Why siding wears out faster in the valley

Chico sits in the northern Sacramento Valley, where summer runs long and hot — daytime highs routinely push past 100°F — and the light is intense. That combination is tough on exterior cladding. Sun-driven expansion and contraction, day after day, works fasteners loose, opens joints, and breaks down paint films and older finishes. Then winter arrives wet, and any gap that opened during the dry months becomes a path for water. Over years, that seasonal swing between baking heat and soaking rain is what quietly ages a wall.

You can usually tell when a re-side, rather than another repair, is the honest answer:

• Boards that have cupped, split, or gone brittle, or panels that give a little when you press them
• A fresh coat of paint that chalks, peels, or fades within a season or two
• Caulk lines that keep failing at corners, windows, and trim
• Dark staining, soft spots, or a musty edge to the air on interior walls that back up to the outside
• Original hardboard, aging T1-11, or tired aluminum that has simply reached the end of its run

Matching the work to your part of Chico

Chico's housing is unusually varied for its size, and the right approach changes with the era of the home.

The older core — the streets around downtown, the Victorian and early-1900s homes near The Esplanade and CSU Chico — often carries wood siding with real architectural detail: narrow lap, shingle courses, decorative trim and cornices. On those homes the goal is a re-side that keeps the character intact, which means paying attention to profile, reveal, and trim rather than just wrapping the box.

The postwar neighborhoods and the newer tract subdivisions that spread across Chico as it grew are a different job — larger plain wall runs, often stucco or an engineered-wood or hardboard product from the build era, where the priority is durability and a clean, low-maintenance result. We spec each accordingly rather than treating every Chico home the same.

What tear-off actually uncovers

Re-siding over failing material buries the exact things worth checking. Taking the old cladding off is what lets a crew see and fix the layers that keep a wall dry:

• The sheathing and substrate. With the siding removed to the sheathing, we can find soft spots, concealed rot around windows and at the base of walls, and any earlier water damage — and repair it before new siding goes on.
• The water-resistive barrier (WRB). Older Chico homes frequently predate modern building-paper and house-wrap practice, or have a barrier that's torn or was never lapped correctly. This layer is what actually sheds water behind the cladding.
• Flashing. Windows, doors, penetrations, and wall-to-roof transitions all need correct flashing, sequenced with the WRB. Getting this right matters more to a wall's lifespan than which siding brand goes on top.

Note the distinction: a standard re-side removes the cladding down to the sheathing so those layers can be inspected — it does not strip the wall back to the studs. Exposing framing is a larger, separate scope we'd only take on if the sheathing itself turns out to be compromised.

Permits, planning, and cost

Exterior re-siding is permitted building work in California, and in Chico it runs through the City of Chico Building Division, part of the Community Development Department, which enforces the adopted building and energy codes and takes submittals through its online permit system. We confirm the exact permit path for your project with the Division rather than guessing at it.

One local note on fire code: most of Chico proper sits on the flat valley floor, which is not treated as a high fire-hazard area — but the city's eastern edge climbs toward the foothills along upper Bidwell Park, and hazard designations there can differ. If your parcel is on that eastern rim, we check its designation with the City and Cal Fire before speccing, because it can steer the material choice. (Chico also took in a lot of residents after the 2018 Camp Fire in nearby Paradise; that's regional history, not a code condition on a flat-lot Chico home.)
