Why Fairfield siding wears out the way it does

Sitting at the inland edge of the Bay Area, roughly midway to Sacramento, Fairfield gets a genuinely hot, dry summer — long stretches of high afternoon sun with cool nights, and the strong Delta wind that funnels up from Suisun Bay most afternoons. On homes of Fairfield's age, that inspection routinely turns up a WRB that has degraded, or flashing at windows and wall penetrations that was never detailed correctly to begin with. Correcting those before the new siding goes on is the difference between a wall that's sound and one that just looks new.

From there the sequence is straightforward: repair any substrate damage we find, install a proper WRB and flashing, then set the new siding to the manufacturer's fastening and clearance specs, finish the trim, and walk the job with you.

Permits and the western-hills fire question

Siding work in Fairfield is permitted through the city's Building Safety division (Community Development), which now runs applications and inspections through the Fairfield BUILD online system. We pull the permit as part of the job.

If your home is up in the Green Valley or Cordelia hills, there's a further wrinkle. Fairfield has adopted California's updated Local Responsibility Area Fire Hazard Severity Zone maps, which now designate moderate, high, and very high zones within the city rather than only very high. Where a parcel carries a fire-hazard designation, California Building Code Chapter 7A can govern the exterior wall covering, generally favoring noncombustible or tested ignition-resistant materials. Whether it applies to your project depends on your specific parcel and the scope of work, so we confirm that with the city before speccing rather than assuming it either way. On the valley floor, it's typically not a factor.

What drives the cost

We don't post prices because no two exteriors are alike. The real variables are the size and shape of the home, how much substrate repair the tear-off uncovers, the material and finish you choose, the number of stories and site access, and — on hillside parcels — any fire-zone assembly detailing. FAQ

Do I need a permit to replace siding in Fairfield? Yes. Siding work is permitted through the City of Fairfield's Building Safety division, submitted through the Fairfield BUILD system. We handle it as part of the project.
