Oakland asks two different things of a siding job, depending on where you live. In the flatlands, the challenge is usually age. Many Craftsman homes, Victorians, and bungalows there have wall assemblies built long before modern water-resistive barriers and flashing were standard.

Up in the hills, the challenge is fire. Much of that terrain is mapped as a Very High Fire Hazard Severity Zone, and there the cladding you choose can be a code question as well as a design question.

James Hardie fiber cement works on both sides of that divide. Bay Area Siding Company installs Hardie throughout Oakland. We start every job by working out which of these situations your house is in.

Thinking about Hardie for your home? Request an estimate or call (415) 619-5167.

Local fit: the flats and the hills

Flatland homes. Oakland's older neighborhoods hold a lot of period architecture: lap-sided bungalows, shingle-clad Craftsman homes, and ornamented Victorians. Owners there usually come to Hardie for one of three reasons:

  • They're tired of repainting failing wood.
  • They're replacing tired hardboard or T1-11.
  • They want a durable material that can still carry the proportions of an older facade.

The main concerns are profile, reveal, and trim. Trim details decide whether a re-side looks like it belongs on the block.

Hill homes. In June 2025, the Oakland City Council adopted Ordinance 13851. It kept the city's larger Very High Fire Hazard Severity Zone boundary rather than adopting Cal Fire's smaller 2025 state map. It also aligned that zone with Oakland's entire Wildland-Urban Interface Fire Area.

For those parcels, California Building Code Chapter 7A comes into play. It governs specific exterior assemblies, including exterior wall coverings, eaves, vents, and certain openings. It generally calls for noncombustible or ignition-resistant materials or tested assemblies.

Chapter 7A doesn't blanket the whole house, and how it applies depends on your parcel's designation and the scope of work. We confirm those details with the City of Oakland before we spec materials.

Permits apply either way. The City of Oakland requires a building permit for all siding work. A project may also trigger Design Review unless it's like-for-like replacement or repair. If you're changing materials or profiles, whether the work still counts as like-for-like is the City's decision. We raise that question early rather than after an order is placed.

Why James Hardie makes sense in Oakland

Fire performance where it counts. Fiber cement is made from cement, sand, and cellulose fiber. James Hardie's lap and panel products are recognized as noncombustible. That's why Hardie keeps landing on the shortlist for hillside parcels, where Chapter 7A narrows the choices.

Keep in mind that a compliant wall is an assembly, not a single board. Trim, soffits, vents, and how everything is detailed matter as much as the field siding.

Durability in the flats. Moisture drives most siding failures around the Bay: wet winters, and water getting behind cladding at windows and wall bases. Fiber cement doesn't rot, isn't a food source for termites, and holds paint far better than wood that swells and shrinks with the seasons.

Hardie builds regional product lines through its HardieZone system. California homes get the HZ10 line, engineered for this region's climate.

Honest trade-offs. Hardie is heavy, and it's cut with dust controls. It also rewards installers who follow the manufacturer's clearance, fastening, and joint requirements.

It isn't the only good choice, either. On a flatland lot with no fire designation, LP SmartSide engineered wood offers a warm texture at a lighter weight. The broader fiber cement category includes other manufacturers.

What a proper re-side actually exposes

A normal Hardie re-side removes the old cladding down to the sheathing and substrate, not down to the studs. That exposure is the point. It lets us see three things:

  • The water-resistive barrier (WRB). On older Oakland homes it may be deteriorated building paper or missing entirely.
  • The flashing. Window heads, sills, door openings, wall-to-roof intersections, and the base of the wall are where a lot of concealed damage tends to hide.
  • The sheathing itself. We check for soft or stained areas that need repair before anything new goes on.

Framing only comes into view if a section of sheathing has failed and has to be replaced. That's a larger scope, and we'd discuss it with you before proceeding.

Once the substrate is sound, a new WRB goes on. Flashing is then lapped shingle-fashion so water drains outward, and the Hardie is installed to spec. That integration is what keeps the wall dry for decades.

Covering over old siding skips all of this. It can also trap moisture against a substrate nobody has inspected. For more on that decision, see our Oakland siding replacement page.

Hardie profiles and ColorPlus

Matching Oakland's architecture is mostly a matter of choosing the right profile:

  • HardiePlank lap siding. Suits bungalows and many Victorians. It comes in smooth or wood-grain textures and in several exposures, so the reveal can come close to the original.
  • HardieShingle. Suits the shingled gables and walls common on Craftsman and brown-shingle-style homes.
  • HardiePanel vertical siding. Works as board-and-batten or panel siding, useful on mid-century and more modern hill homes.
  • HardieTrim. Gives corners, window surrounds, and bands enough depth to read as real millwork.

For finish, you have two routes:

  • ColorPlus Technology is a factory-applied, baked-on finish backed by a 15-year limited finish warranty.
  • Primed boards are painted on site, which suits homeowners who want a custom color or a historically specific palette.

Hardie's substrate carries a transferable 30-year non-prorated limited warranty. Both warranties depend on the product being installed to James Hardie's specifications.

What drives the cost

We don't publish prices because Oakland houses vary too much. The factors that move a Hardie estimate are:

  • Wall area, number of stories, and height
  • Hillside access, including steep lots, retaining walls, and tight side yards that complicate staging
  • Architectural complexity: gables, bays, dormers, and heavy trim
  • Profile mix, such as lap body with shingle gables, and ColorPlus versus primed-and-painted
  • Sheathing, WRB, and flashing repairs found at tear-off
  • Fire-zone detailing where Chapter 7A applies, including trim, soffit, and vent choices
  • Permitting, and Design Review if the City requires it

FAQ

My house is in the Oakland hills. Does James Hardie satisfy the fire code? Hardie fiber cement is noncombustible, which makes it a common choice where Chapter 7A applies. Compliance also depends on the rest of the assembly, including trim, soffits, and vents, and on your parcel's designation. We verify both with the City of Oakland before finalizing the spec.

Will I need Design Review to switch from wood to Hardie in Oakland? Possibly. Every siding project in Oakland needs a building permit. Design Review may apply unless the work is like-for-like. Since a change in material or profile may affect that call, we check with the City during scoping.

Can Hardie look right on a Craftsman or Victorian? Often, yes. Choosing the right lap exposure, using HardieShingle on gables, and building up trim depth all help it read as period-appropriate. Very ornate Victorian details sometimes call for keeping or replicating specific wood elements. We'll give you our honest assessment on site.

Why not install Hardie over my existing siding? Removing the old siding exposes the sheathing, WRB, and flashing so hidden damage can be fixed. Layering over it hides those problems and adds weight to the wall.
