Anlin Windows, Installed Across the Bay Area

Anlin builds its vinyl replacement windows in Clovis, California, and markets them on energy efficiency and warranty coverage that includes glass breakage. We install them carefully so the window and the wall around it keep water out.

We install Anlin windowsCalifornia-made (Clovis, CA)Larkspur, Marin County(415) 619-5167

A replacement window only performs as well as its installation. The frame has to sit square and sealed, and the flashing has to tie into the wall's water-resistive barrier. Bay Area Siding Company installs Anlin's Catalina and Del Mar lines throughout the Bay Area, and we treat each opening as part of the exterior wall assembly.

Considering Anlin for your home? Schedule a consultation and we'll measure, assess your openings, and walk you through retrofit and full-frame options.

The Anlin Lines We Install

Catalina

A well-rounded, energy-efficient replacement line that suits many whole-house projects where homeowners want solid performance without moving to the top tier.

Del Mar

Anlin's higher-tier line, with upgraded options for homeowners who want more choices in features and finish. We review Anlin's current specifications with you so you know exactly what the step up includes.

Both lines are vinyl, so the choice between them usually comes down to which options matter for your house, not a basic difference in material. Glass packages, colors, grid patterns, and operating styles change over time. We confirm what is currently offered in each line when we put together your estimate, rather than relying on last year's brochure.

Energy Efficiency and Anlin's Warranty Story

Anlin puts energy performance at the center of how it sells its windows. For a Bay Area home, the practical questions are simple. Does the window reduce heat gain on a west-facing wall in Walnut Creek or San Jose? Does it cut drafts and condensation in a foggy Sunset District or Mill Valley bedroom? Glass package, spacer, and frame design all play a part. So do the details around the frame. A well-rated unit set into an unsealed gap or a bowed opening will still leak air.

California's Title 24 energy standards apply to replacement windows. The specific requirements depend on the project, and they are confirmed with your local building department (the AHJ) at permit time. We check that the glass package we specify meets current requirements for your jurisdiction and scope. We don't recite numbers from memory.

On warranty, Anlin advertises limited-lifetime coverage that includes glass breakage, which is less common in replacement-window warranties. It's a real point in Anlin's favor, especially for homes with kids, dogs, or a lot of glass near patios. Like any manufacturer warranty, it has its own terms, conditions, and exclusions. We encourage you to read Anlin's current warranty document before you decide. That document governs, not our summary or anyone's sales pitch.

Some homeowners also like buying from a manufacturer based in California. That's a personal preference, not a performance claim. It sits alongside the questions that actually determine comfort: glass selection and installation quality.

What Drives the Cost of an Anlin Window Project

  • Retrofit vs. full-frame. An insert that fits inside a sound existing frame involves less labor than removing the whole frame down to the rough opening. Full-frame work also means cutting back and patching siding, stucco, or trim.
  • Line and options. Catalina vs. Del Mar, glass package, color, grids, and hardware choices all affect the order.
  • Size, shape, and operation. Large fixed panes, specialty shapes, sliders vs. casements, and custom sizes vary in cost.
  • Condition of the openings. Rotted sills, damaged sheathing, or missing flashing found during removal have to be corrected before the new window goes in.
  • Fire-zone and code requirements. Parcels in designated fire hazard severity zones may require specific glazing configurations. Permit requirements vary by city.
  • Access. Upper-story openings, hillside lots, and tight side yards add setup time.

Anlin Windows and Bay Area Homes

Housing stock varies a great deal across the Bay Area, and that shapes the install. On stucco homes, a retrofit insert avoids cutting into the stucco. A full-frame replacement requires a cutback and patch, but it lets us correct flashing at the rough opening. Near the coast, the marine layer and salt air are hard on older wood and aluminum frames. Vinyl doesn't rot or corrode, though screens, hardware, and weep paths still benefit from periodic cleaning. On WUI parcels, California Building Code Chapter 7A includes requirements for exterior glazing, which we check against Cal Fire hazard maps and confirm with the AHJ. Victorian and Edwardian homes in some cities may also face design or historic review on street-facing windows.

Our Installation Process

  1. Consultation and measurement. We measure each opening, check frames for rot and squareness, and recommend retrofit or full-frame opening by opening, with a written scope.
  2. Permits and ordering. Where a permit is required, we confirm energy and any Chapter 7A glazing requirements with the AHJ, then order the Anlin units to exact size.
  3. Careful removal. For retrofits, we remove the old sash and stops while preserving a sound frame. For full-frame work, we remove the entire unit and expose the rough opening, surrounding sheathing, WRB, and existing flashing.
  4. Inspect and correct. A common finding under old windows is a softened sill or water-stained sheathing from failed or missing flashing. We repair that before anything new goes in.
  5. Flashing and WRB integration. On full-frame installs, we use a sloped sill pan, jamb flashing, and head flashing lapped shingle-style under the WRB above, so water drains out rather than in.
  6. Set to Anlin's installation instructions. We shim the window plumb, level, and square, fasten it per spec, and fill the perimeter gap with low-expansion foam so the frame doesn't bow. Then we seal and trim inside and out.
  7. Walkthrough. We test every sash and lock, check the weep holes, clean up, and hand over your warranty and care information.

Why Homeowners Choose Bay Area Siding Company

We are an exterior-envelope contractor first. We think about windows the way we think about siding: as openings in a wall that has to shed water, resist air leakage, and hold up to Bay Area weather.

Assembly-first installs

Flashing, WRB tie-in, and opening repairs are part of the job, not optional extras.

Honest guidance

If a sound frame makes a retrofit the right call, we'll say so, and we'll tell you when full-frame is worth the extra work.

Marin-based, Bay Area-wide

Anlin Windows FAQ

Should I choose a retrofit or a full-frame Anlin install?

A retrofit insert works well when the existing frame is square, dry, and solid. It's less invasive and leaves stucco or siding untouched. Full-frame makes sense when frames are rotted, when you suspect flashing problems, or when siding is coming off anyway. In that case it's the natural moment to flash the opening properly.

Can Anlin windows be used in a Bay Area fire hazard zone?

Chapter 7A of the California Building Code sets glazing requirements for exterior windows on parcels in designated fire hazard severity zones. We check your parcel on Cal Fire's maps, then confirm with your building department and Anlin which glass configuration meets current requirements before we order.

How does Anlin compare with Milgard?

Both make vinyl windows well suited to California homes. Anlin highlights its California manufacturing and a warranty that includes glass-breakage coverage. Milgard offers a full lifetime limited warranty and a broad range of product lines. We install both and can price them side by side for your openings.

Will new Anlin windows help with condensation in a foggy neighborhood?

Upgraded glass and a well-sealed installation often reduce interior condensation and drafts compared with older single-pane or aluminum windows. Indoor humidity and ventilation still play a part, so we'll talk through what the windows can and can't change.
