What direct-ocean exposure does to a wall

Bodega Bay sits right on the open coast, and the conditions are relentless in a specific way: salt in the air, fog and damp that keep a wall from drying out, rain that arrives sideways on a strong wind, and bright UV between the fog banks. None of that changes the framing overnight, but it is hard on the layers you can see and touch:

  • Finishes give out early. Paint on wood siding chalks, blisters, and fails faster here than it does a few miles inland, so the repaint cycle gets short and expensive.
  • Wood and hardboard stay wet. Cladding that can't dry between fog and rain is cladding that eventually softens, cups, or rots — most often at the bottom courses, corners, and around openings.
  • Metal corrodes. Salt air is unkind to fasteners and flashing, which is why a coastal re-side is done with corrosion-resistant fasteners rather than whatever's on the truck.
  • Sealant joints open up. Constant movement and moisture work caulk loose at trim and penetrations, and those small gaps are where water gets in.

When you're seeing several of these at once, another round of patch-and-paint usually just resets the clock for a season. That's the point where replacement earns its keep.

Re-side, or keep patching?

The honest test is whether the problem is cosmetic or structural. A few failing boards on an otherwise sound wall can be repaired. But once moisture has been getting behind the cladding — soft spots, staining, musty smells inside, or trim you can push a screwdriver into — the fix is to take the old material off and see what you're dealing with.

Covering new siding over failing old siding is tempting because it's cheaper on day one, but it hides the exact thing a coastal home most needs to have looked at: the condition of the sheathing and whether there's an intact weather barrier and flashing underneath. A tear-off removes the cladding down to the sheathing/substrate so the WRB and flashing can be inspected and corrected, any hidden rot repaired, and the wall rebuilt to actually keep water out. On a house this exposed, that visibility is most of the value.

Choosing a material for the coast

Permits on the unincorporated coast

Bodega Bay is an unincorporated community, so it isn't a city permit counter you deal with — it's the county. Building permits for siding work here go through Permit Sonoma (the Sonoma County Permit and Resource Management Department).

There's a second layer on the coast worth knowing about early. Bodega Bay lies within the California Coastal Zone, and Sonoma County administers exterior development there under its certified Local Coastal Program. Depending on the scope, exterior work can require a coastal development permit or a determination that the work is exempt. Ordinary repair, maintenance, and like-for-like replacement often fall below the thresholds that trigger a full coastal permit, but the county makes that call based on your specific project — so it's something we confirm with Permit Sonoma up front rather than assume. Sorting the permit path early keeps the schedule honest.

What the job looks like

A coastal re-side runs roughly like this: we walk the walls and talk goals and budget; measure and write a scope; sort permitting with Permit Sonoma (and confirm whether a coastal determination applies); tear off the old cladding and inspect the sheathing; renew the water-resistive barrier and flash the openings and penetrations carefully; install the new siding to the manufacturer's spec with corrosion-resistant fasteners; then finish trim, seal joints, clean up, and walk it with you. How long it takes depends on the home's size, the material, and what tear-off turns up.

What drives the cost

Every coastal job is a little different, so we don't quote online. The real cost drivers here are the size and height of the home; wind and bluff access that affects staging; how much hidden substrate or rot repair shows up at tear-off; the material and finish you choose; the amount of trim and flashing detailing the exposure calls for; and whether the coastal permit path adds steps. We price it after we've seen the walls.

FAQ

Do I need a permit to replace siding in Bodega Bay? Yes. Because Bodega Bay is unincorporated, siding permits go through Permit Sonoma (Sonoma County). And because the property is in the Coastal Zone, the county also determines whether a coastal development permit applies or the work qualifies as exempt. We handle the coordination.

Is fiber cement really worth it this close to the ocean? For most exposed coastal homes, yes. It doesn't rot, stays dimensionally stable in damp air, and holds a factory finish through fog and UV far longer than paint on wood — which is why it's the material we most often point coastal homeowners toward. Can you re-side without disturbing the original look of an older cottage? Usually. Profile, exposure, and finish can be chosen to keep an older Bodega Bay home reading the way it should while giving it a wall that actually handles the weather. Tell us early if that matters.
