.

The question that shapes the scope: what's behind the panel?

This part matters with T1-11 specifically. On some homes, T1-11 was nailed over a separate layer of sheathing. On many others, the panel itself was installed directly to the framing. In those houses it serves as both the siding and the sheathing, and it often contributes to the wall's bracing.

That changes what "tear-off" means:

  • Separate sheathing behind the T1-11: removing the old panels exposes that sheathing and whatever weather barrier exists. We can then inspect for rot and rebuild the WRB and flashing before the new siding goes on. This is a standard re-side.
  • T1-11 as the only layer: removing it opens the wall to the framing. The replacement plan then has to include new sheathing (and any bracing the wall needs) before a WRB and new cladding go on. That's a larger scope, and it's where the building department may want to see how the wall's lateral bracing is being maintained.

We check which situation you have during the walkthrough, often by looking at an edge, an opening, or an attic or crawlspace view. That way the bid reflects reality instead of a surprise halfway through the job.

Permits, design review, and fire exposure in Sausalito

City permit and design review. The City of Sausalito requires a building permit for exterior siding work. Exterior changes visible from the street or the water commonly route through the City's design review. Swapping T1-11 for a different material or profile is a visible change, so plan on review being part of the path. Whether it's handled administratively or goes further depends on scope and visibility. We confirm with the Community Development Department before ordering material.

Fire district and Chapter 7A. Fire protection here comes from the Southern Marin Fire Protection District, which adopted Wildland-Urban Interface code covering parts of Sausalito. T1-11 is a combustible wood panel. On a parcel inside a mapped WUI or Fire Hazard Severity Zone, California Building Code Chapter 7A can push exterior wall coverings toward noncombustible or ignition-resistant assemblies. Whether it applies to your walls depends on the parcel designation and the scope of work. You can check parcel status through the district and MarinMap, and we confirm it before recommending a material. It's one more reason many hillside owners move to fiber cement rather than re-installing plywood panels.

Steep lots and tight access

A lot of the T1-11 in Sausalito sits on the downhill side of a house: lower levels, under-deck walls, and additions reached by stairs or narrow drives. Staging, scaffolding, and carrying full 4×8 sheets down a hillside all take planning. We scope access up front so the schedule and bid account for it.

What drives the cost

We don't quote prices without seeing the house. These are the factors that move a T1-11 project:

  • total wall area and number of elevations
  • whether new sheathing is needed behind the old panels
  • rot repair once the wall is open
  • the replacement material you choose
  • trim and window-surround detailing
  • site access and staging on a slope
  • any design-review or fire-zone requirements

If you're also replacing tired windows in the same walls, coordinating both saves rework on flashing and trim. See our Sausalito window replacement page.

FAQs

Can you just paint over my swollen T1-11? Paint won't fix panels that have already swollen or delaminated. It can protect sound panels. If the face is soft or the plies are separating, those sections need replacement, and paint goes on after.

Does replacing T1-11 in Sausalito need a permit? Yes. The City of Sausalito requires a permit for exterior siding work, and visible changes often go through design review. We confirm the specific path with Community Development for your address.

Is new T1-11 allowed if my home is in a fire zone? It depends on your parcel's designation and scope. Where Chapter 7A applies through the Southern Marin Fire Protection District's WUI adoption, exterior wall materials may need to be noncombustible or ignition-resistant. We verify before specifying.

Can I keep the vertical-groove look with a different material? Usually, yes. Fiber cement and engineered-wood panel products come in vertical and grooved styles, so you can keep the character without plywood's moisture sensitivity.
