Many San Pablo homeowners want to trade drafty original windows for something efficient, low-maintenance, and sensibly priced, without paying for premium wood. Anlin often fits that brief. Anlin builds vinyl replacement windows in Clovis, California, and markets them on energy performance and a strong warranty. Bay Area Siding Company installs Anlin windows in homes across San Pablo, including the postwar cottages near Old Town and El Portal and the single-story tracts that stretch east toward the hills.

We're a siding and window contractor based in Larkspur, and we serve the East Bay. We handle the full job: measuring, product and glass selection, the city permit, removal, flashing and air-sealing, and a final walkthrough.

Why Anlin suits San Pablo's housing stock

Most San Pablo homes are modest and single-story, built in the decades after the war. Many still have original single-pane glass or an early dual-pane retrofit that has lost its seal. These homes rarely need architectural custom glazing. They need well-made, well-sealed windows with clean lines at a reasonable cost. That is Anlin's home ground.

A few qualities make Anlin a practical match here:

  • Vinyl frames that don't need painting. On a postwar tract home, there's little reason to take on the upkeep of wood sash. Vinyl won't rot or need periodic refinishing, and it keeps its finish in San Pablo's mild bayside air.
  • Built with California in mind. Anlin makes its windows in the Central Valley and designs its product around California homes and the state's energy code expectations.
  • Energy efficiency is the core of the pitch. Anlin emphasizes insulated glass and thermal performance. For a home coming off single-pane glass, the difference is easy to notice: steadier room temperatures, fewer cold spots near the glass in winter, and less outside noise.
  • Warranty coverage that includes glass breakage. Anlin promotes limited-lifetime coverage and glass-breakage protection. Terms and transfer conditions are set by Anlin and can change, so we review the current warranty document with you before you commit rather than paraphrasing it from memory.

Choosing among Anlin's lines

Anlin sells several product lines, including Catalina and Del Mar. The lines differ in frame design, sightlines, and feature set. We don't want to quote specs that may have changed since Anlin's last catalog update. Instead, we bring the current literature and samples to the consultation and match a line to your priorities:

  • Budget and scope. If you're replacing every window in a small home, the line choice affects the total more than any single option.
  • Look. Frame profile and color choices affect how a window reads against stucco, lap siding, or a newer re-side.
  • Glass package. Low-E coatings, gas fill, and laminated acoustic glass are where most of the comfort differences show up.
  • Operating style. Sliders, single-hungs, casements, and picture units each suit different rooms and openings.

A note on noise. If your home sits near the I-80 corridor, ask about laminated acoustic glass as part of your Anlin order. It's a common upgrade for cutting traffic noise, and it's easier to spec up front than to add later.

Honest trade-offs

Anlin is a strong fit for a lot of San Pablo homes, but not every one:

  • It's a vinyl window. If you want a real wood interior, very slim frames, or large custom architectural units, a clad-wood or fiberglass brand is a better match. Marvin and Andersen are the usual alternatives.
  • Color and profile choices have limits. Vinyl color options are narrower than painted wood. If a specific dark exterior color matters to you, we'll confirm availability for the line you're considering.
  • Installation quality matters as much as the brand. A well-made window that is poorly flashed will still leak. The product and the install are two separate decisions, and both need to be right.

How Anlin compares with the other brands we install

We install several window brands, so we can compare them without steering you toward one:

  • Milgard is a large West Coast manufacturer. It offers vinyl lines (Tuscany, Trinsic, StyleLine), fiberglass (Ultra), and aluminum, and it's known for a full lifetime limited warranty. Milgard is the most direct comparison when you're shopping vinyl.
  • Pella covers a wide range, from vinyl through fiberglass (Impervia) to wood.
  • Andersen and Marvin sit at the premium end, with composite, fiberglass, and wood-interior options.

For many San Pablo owners, the real decision comes down to Anlin versus Milgard vinyl. We'll put both side by side for your openings. Start broader at our window replacement hub, or see what a full San Pablo window project involves on our San Pablo window replacement page.

Permits, energy code, and the eastern-edge question

Permits come first. The City of San Pablo's Community Development Building Division lists window replacement, including new, relocated, or replacement windows, as work that requires a building permit. Window replacement is treated as an alteration under California's Energy Code, so Title 24 fenestration compliance is part of the submittal. The allowable U-factor and SHGC values depend on climate zone and the code cycle in effect. We confirm that your specific Anlin units and glass package meet the current requirements at permit time, and we handle the permit and energy paperwork ourselves.

Fire-zone glazing applies to only a small part of the city. Most of San Pablo sits on the bay plain, outside any fire-hazard severity zone, so hill-town glazing rules don't apply to most homes. The exception is the city's eastern edge. The 2025 State Fire Marshal maps include some very-high-hazard ground up toward the Sobrante ridgelines. On a parcel with that designation, California Building Code Chapter 7A can require altered window openings to use multi-pane glazing with at least one tempered pane, or another compliant option. This is a per-parcel, per-opening check. We confirm your designation with the city during scoping and specify the Anlin glass configuration to match. For a flatland home, we won't assume fire-zone requirements apply.

Retrofit or full-frame: what the openings tell us

Most Anlin jobs in San Pablo are retrofit (insert) installs. The existing frame stays in place, the new unit is set inside it, and the gaps are sealed and trimmed. This is less invasive and usually leaves interior finishes alone.

When we find rot, soft framing, or signs of past water intrusion at a sill, a new-construction (full-frame) install is the better approach. The opening is taken back to the framing so the flashing can be fully renewed before the new window goes in. We recommend one method or the other based on what we see, not by default. If you're also planning new siding, doing both at once makes full-frame flashing simpler. Our San Pablo siding replacement page explains how that works.

What shapes the price

We don't post prices, because Anlin projects vary a lot. The main cost drivers are:

  • The number, size, and operating style of your windows
  • Which Anlin line you choose
  • Your glass package, including any acoustic or tempered glazing
  • Retrofit versus full-frame installation
  • Any rot repair at the openings
  • Access, such as second-story windows or tight side yards

Frequently asked questions

Do I need a permit to install Anlin windows in San Pablo? Yes. The City of San Pablo's Community Development Building Division requires a building permit for window replacement, and Title 24 energy compliance is part of it. We pull the permit and prepare the paperwork.

Are you an authorized Anlin dealer? We install Anlin windows as part of our window replacement work. We don't claim any dealer certification. We'll walk you through Anlin's current product lines and warranty terms directly.

My house is on the east side near the hills. Does that change my Anlin order? It might. Some eastern-edge parcels fall within very-high fire hazard mapping. If yours does, Chapter 7A can require multi-pane glazing with a tempered pane at altered openings. We confirm your parcel's designation with the city and specify the glass to match.

Anlin or Milgard for a San Pablo tract home? Both are credible vinyl options with strong warranties. The better choice depends on which line, frame profile, and glass package best fit your openings and budget. We'll compare them side by side at your consultation.
