Orinda homes tend to sit on wooded hillside lots, and many of them still wear the cladding they were built with — 1920s and '30s Spanish and storybook cottages, post-war ranches, and custom mid-century houses tucked into the canyons. When that siding is at the end of its life, the goal for most owners here isn't just a fresh exterior. It's keeping the character of the house while making the wall dry, sound, and more resistant to embers. Bay Area Siding Company is a Marin-based siding and window contractor, and we do that full re-side start to finish: tear-off, substrate and moisture inspection, water barrier and flashing, and new cladding installed to spec.
Talk it through before you commit. Request an estimate or call (415) 619-5167.
The tension Orinda owners describe most often is this: the house has a look worth protecting, but the exterior it came with — old redwood, cedar shingle, T1-11, or tired stucco — is failing and doesn't do much against a wind-driven ember. You don't have to choose between the two. Modern cladding comes in profiles that read the way a period Orinda home should, and a full replacement is the moment to correct decades of hidden problems at the same time. That is the case for tearing off rather than layering something new over the old.
A few things usually push a home from "repair it again" into "replace it":
There's a persistent myth that a re-side goes "down to the studs." On an ordinary replacement it doesn't, and shouldn't need to. Pulling the old cladding exposes the sheathing or substrate behind it, the water-resistive barrier (WRB), and the flashing at windows, doors, and transitions — and that's exactly the layer that decides whether a wall stays dry. On Orinda's older and shaded homes, this is where we find the things that were never visible from outside: a WRB that was thin or missing, flashing that was never lapped correctly, or localized rot where water had been sitting. We repair the substrate as needed and rebuild the drainage details before any new siding goes up. (Framing only comes into the conversation if the sheathing itself is compromised — a larger scope we'd flag and price separately.)
We install several systems and will lay out the trade-offs against your home and your parcel in person:
In much of Orinda, material isn't only an aesthetic decision. It ties directly to where your parcel sits on the fire maps, which is the next thing to sort out.
Orinda is a heavily wooded, hilly town, and wildfire exposure is a genuine, everyday consideration here — not a talking point. The Moraga-Orinda Fire District notes that a large portion of north Orinda, plus other pockets across the district, falls within state-designated Very High Fire Hazard Severity Zones, and the city maintains its own local fire-hazard mapping alongside the 2025 Cal Fire maps. Where a fire-hazard designation applies, California Building Code Chapter 7A governs the exterior wall assembly on regulated construction, generally calling for noncombustible or tested ignition-resistant materials rather than bare wood.
The important nuance: Chapter 7A applies to specific assemblies and openings on designated parcels, not automatically to every home or every repair. Whether it reaches your project depends on your parcel's mapped designation and the scope of work, so it's something we confirm with the City of Orinda rather than assume. If you're on a canyon or ridge lot, tell us early — it shapes which cladding shortlist actually makes sense.
Siding work in Orinda is permitted through the City of Orinda's Planning and Building Department, and depending on visibility and scope some exterior projects also involve the city's design-review process. We handle the permit and confirm whether design review or any fire-zone assembly requirements apply to your address before work starts.
From there the sequence is straightforward: we assess and measure, write a scope and select material and color, pull the permit, tear off and inspect the substrate, rebuild the WRB and flashing, install the new cladding to the manufacturer's clearance and fastening specs, and finish with trim, cleanup, and a walkthrough with you. On steep or tight-access lots the staging can add time, which we'll flag up front.
No two Orinda re-sides cost the same. The real drivers are the size and number of stories, hillside access and staging, how much substrate or rot repair turns up once the old cladding is off, the material and finish you choose, and whether fire-zone assembly detailing or design review is in play. We price it after we've seen the walls — not from a template.
We're based in Larkspur and work throughout Contra Costa and the wider East Bay. See finished work in our project gallery, and the full Contra Costa service area for where we work. If windows are on the list too, our Orinda window replacement page covers glazing and fire-zone tempered-glass rules; for the fiber-cement deep dive, see Orinda James Hardie siding.
Do I need a permit to re-side my Orinda home? Yes — siding work is permitted through the City of Orinda's Planning and Building Department, and some exterior projects also involve design review depending on scope and visibility. We pull the permit and confirm what applies to your parcel.
My lot is in a fire-hazard zone. Does that limit my siding options? It can. Where a parcel carries a Very High Fire Hazard Severity Zone designation, Chapter 7A generally steers the exterior assembly toward noncombustible or ignition-resistant materials. It applies to specific assemblies and openings, not blanket to every home, so we verify your parcel's designation and scope with the City before speccing.
Can I keep the character of an older Orinda house? Yes. Fiber cement and engineered-wood profiles can hold the lines of a Spanish, storybook, or mid-century home while giving you a wall that handles the canyon damp and hardens against embers far better than aging wood.
Should I re-side over the old material instead of tearing off? For older wooded-lot homes we almost always recommend tear-off. Covering over hides the sheathing, WRB, and flashing — the exact layer where Orinda's shaded, damp elevations tend to hide rot and water damage.
