When a re-side makes more sense than one more repair

A lot of the housing here has been standing through decades of San Andreas summers — day after day of very hot, very dry, high-UV weather at roughly 880 feet, followed by wet winters. That cycle is hard on cladding, and older wood and hardboard show it. It's usually time to stop patching and re-side when you're seeing:

• Boards that have checked, cupped, or split from years of heat and dryness, then swelling back in winter rain
• A repaint that chalks, blisters, or peels well before it should — a sign the substrate, not the paint, is the problem
• Sun-bleached, brittle T1-11 or old composite panels that crumble at the edges
• Soft spots, or trim and sill areas you can press a tool into
• Staining, musty odors, or bubbling paint that points to water getting behind the wall

One or two isolated bad boards can be swapped. When the pattern is everywhere, a full replacement is the honest fix.

Why we pull the old siding instead of layering over it

Nailing new cladding over failing material buries the part of the wall that actually keeps the house dry. On homes of this age, tearing off is the only way to see the sheathing and substrate, confirm there's a functioning water-resistive barrier (WRB), and correct flashing at windows, doors, and wall transitions that may have been detailed poorly — or never installed at all. (A normal re-side stops at the sheathing; the framing behind it only comes into play if the sheathing itself has to be replaced, which we'd flag if we find it.) Covering over also adds weight and can trap moisture against wood that's already tired. Tear-off costs more at the start and leaves you a wall that's sound from the substrate out.

Picking a material for foothill conditions

We install a range of systems and will walk the trade-offs with you on site. A few starting points:

• James Hardie fiber cement — dimensionally stable and noncombustible; the San Andreas fire angle is covered on our local James Hardie page
• Fiber cement generally — the wider category across manufacturers
• LP SmartSide — engineered wood, lighter and quick to work
• Vinyl — a lower-maintenance choice where the look and exposure fit

We also work in CertainTeed, natural wood, and aluminum. In this climate, heat and UV stability and how a material holds its finish matter as much as the profile — and out here, so does combustibility, which we get into below.

Permits: this is Calaveras County, not a city

San Andreas is unincorporated — it's the county seat of Calaveras County but has no city hall of its own — so building permits run through the Calaveras County Building Department in San Andreas, not a municipal office. A re-side is not on the county's short list of work exempt from a permit (that list follows California Residential Code Section R105.2 and covers things like paint and finish work, not new cladding), so plan on pulling one. We handle that submittal, and because the county also administers fire-area building standards, we confirm anything triggered by your parcel's designation at the same time.

What drives the cost

No two of these jobs price the same. The real drivers are the size and number of stories, how much substrate repair turns up once the old siding is off, the material and finish you choose, whether windows or trim are being integrated at the same time, access on rural or sloped lots, and any fire-area assembly detailing your parcel calls for. The fire question out here

You can't talk about exterior work in these foothills without the 2015 Butte Fire. Sparked by a power line in September 2015, it burned about 70,868 acres across Amador and Calaveras counties and destroyed roughly 965 structures; San Andreas itself was briefly placed under a mandatory evacuation. Much of the county sits in a State Responsibility Area that Cal Fire maps for fire hazard, and its updated Fire Hazard Severity Zone maps took effect in 2024. Where a parcel carries a high or very high designation, California Building Code Chapter 7A can govern the exterior wall covering — generally steering you toward noncombustible or tested ignition-resistant assemblies on the regulated elements and openings, rather than the whole house automatically. Whether it applies to your project depends on the parcel, the product, and the scope, so we check your designation on the Cal Fire viewer and confirm specifics with the county before speccing. Do I need a permit to re-side a home in San Andreas? Almost certainly. San Andreas is unincorporated, so permits go through the Calaveras County Building Department, and a full re-side isn't among the projects the county exempts from a permit. We pull it for you.

My property is in a fire hazard zone. Does that limit my siding? It can. On parcels designated high or very high fire hazard, Chapter 7A can require noncombustible or ignition-resistant materials on the regulated wall assemblies. It's parcel- and scope-dependent, so we verify your designation before recommending a material.

Can you match the look of an older San Andreas home? Yes. Several fiber-cement and engineered-wood profiles read convincingly as traditional lap or board-style siding, so you can modernize the performance of the wall without losing the character of the house.
