Scotts Valley sits in a pocket of the Santa Cruz Mountains where redwood shade, cool damp air, and long wet winters are the everyday backdrop for a house. That microclimate is easy on people and hard on exterior walls — and it's the reason a siding replacement here is really a moisture-management project first and a cosmetic one second. Bay Area Siding Company is a Larkspur-based siding and window contractor working throughout the Santa Cruz area, and we treat a re-side as a chance to correct what shade and rain have been doing to the wall for years, not just to hang new boards.

Talk it through before you commit. Call (415) 619-5167 or request an estimate.

Why shaded, damp lots are hard on siding

A home tucked under redwoods or oaks dries slowly. Walls that stay in shadow through the morning hold dew and rain longer, tree litter traps moisture against the cladding, and the north and west elevations rarely get the sun that would bake them out. Over time that shows up as:

  • Paint that lifts, blisters, or grows mildew within a season or two of a fresh coat
  • Soft spots, spongy boards, or trim that gives under a screwdriver
  • Recurring mold or a musty note on interior walls that back the shaded side of the house
  • Cupped, cracked, or delaminating T1-11, hardboard, or aging wood lap
  • Staining below windows and at wall bases where water has been finding a path in

When two or more of these are in play, another repaint is usually money spent on the symptom. Replacement lets you fix the cause.

What tear-off actually exposes — and why it matters here

Skinning new siding over old material is the most common mistake on a damp, wooded lot, because it seals in exactly what needs looking at. When we pull the existing cladding, we're not going "down to the studs" — an ordinary re-side removes the siding and exposes the sheathing and substrate, the water-resistive barrier (WRB), and the flashing. That's the layer that either keeps the wall dry or lets it rot, and on Scotts Valley homes built in the 1970s and '80s it's frequently an older building-paper WRB with flashing that was minimal or missing at windows, deck ledgers, and wall-to-roof transitions.

With the wall open we can dry out and repair any damaged sheathing, install a modern WRB, and detail the flashing at every opening and penetration so water drains outward instead of wicking in. Only if the sheathing itself is compromised does the framing come into the conversation — that's a larger scope, and we'll tell you plainly if we find it.

Picking a material for a mountain home

We install several systems and will walk the trade-offs at your house rather than push one answer:

On many Scotts Valley parcels the material choice is also shaped by wildfire exposure, which is worth putting on the table early.

Fire exposure is part of the material conversation

Scotts Valley and the surrounding mountains carry real wildfire history — the 2020 CZU Lightning Complex burned across the Santa Cruz Mountains and pushed evacuation orders and warnings into the city and its outlying parcels. Many mountain lots in and around Scotts Valley fall within elevated fire-hazard designations, where California Building Code Chapter 7A governs exterior wall coverings on specific assemblies and openings and generally calls for noncombustible or ignition-resistant materials. Whether — and exactly how — 7A applies comes down to your parcel's designation and the scope of work, so we confirm that with the City and Cal Fire rather than assume it. If your home is on a wooded or upslope lot, mention it up front; it can steer you toward a noncombustible cladding.

Permits and how the job runs

Exterior work in Scotts Valley is handled through the City of Scotts Valley Building Department, which administers permits and inspections under the California Building Codes the city has adopted (the 2025 code cycle took effect January 1, 2026). We confirm the permit scope for your specific re-side, then the job typically moves from a walkthrough and written scope, to permitting, to tear-off and substrate inspection, WRB and flashing, installation to the manufacturer's spec, and a final walkthrough with you. The length depends far more on what we find behind the old siding than on the square footage.

What drives the cost

No two mountain homes price the same. The real drivers are the amount of concealed rot or sheathing repair found at tear-off, the number of stories and how tight the lot access is, the material and finish you choose, whether fire-zone assembly detailing applies to your parcel, and whether you're integrating window replacement at the same time. We price it after we've seen the walls, not from a template.

FAQ

Do I need a permit to replace siding in Scotts Valley? Exterior alterations are permitted and inspected through the City of Scotts Valley Building Department. We confirm the exact scope for your project and handle the paperwork.

My lot is heavily shaded and always damp — does that change anything? It changes the detailing more than the material list. Shaded, slow-drying walls make the WRB, flashing, and clearance details the most important part of the job, which is exactly what a full tear-off lets us get right.

Is my home in a fire-hazard zone, and does that limit my siding? Many parcels in and around Scotts Valley carry elevated fire-hazard designations where Chapter 7A can require noncombustible or ignition-resistant cladding on regulated assemblies. It depends on your parcel — we confirm it with the City and Cal Fire before speccing.

Can I side over the existing material instead of tearing off? On a damp, wooded lot we generally advise against it. Covering over hides the sheathing, WRB, and flashing — the parts most likely to be failing on an older Scotts Valley home.
