Pittsburg sits where the San Joaquin channel meets the eastern edge of Contra Costa, and its houses take a specific kind of beating: long, dry, 90-degree summers, steady westerly Delta wind most afternoons, and a wide range of building eras from the early-1900s downtown to the tract subdivisions that filled in after the war and kept going. Bay Area Siding Company is a Marin-based (Larkspur) siding and window contractor, and we replace failing exterior walls across the city — cladding off, sheathing and weather barrier checked, new siding installed to spec.

Talk it through today. Request an estimate or call (415) 619-5167.

Which Pittsburg house are you working on?

Re-siding decisions look different depending on when your home was built, and Pittsburg has three broad situations:

  • Old-town and pre-war homes near the historic core were built before continuous water-resistive barriers were a given. Original wood siding, later stucco, or mixed patch jobs are common, and what's behind the cladding is often the real question.
  • Postwar tract homes — the big wave of mid-century subdivisions — frequently carry aging T1-11, hardboard, or the first generation of manufactured panels, materials that eventually chalk, swell at the edges, or delaminate.
  • Newer subdivisions on the south and east sides are younger, but a home doesn't have to be old to have a siding problem: sun-baked south and west elevations fade and cup, and builder-grade materials don't all age the same way.

Across all three, the tells are similar. Boards that flex or feel spongy when you press them, paint that peels within a season or two on the sunny walls, caulk lines that have opened up, splitting or cupping along the exposure, and any staining or musty smell showing up on the inside of an exterior wall. One of those might be a repair. Several together usually mean the wall is at the end of its service life.

Sun, wind, and why the finish gives out first

Pittsburg's summers are arid and clear, and the west-facing walls absorb a lot of direct sun day after day; the same afternoons bring the Delta wind off the water. Neither of those is exotic, but together they're hard on exterior finishes and on the fasteners and caulk joints holding an older wall together. It's why paint cycles feel short here and why brittle or lightweight panels tend to fail on the exposed elevations first. When you replace rather than repaint one more time, you get to choose a material and finish that hold up to that exposure instead of fighting it every few years.

Repairing over versus tearing off

Nailing new siding over the old layer is tempting because it looks cheaper, but it hides the part of the wall that actually determines how long the job lasts. A proper replacement removes the existing cladding down to the sheathing and substrate so the crew can see what's there — check for concealed rot around windows and at the base of walls, confirm there's a functioning water-resistive barrier (WRB), and correct flashing at openings and transitions that may never have been detailed right. Covering over also stacks weight on the wall and can trap moisture against materials that were already marginal. Tear-off costs more up front and leaves you with a wall that's sound from the sheathing out.

Picking a material

We install several systems and will walk the trade-offs with you at the house. For a hot, high-sun climate like Pittsburg's, color stability and low upkeep tend to matter more than they would on the coast:

We also work in CertainTeed, wood, and aluminum. If your parcel sits along Pittsburg's southern or western hill edges, material choice can carry a fire-code dimension too — more on that below.

Permits and the fire-edge question

Exterior re-siding in Pittsburg is permitted work, handled through the City of Pittsburg Building Division (Community Development, 65 Civic Avenue). The city enforces the current California Building Code and Title 24 and runs next-day inspections; exactly what your scope triggers depends on the work, so we confirm the permit path with the Building Division rather than guessing at it. We manage that step for you.

There's one location-specific wrinkle: Cal Fire's 2025 hazard maps place High Fire Hazard Severity Zone areas along Pittsburg's southern border and its westernmost edge, while most of the central and northern city falls outside those zones. Where a fire-hazard designation applies, California Building Code Chapter 7A governs the exterior wall assembly and generally points toward noncombustible or tested ignition-resistant materials. Whether that reaches your project depends entirely on your parcel's designation and scope, so if your home is up near the hills, tell us early and we'll confirm the mapping before we spec anything.

What moves the price

We don't post prices, because the number is driven by the house: how much tear-off and any concealed substrate repair found once the cladding is off, the number of stories and access around the lot, the material and finish you choose, whether windows and trim are being integrated at the same time, and any fire-edge assembly detailing if your parcel is designated. A walkthrough is the only way to give you a real figure.

FAQ

Do I need a permit to replace siding in Pittsburg? Re-siding is permitted work through the City of Pittsburg Building Division, which enforces the California Building Code and Title 24. The exact requirements depend on your scope, and we confirm the permit path with the city and handle the submittal.

My house is near the south Pittsburg hills — does that change my siding? It can. Cal Fire's 2025 maps show High Fire Hazard Severity Zone areas along the southern and western edges of the city. If your parcel is designated, Chapter 7A can steer you toward noncombustible or ignition-resistant materials. We verify your specific parcel before recommending a material.

Is it worth replacing siding on a newer tract home? Sometimes. Even fairly young homes can have builder-grade panels that fade, cup, or fail on the high-sun elevations while the shaded sides look fine. If the sunny walls are going and the rest is borderline, replacement often makes more sense than chasing repairs.

How long does a re-side take? It depends on the home's size, the material, what we find when the old cladding comes off, and permitting. We give you a realistic timeline once we've measured and seen the walls.
