If the exterior of your Dixon home is chalking, cracking, or losing paint faster than you can keep up with it, the sun and the wind are usually the reason. Out here on the western edge of the Sacramento Valley, homes take long, high-UV summers and the gusts that sweep in off the open farmland, and older cladding eventually stops holding up. Bay Area Siding Company is a Larkspur-based siding and window contractor working across Solano County, and we do full siding replacement start to finish — tear-off, substrate inspection, water barrier, flashing, and new cladding installed to spec.

Want a straight answer on your walls? Request an estimate or call (415) 619-5167.

The Dixon climate is hard on siding

Dixon sits in flat, open ag country between Vacaville and Davis, and its hot-summer Mediterranean climate is a genuinely demanding environment for anything nailed to the outside of a house. Two things drive most of the wear we see:

  • Heat and UV. Weeks of strong summer sun break down paint and surface finishes, fade color, and make thin or brittle materials cup, split, and pull away from fasteners.
  • Wind. With little to slow it across the fields, wind works at loose boards and lifted edges, and drives dust and the occasional hard rain into any gap the cladding no longer closes.

None of that means every worn wall needs replacing tomorrow. But when the surface stops shedding water and the maintenance never ends, it's usually cheaper over time to replace than to keep chasing failures.

When patching stops paying off

A few boards or a repaint can carry an otherwise sound wall for years. Replacement tends to be the better call when you're seeing a pattern rather than a single spot:

  • Fresh paint that fails within a season or two, or bare, chalky material that won't hold a coat
  • Splitting, warping, or boards that flex or feel spongy under hand pressure
  • Old T1-11, hardboard, or aluminum that has simply reached the end of its life
  • Repeated caulking and patching around the same windows, corners, or seams
  • Interior signs — staining, a musty smell, or soft spots on walls that share an exterior face

What a tear-off actually lets us fix

The reason we generally recommend removing old siding instead of layering new material over it is simple: covering hides the parts of the wall that decide how long the next installation lasts. With the cladding off, we can see the sheathing and substrate, confirm there's a sound water-resistive barrier (WRB) behind the boards, and correct flashing at windows, doors, and penetrations — the details that keep wind-driven water out. On many older Dixon homes that barrier is thin, aged, or was never fully detailed, and you only find that out with the siding off. (Framing behind the sheathing is only opened up if there's real damage to repair — a normal re-side works to the sheathing and barrier, not down to the studs.)

Choosing a material for a hot, sunny town

Material choice here is mostly about surviving heat, holding color, and cutting maintenance. We install and can compare:

We also work with CertainTeed, wood, and aluminum. For a Central Valley exposure, we usually steer the conversation toward color stability and low upkeep — a factory finish that fades slowly beats a field coat you'll be redoing.

Permitting and getting it done

Siding work in Dixon is permitted through the City of Dixon Building Division, part of Community Development, which reviews and inspects residential exterior work under the California building codes the city has adopted. We pull the permit and coordinate inspection as part of the job. One point worth noting for a flatland Dixon lot: the city's residential neighborhoods are not in a designated high fire-hazard zone the way foothill and hillside communities are, so noncombustible-material fire rules generally don't dictate your cladding choice here — the driver is durability and finish, not a wildfire code. If your parcel is unusual, we confirm with the City rather than assume.

A re-side runs roughly: walkthrough and measure, a written scope, permit, tear-off and substrate inspection, WRB and flashing, installation to the manufacturer's specs, then trim, cleanup, and a final walk with you. Timeline depends on the size of the home and anything we find once the old siding is off.

What moves the price

We don't post prices because no two houses scope the same. The real drivers are the size and number of walls, the material and finish you choose, how much substrate or flashing repair turns up at tear-off, the number of stories and site access, and whether you're combining the re-side with window replacement at the same time (often efficient, since flashing has to be coordinated between the two).

FAQ

Do I need a permit to replace siding in Dixon? Yes. Residential siding work is permitted and inspected through the City of Dixon Building Division. We handle the permit and inspection as part of the project.

My house isn't in a fire zone — does that change anything? It simplifies material choice. Dixon's flatland residential areas aren't a designated high fire-hazard severity zone, so the noncombustible-cladding rules that shape hillside projects generally don't govern here. Your decision is about heat, UV, wind resistance, and maintenance instead. We'll still confirm your specific parcel.

Should I re-side over the old material or tear it off? For older Dixon homes we generally recommend tear-off, because it's the only way to inspect the sheathing, confirm the water barrier, and fix flashing. Covering over adds weight and hides exactly the problems you'd want caught.

Which siding holds up best to Valley summers? Materials with strong dimensional stability and a durable factory finish — fiber cement is a common answer here — tend to hold color and shape through the heat with the least ongoing upkeep. We'll walk the options against your home and budget.
