A house on the Tiburon peninsula takes weather from almost every direction. Wind moves across Raccoon Strait and Richardson Bay, fog carries moisture onto the hillsides, and salt settles on anything facing the water. Premium view homes along Paradise Drive, the ridgeline streets, and the lots stepping down toward the shore get the most direct exposure. On those sites, the cladding has to stand up to the weather and keep its finish looking good for years.

Bay Area Siding Company installs James Hardie fiber cement across Tiburon from our base in Larkspur. We treat each re-side as a complete wall assembly. The siding is the visible part, but the water-resistive barrier, flashing, fasteners, and trim behind and around it decide whether the wall stays dry.

Coastal exposure: salt air and wind

"Coastal" can mean several different things, so it helps to be specific about what a Tiburon wall actually deals with:

  • Salt deposits. Airborne salt lands on siding, trim, flashing, and fasteners. The siding board itself is usually not the weak point. Metal components are, because salt accelerates corrosion on metals that aren't suited to the exposure. That is a real, direct effect.
  • Wind-driven rain. On an exposed elevation, rain moves sideways and can be pushed into laps, joints, and around window and door openings. The WRB and flashing are what handle this. The cladding cannot do it alone.
  • Persistent moisture. Fog and damp winters keep some walls from drying out fully, especially shaded north-facing walls. Organic siding materials hold onto that moisture.
  • Sun on view elevations. The same south- and west-facing walls that frame the bay also take the most UV, which is hard on paint.

Each exposure is different, and a good specification responds to all of them.

How fiber cement handles the marine environment

James Hardie siding is fiber cement, made from cement, sand, and cellulose fibers. Several of its properties fit a peninsula home well:

  • It doesn't rot. Moisture that would eventually soften wood siding or trim does not break down the fiber cement board itself. Pests also have little to feed on.
  • It's dimensionally stable. It moves much less than wood through wet and dry cycles. Paint joints and caulked transitions tend to hold up longer as a result.
  • It's noncombustible. This matters for a different reason than salt air. Parts of Tiburon's vegetated upper slopes and open-space edges are mapped in Fire Hazard Severity Zones, up to Very High in places, and include Wildland-Urban Interface areas. There, California Building Code Chapter 7A can govern specific exterior assemblies, including exterior wall coverings. Whether it applies to your project depends on your parcel's designation and the scope of work, so we confirm it with the Town and the Tiburon Fire Protection District. We don't assume either way.
  • It's made for this climate. James Hardie makes product to regional specifications. California is served by the HZ10 line, built for our mix of dry-season sun and wet winters.

Fiber cement has trade-offs, and you should know them:

  • It is heavy and has to be cut with dust control.
  • Cut edges need proper treatment.
  • It performs only as well as the details around it. A Hardie board fastened with the wrong nail or butted against unflashed trim can still leave a wall with problems.

That is why the installation section below gets as much attention as the product.

Hardie finishes and ColorPlus longevity

For many Tiburon homeowners, finish longevity is the main reason to choose Hardie. Repainting a three-story hillside home costs a lot and is hard to schedule. You get two paths:

  • ColorPlus Technology. The finish is applied and baked on at the factory, under controlled conditions, rather than brushed on in the field. It carries a 15-year limited finish warranty when installed to spec. The practical benefit is a more consistent coat across the whole house and a longer interval before repainting, especially on sun-exposed view walls.
  • Primed for field paint. This is the right choice when you want a specific custom color. It's also useful when the color needs to match a neighboring structure or an approved scheme that the ColorPlus palette doesn't cover.

That second point is a real consideration in Tiburon. A change in exterior material or color generally triggers the Town's Design Review, in addition to a building permit. It helps to settle the color question early, including whether a ColorPlus shade will satisfy the review or a primed-and-painted finish is the better route.

Whichever you choose, rinsing salt and grime off the walls periodically helps the finish last. This is simple maintenance, not a repair program.

The board itself carries James Hardie's transferable 30-year non-prorated limited substrate warranty. Like the finish warranty, it depends on installation to the manufacturer's requirements.

Profiles include:

  • HardiePlank lap siding
  • HardieShingle for a shingle look
  • HardiePanel vertical siding for board-and-batten or contemporary lines
  • HardieTrim for fiber cement trim that won't rot at corners and openings

Re-side done right on exposed sites

Here is how a Tiburon Hardie job generally runs.

Permitting comes first.

  • Within Town limits, siding requires a building permit through the Town of Tiburon. Visible material or color changes usually also go through Design Review with the Community Development Department.
  • Some homes with a Tiburon mailing address sit in unincorporated Marin County, where the Marin County Community Development Agency is the permit authority.
  • We confirm which applies to your address before scheduling.

Tear-off and inspection.

  • The old cladding comes off down to the sheathing and substrate. This lets us inspect the WRB and the flashing at windows, doors, and transitions.
  • A common issue when older siding comes off on exposed elevations is moisture damage at window sills, wall bases, and deck ledgers, where wind-driven water has been getting in.
  • Damaged sheathing gets repaired or replaced before anything new goes on. Framing is only involved if that damage goes deeper.

Rebuilding the drainage plane.

  • A new water-resistive barrier goes on, lapped shingle-style.
  • Flashing is integrated at every opening and penetration. On walls that take sideways rain, this layer does most of the work.

Fasteners and metals matched to the exposure.

  • Hardie's installation instructions call for corrosion-resistant fasteners.
  • On salt-exposed walls, we choose fasteners and flashing metals for that environment, including stainless where the exposure warrants it. We also avoid pairing metals that don't belong together.

Clearances and joints per spec.

  • Hardie publishes clearances to grade, roofs, and decks, plus joint and fastening requirements.
  • Following them is both good practice and a condition of the warranty.

Access.

  • Steep lots mean scaffolding plans, careful staging, and protection for landscaping and neighbors below.

If your windows are nearing replacement too, doing them during the re-side lets both be flashed together. See our Tiburon window replacement page.

Cost drivers

Every Tiburon Hardie project is priced from a site walk. The main variables are:

  • Site access. Slope, height, scaffolding, and staging space.
  • What the tear-off reveals. Sheathing or trim repair once the old siding is off.
  • Wall area and complexity. Corners, bump-outs, gables, and the number of openings.
  • Finish path. ColorPlus versus primed and field-painted.
  • Profile and trim. Lap, shingle, panel, and the amount of HardieTrim.
  • Coastal-grade materials. Upgraded fasteners and flashing metals.
  • Fire-zone details. Additional assembly requirements where Chapter 7A applies.
  • Permitting time. Design Review can add time on the front end.

Compare and decide

Hardie is a strong fit for many bay-facing homes, but it isn't the only option:

FAQ

Does Tiburon require Design Review to switch my siding to Hardie? A building permit is required for siding within Town limits. Changing your exterior material or color is the kind of visible change that generally also goes through the Town's Design Review. The exact track depends on your parcel and scope, and we confirm it with the Community Development Department. If your home is in unincorporated Marin, the County handles permitting instead.

Will salt air damage Hardie siding? The fiber cement board doesn't rot, and it holds up well in marine conditions. The parts most vulnerable to salt are metal: fasteners, flashing, and fittings. That's why we choose corrosion-appropriate materials for exposed walls. Periodic rinsing also helps the finish.

Is ColorPlus worth it for a view home? Often, yes. A factory-baked finish with a 15-year limited finish warranty (installed to spec) usually means a longer interval before repainting sun-exposed walls, which are expensive to reach on hillside homes. If Design Review or your design calls for a custom color, primed-and-painted Hardie is a solid alternative.

My house backs onto open space. Does that change anything? It may. Parts of Tiburon are mapped in Fire Hazard Severity Zones and WUI areas, where Chapter 7A can govern exterior walls and other specific assemblies. Hardie is noncombustible, but compliance depends on the whole assembly and your parcel's designation. We confirm those details with the Town and the Tiburon Fire Protection District.
