Bay Area Siding Company re-sides San Leandro homes across the bay plain and up into the eastern slopes — downtown and Broadmoor bungalows, the ranch tracts built out after the war, and the hillside houses above Bay-O-Vista. We're a Larkspur-based siding and window contractor working throughout the East Bay, and a full re-side with us covers the whole assembly: stripping the old cladding, inspecting what's behind it, correcting the weather barrier and flashing, and installing new siding to the manufacturer's spec.

When re-siding beats one more repair

A lot of San Leandro's housing was built between the 1920s and the 1960s, which means many walls predate the drainage and air-barrier detailing that's standard today. Patching buys time; it doesn't fix the wall behind the boards. These are the signals that a full replacement is the smarter spend:

  • Boards that cup, split, or give a little when you lean on them
  • A repaint that blisters or peels within a season or two of going on
  • Trim or siding soft enough to take a screwdriver, or crumbling at the base
  • Damp, musty, or stained drywall on the inside of an exterior wall
  • Tired T1-11, hardboard, or chalky aluminum that's simply worn out

Why we strip rather than side over the top

Nailing fresh cladding over failing material is tempting because it looks cheaper, but it seals the real questions inside the wall: is the sheathing sound, is there a working water-resistive barrier, was anything ever flashed at the windows? On homes of San Leandro's age those answers are often "no," and you only learn it with the old siding off. Layering also stacks weight on the wall and can trap moisture against the framing. Tearing off costs more on day one and leaves you a wall that's right from the sheathing outward.

Picking the material

We install a range of siding systems and would rather talk through the trade-offs at your house than push one product. A starting map:

We also work in CertainTeed, wood, and aluminum. On San Leandro's older bungalows and ranches, matching the original profile and reveal matters as much as the material itself, and that's part of the conversation.

What to expect: our process

  1. Consultation — we look over the existing walls and talk through your goals and budget.
  2. Measure and spec — precise measurements and a written scope of work.
  3. Permit — the City of San Leandro Building & Safety Division reviews and permits exterior siding work; we handle the submittal.
  4. Tear-off and substrate inspection — the old cladding comes off and we check the sheathing and framing before anything new goes up.
  5. Weather barrier and flashing — a water-resistive barrier and correct flashing at every opening and transition.
  6. Install to spec — new siding hung to the manufacturer's fastening, clearance, and joint requirements.
  7. Finish and walkthrough — trim, caulk, cleanup, and a final review with you.

San Leandro-specific things to know

Permits. Exterior siding work in San Leandro is permitted through the City's Building & Safety Division within the Community Development Department. Scope drives what the submittal looks like, so we confirm requirements with the division for your specific project rather than assuming — that keeps the job on record and clean if you ever sell.

Mostly flat, with a hillside exception. San Leandro is largely bay plain and sits outside the high-fire terrain that shapes projects in the East Bay hills. That said, the State Fire Marshal's 2025 maps reworked local zones — adding Moderate and High Fire Hazard Severity areas while dropping the old Very High designation — and any of that is concentrated toward the eastern edge and the slopes above Bay-O-Vista. If your parcel is up there, it's worth checking your designation early, because in a mapped hazard zone California Building Code Chapter 7A can steer you toward noncombustible or ignition-resistant wall assemblies. For the bulk of the city on the flat, that's not the driver — durability and fit are.

Marine air and housing character. The bay is close, so walls here see damp, salt-touched air and long stretches of fog and mild temperatures rather than hard heat. That rewards siding that shrugs off moisture and holds a finish. It also means keeping the look right: the Craftsman and bungalow lines downtown and around Broadmoor, and the low, horizontal ranches in the postwar tracts, each read best with the correct siding profile and trim proportions.

Doing more than the walls? We also handle window replacement and James Hardie siding in San Leandro, and we cover the wider East Bay. Recent work lives in our project gallery.

What affects the cost

There's no honest online price, because no two walls are alike. What moves the number: the size and shape of the home; the siding system and finish you choose; how much concealed rot or sheathing damage turns up at tear-off; the amount of trim, corner, and window detailing; whether windows are being replaced in the same phase; and access — a hillside lot above Bay-O-Vista stages differently than a flat corner lot downtown. We price it after we've actually seen the walls.

Frequently asked questions

Do I need a permit to replace siding in San Leandro? Exterior siding work is handled through the City of San Leandro's Building & Safety Division, and the exact requirements depend on your project's scope. We confirm what's needed with the division and pull the permit so the work stays on the record.

Is my San Leandro home in a fire zone that changes my siding choices? Most of the city is bay plain and outside high-hazard terrain. The 2025 state maps added some Moderate and High zones toward the eastern edge and hillside; if you're up on the slopes, Chapter 7A may favor noncombustible or ignition-resistant materials, and we confirm your parcel before speccing. On the flat it's generally not a factor.

Should I re-side over the old material or tear it off? For homes of San Leandro's era we lean strongly toward full tear-off, so the sheathing, framing, weather barrier, and flashing can be inspected and fixed. Siding over the top hides exactly the problems you want found.

How long will a re-side take? It depends on the home's size, the material, what we find at tear-off, and permitting. We give you a realistic window once we've measured and scoped the job.
