For a lot of Sunnyvale homeowners, James Hardie comes up for one reason: they love the mid-century look of their house and they are tired of repainting it. The city has more Eichler and mid-century-modern homes than almost anywhere, alongside a deep run of 1950s–70s ranches — clean, horizontal, single-story homes whose original wood, plywood, or hardboard cladding wants attention every few years. Fiber cement lets you keep those lines and largely retire the repaint cycle. Bay Area Siding Company installs James Hardie throughout the South Bay from our base in Larkspur (Marin).

Why fiber cement suits a Sunnyvale mid-century home

The design language of a Sunnyvale Eichler or ranch is low and linear — wide eaves, a flat or low-slope roof, long uninterrupted wall planes, and cladding that often runs vertically. Getting a re-side right here is as much about proportion as product:

  • It holds the clean line. James Hardie is made in smooth, vertical-panel, and reveal profiles that read as calm, flat wall planes rather than busy texture — closer to the original intent than a heavy lap swap. Orientation and reveal spacing get chosen to match the home, not the truck.
  • It ends the paint treadmill. Hardie's factory ColorPlus finish resists fading and chalking far longer than field-applied paint on wood or plywood, which is the maintenance most owners are actually trying to escape.
  • It respects the eave and fascia. On a low-slope Eichler roofline, the fascia band and the way cladding meets glass walls and beams are what make the house look right. Those transitions get detailed deliberately as part of the scope.

Spec'd for the Santa Clara Valley climate

James Hardie builds to regional specifications through its HardieZone system, and all of California falls in HZ10 — the product line engineered for hot, dry summers with strong UV and seasonal moisture swings, rather than the freeze-thaw HZ5 line sold in cold climates. HZ10 is the correct baseline for a Sunnyvale home. The valley's mild, dry-summer climate is easy on fiber cement, and the ColorPlus finish is what keeps a south- or west-facing wall from bleaching over the years the way painted wood does.

What a quality re-side involves

Taking the old cladding off — rather than covering it — is what makes the difference between a facelift and a wall that actually performs:

  1. Assessment. We look at the existing siding, the substrate, and the home's lines before recommending a profile.
  2. Tear-off and inspection. With the cladding removed to the sheathing / substrate, we can find and repair concealed rot or water damage, especially low on the wall and around openings. A standard re-side stops at the sheathing — it does not open the framing unless the sheathing itself is bad, which is a larger scope we'd flag first.
  3. WRB and flashing. A code-compliant water-resistive barrier and correct flashing at windows, doors, and transitions is the system that keeps the wall dry — this matters more than the brand name on the board.
  4. Install to spec. James Hardie publishes ground, roof, and deck clearances plus fastening and joint details; the product warranty depends on installing to them.
  5. Finish and walkthrough. Trim, caulk, ColorPlus touch components, cleanup, and a final review with you.

The permit and the (non-)fire-zone question

Re-siding is handled through the City of Sunnyvale's One-Stop Permit Center (Building Division, City Hall on W. Olive Ave). We confirm whether your scope is over-the-counter or needs review, and we do the submittal.

One thing that genuinely sets Sunnyvale apart from the county's hill towns: the city sits on the flat valley floor and is not in a mapped Very High Fire Hazard Severity Zone, so Chapter 7A's noncombustible-cladding requirements are not the reason to choose Hardie here. Fiber cement is noncombustible, and that's a nice property to have, but in Sunnyvale the case for it is architecture fit and low maintenance — not fire code. (We still confirm a parcel's designation before speccing, as a matter of course.)

Warranty

James Hardie backs its siding, trim, and soffit with a transferable 30-year, non-prorated substrate limited warranty, and ColorPlus Technology carries a 15-year limited finish warranty against peeling, cracking, and chipping. Both are manufacturer warranties and are contingent on installation to James Hardie's published specifications.

What drives the cost

The honest variables on a Sunnyvale Hardie project are the wall area and number of stories, how much substrate repair surfaces at tear-off, the amount of eave/fascia and glass-wall trim detailing the design carries, the product line and finish (ColorPlus vs. primed for field paint), and lot access. A walkthrough is the only way to price it accurately.

FAQ

Can James Hardie keep the mid-century look of my Eichler or ranch? Yes — that's often the whole point. Smooth and vertical-panel profiles hold the flat, horizontal line these homes were designed around, and the eave, fascia, and glass-wall transitions are detailed to match. We select profile and reveal to fit your specific house.

Which James Hardie line is right for Sunnyvale? The HZ10 line, which James Hardie engineers for California's climate. Exact products, profiles, and colors depend on your home's style and exposure.

Is fiber cement required because of fire rules in Sunnyvale? No. Sunnyvale's flat neighborhoods aren't in a Very High Fire Hazard Severity Zone, so Chapter 7A generally isn't driving the choice here — the reasons to pick Hardie are its low maintenance and how well it suits mid-century architecture. We still confirm your parcel's designation.

Do I need a permit, and can you handle it? Yes and yes. Siding work goes through the City of Sunnyvale One-Stop Permit Center; we confirm the requirement for your scope and manage the submittal.
