Re-siding on the Peninsula

San Mateo's housing is a mix. Older period-revival streets west of El Camino Real sit a short drive from postwar and mid-century tract neighborhoods. The homes differ in style, but owners replacing siding here usually want the same things. They want an exterior that holds up to the Peninsula's damp mornings and wet winters. They want paint that doesn't need redoing every few years. And they want a finished wall that looks right on the house it's attached to.

James Hardie fiber cement answers the first two well. Detailed carefully, it answers the third too. Bay Area Siding Company is a siding and window contractor based in Larkspur. We install James Hardie on San Mateo homes as full re-sides, as single elevations, and as gables, dormers, and additions on stucco houses. The City of San Mateo's Building Division issues the permit for siding work, and we handle that application as part of the job.

Fog, moisture & low-maintenance cladding

San Mateo has a mild coastal climate, classified as California Energy Commission Climate Zone 3. It doesn't see the extreme summer heat of the inland valleys. What it does see is a regular marine layer, cool gray mornings, and winter rain. None of that is dramatic, and fog by itself doesn't "cause" siding failure. But an exterior in this climate spends a lot of time in moderate moisture, and materials vary in how they tolerate that over decades.

Wood siding is handsome, but it depends on its coating. When paint breaks down at board ends, around trim, or on the weather-facing elevations, bare wood can take on water, swell, check, and eventually rot. Keeping it sound means a steady repaint and caulking schedule. Many San Mateo homeowners start looking at replacement because they're tired of that schedule.

Fiber cement is made from cement, sand, and cellulose fibers. It is dimensionally stable and resistant to rot and wood-boring insects. It also holds paint considerably longer than wood typically does. That's the practical case for it on the Peninsula: less maintenance, not a claim that it makes the wall waterproof. The wall stays dry because of the water-resistive barrier and flashing behind the siding. We cover that in the tear-off section below.

Why James Hardie for San Mateo homes

Several things make Hardie a sensible fit for this city specifically.

  • It's built for this region. James Hardie makes regional product lines, and California falls under its HZ10 line, formulated for the state's climate conditions.
  • It suits both housing types here. On a mid-century tract house, a straightforward lap siding in a factory finish can modernize the exterior with little ongoing upkeep. On a Tudor or Spanish Revival home, Hardie is often used on the sided elements while the stucco stays. Those elements include gables, dormers, rear additions, and secondary walls. Getting the profile, exposure, and trim proportions right matters more there than the brand name.
  • Warranty coverage is transferable. Installed to James Hardie's specifications, the siding carries a transferable 30-year non-prorated substrate limited warranty. The ColorPlus factory finish carries a separate 15-year finish limited warranty. Those warranties depend on correct installation, so we follow Hardie's published clearance, fastening, and joint requirements.
  • It's noncombustible. Fiber cement is a noncombustible cladding. Whether any fire-hazard requirements apply to a particular San Mateo address depends on Cal Fire's Fire Hazard Severity Zone mapping and the City's current rules. We check your parcel rather than assuming either way. If California Building Code Chapter 7A does apply, it governs specific exterior assemblies and openings, not the entire house. We confirm scope with the City at permit time.

To be fair to the alternatives: LP SmartSide engineered wood is lighter and has a warm wood texture, vinyl is the budget-friendly option, and natural wood is still right for some restorations. Our San Mateo siding replacement page compares all of those. This page is for homeowners already leaning toward Hardie.

What tear-off exposes (sheathing/WRB)

On a standard re-side, we remove the existing siding down to the sheathing or substrate. That exposes the water-resistive barrier (WRB) and the flashing. The framing isn't exposed unless the sheathing itself is damaged and has to come off, which is a larger scope we'd discuss with you first.

This stage matters because it's the only point where the hidden parts of the wall can be inspected. On older homes, it's common to find:

  • A brittle or torn building paper that no longer sheds water reliably.
  • Missing or reverse-lapped flashing at window heads and sills.
  • Localized sheathing damage near openings, at wall bases, or below roof-to-wall intersections.

Any damaged sheathing is repaired before new material goes on. We then install a continuous WRB, lapped shingle-fashion so water runs outward. Flashing is integrated at windows, doors, and penetrations. On San Mateo's many stucco-and-siding homes, the joint where new fiber cement meets existing stucco needs its own careful detailing. After that, the Hardie is hung with the specified clearances from roofs, decks, and grade, then trimmed and sealed.

If you're thinking about new windows too, it's worth coordinating. Replacing windows during a re-side makes it easier to flash openings properly. See our San Mateo window replacement page.

Hardie lineup & finishes

James Hardie offers several profiles that suit different San Mateo houses:

  • HardiePlank lap siding. Classic horizontal lap in smooth or wood-grain textures. It's the everyday choice for tract and mid-century homes.
  • HardieShingle. A shingle look for gables and accent walls. It can suit Tudor-influenced or cottage-style details.
  • HardiePanel vertical siding. Often paired with battens for a board-and-batten look on additions or more contemporary designs.
  • HardieTrim and HardieSoffit. Fiber cement trim and soffit to finish corners, openings, and eaves in the same material family.

For the finish, you can choose ColorPlus, which is factory-applied and backed by the 15-year finish warranty. You can also choose primed boards painted on site, which is useful when you need a custom color to match stucco or existing trim. Product and color availability changes, so we confirm current options when we spec your job. Examples of finished exteriors are in our project gallery.

Cost drivers

We quote San Mateo projects individually after seeing the house. The main factors are:

  • Scope. A full re-side, one elevation, or gables and dormers only.
  • Size and height. Square footage, number of stories, and access, especially on tight side yards.
  • What tear-off reveals. Any sheathing repair needed before installation.
  • Trim and detail. Period-revival homes often need more custom trim and more stucco transitions.
  • Finish choice. ColorPlus versus primed and field-painted.
  • Review requirements. Any additional City review for homes in historically significant neighborhoods.

FAQ + next steps

Do I need a permit for James Hardie siding in San Mateo? Yes. Siding replacement is permitted work in San Mateo, and the City's Building Division issues the permit. We prepare and submit the application and schedule the inspections.

My house is in Baywood, Aragon, or San Mateo Park. Does that limit what I can do? It depends on your address and scope. The State Office of Historic Preservation has identified these neighborhoods as National Register– or California Register–eligible. A 2022 City analysis also found the Baywood study area meets National Register district criteria. We confirm with City Planning what review, if any, applies before finalizing materials and profiles.

Does fiber cement hold up to Peninsula fog and winter rain? Fiber cement resists rot and moisture and holds paint longer than wood typically does. That makes it a low-maintenance option here. Long-term performance still depends on a properly lapped WRB and correct flashing behind it, which is why we treat installation as a complete wall system.

Should I choose ColorPlus or have the siding painted? ColorPlus gives you a factory finish with its own 15-year limited warranty. Primed-and-painted gives you unlimited color matching, which can matter when new siding has to sit alongside existing stucco or trim. We'll walk through both options with samples.
