Bay Area Siding Company re-sides homes throughout El Sobrante — the older cottages along San Pablo Dam Road, the postwar ranches on the flatter streets, and the custom houses tucked into the wooded canyons below Sobrante Ridge. We're a Larkspur-based siding and window contractor working across the East Bay, and a full replacement with us means the whole assembly: stripping the old cladding, checking the sheathing and framing underneath, renewing the weather barrier and flashing, and installing your new siding to the manufacturer's specifications.

Ready to move forward? Request an estimate or call (415) 619-5167 and we'll talk through your project.

When a re-side beats another repair

Because El Sobrante is unincorporated, there's no city inspector down the street reminding anyone to keep up an exterior — so a lot of homes here quietly run their original cladding well past its service life. These are the symptoms that usually mean the wall needs replacing rather than one more patch:

  • Boards that split, cup, or feel spongy, and trim that gives way under a screwdriver tip
  • A fresh coat of paint that blisters or peels within a season or two
  • Dark streaks, mildew, or a musty edge to the air on inside walls that back up to the exterior
  • Gaps opening at corners, around windows, or where siding meets the foundation
  • Tired T1-11, hardboard, or chalky aluminum that's simply reached the end of the road

Why we tear off instead of siding over the top

Nailing new material over failing siding buries the exact things a replacement is supposed to fix. On an older El Sobrante home — especially one on a shaded canyon lot where damp lingers — the sheathing behind the boards is where rot and past leaks hide. Taking the old cladding off is the only way to see that layer, confirm a working weather-resistive barrier actually exists, and add flashing that many of these houses never had. Cladding over the top also piles weight onto the wall and can seal moisture in. It's more work up front; it's also the only version that leaves you with a wall that's sound from the sheathing out.

Picking the right material

We install a range of systems and would rather walk you through the trade-offs on your own walls than push one answer. A starting point:

We also work in wood, CertainTeed, and aluminum. If your parcel sits up in the canyon or along the ridge, material isn't purely an aesthetic call — the fire terrain feeds into it, which we get to below.

What to expect: our process

  1. Consultation — we look over your existing walls and talk through goals, look, and budget.
  2. Measure and spec — precise measurements and a written scope of work.
  3. Permit — for unincorporated El Sobrante this runs through Contra Costa County, and we handle the submittal (more on the county path below).
  4. Tear-off and substrate inspection — the old siding comes down and we assess the sheathing and framing before anything new goes up.
  5. Weather barrier and flashing — water-resistive barrier and flashing detailed to keep the wall dry.
  6. Install to spec — new siding installed per the manufacturer's published instructions.
  7. Finish and walkthrough — trim, caulk, cleanup, and a final review together.

El Sobrante-specific things to know

Your permit path runs through the county, not a city hall. El Sobrante is an unincorporated community, so building permits come from the Contra Costa County Department of Conservation and Development, Building Inspection Division (925-655-2700), not a municipal office. Under the county's ordinance listing work that doesn't need a permit (72-6.202), routine painting is exempt — but re-siding and exterior wall-covering work are not on that exempt list, so a full replacement generally requires a permit. The exact scope that triggers review depends on your project, which is something we confirm with the county before we start. If you've never pulled a county permit, that unfamiliarity is part of what we take off your plate.

Canyon and ridge lots carry real fire exposure. El Sobrante wraps around wooded canyons and climbs toward Sobrante Ridge, and the state's updated fire-hazard maps for Contra Costa's unincorporated Local Responsibility Area took effect July 10, 2025 — with high and very-high hazard areas along the ridgelines. Fire protection here comes from the Contra Costa County Fire Protection District. Where a parcel carries a high or very-high designation, California Building Code Chapter 7A can govern the exterior wall covering, generally steering toward noncombustible or ignition-resistant materials and assemblies. Whether and how that applies to your address depends on the parcel's mapped designation, the product, and the scope — so we check it against your specific lot rather than assume. If you're on a canyon or ridge parcel, mention it early; it shapes the material conversation.

A mix of eras and lot types. El Sobrante grew from ranchland into a semi-rural community and then filled in through the postwar decades, so the housing runs from older cottages and mid-century ranches to hillside custom homes on steep, tree-shaded lots. Access and staging differ a lot between a flat street near San Pablo Creek and a narrow canyon driveway, and that shows up in how a re-side is planned and scheduled.

Tackling the exterior as a whole? We also do window replacement in El Sobrante, and you can see finished work in our project gallery or read more about the wider East Bay service area.

What affects the cost

There's no online price because no two of these jobs match. The real drivers are the size and shape of the home; what the tear-off uncovers in the sheathing and framing (concealed rot adds scope); the material and finish you choose; the number of stories and how reachable the walls are — a tight canyon lot or a hillside elevation takes more setup; whether a fire-zone assembly applies to your parcel; and county permitting. We price it accurately after we've walked the walls.

Frequently asked questions

Do I need a permit to re-side my home in El Sobrante? Generally yes. Because El Sobrante is unincorporated, the permit comes from the Contra Costa County Building Inspection Division. The county exempts routine painting, but re-siding and exterior wall-covering work aren't on the no-permit list — so a full replacement usually needs a permit. We confirm the scope for your project and handle the paperwork.

My house is up in the canyon near Sobrante Ridge. Does that change my siding options? It can. Parcels with a high or very-high fire-hazard designation may fall under Chapter 7A, which favors noncombustible or ignition-resistant wall assemblies. We verify your parcel's mapped designation before we spec the material.

Should I replace the siding or just have it re-sided over? For older El Sobrante homes we almost always recommend a full tear-off, because covering over hides the sheathing, weather barrier, and flashing — the parts most likely to be failing on a house of this age. Removal lets us see and correct them.

How long will the project take? It depends on the home's size, the material, any substrate repairs found at tear-off, and county permitting. We give you a realistic timeline once we've measured.
