Re-siding San Jose tract homes

Many mid-century San Jose tract homes were originally clad in hardboard (Masonite-type) lap siding or T1-11 plywood panels. Both are wood-based. Neither handles repeated wetting well at cut edges, butt joints, and nail penetrations. The typical progression looks like this:

  • Paint begins peeling at the bottom courses.
  • Board edges swell and "mushroom."
  • Panels start to delaminate.
  • The siding softens where water has been sitting.

Once a wall reaches that stage, more caulk and another coat of paint only buy time.

James Hardie is one of the most requested replacements for that stock because it changes the material itself:

  • Fiber cement is made from cement, sand, and cellulose fibers. It is noncombustible and resists rot, termites, and moisture damage in a way hardboard and plywood panels don't.
  • It works well on a straightforward single-story ranch or split-level. Many of these homes have simple rooflines and long runs of lap siding. A whole elevation can be re-clad in a clean, consistent profile, and the house can look noticeably sharper than the neighbors without changing its character.

Heat, UV & how fiber cement holds up

San Jose sits inland of the coastal fog belt. Summers are warm, dry, and bright, with many cloudless days in a row. Here's what that means for the exterior of a house:

Paint takes the brunt of it. Sustained sun and UV break paint films down over time. South- and west-facing walls usually show chalking and fading first. On wood-based siding, a failing paint film also opens the door to moisture once the winter rains arrive.

The boards are built for this climate. James Hardie engineers its products to regional climate conditions. California falls under the HZ10 product line, designed for heat, UV, and wet-winter/dry-summer swings rather than freeze-thaw cycles.

Dimensional stability matters in heat. Fiber cement isn't prone to the heat distortion some vinyl can show on hot, sun-baked walls. That's a fair point in its favor, though quality vinyl remains a reasonable budget choice on many homes.

Fire is parcel-specific. Most of San Jose's valley floor is not in a designated fire-hazard area. Parts of the eastern and western foothills can fall within Cal Fire–mapped Fire Hazard Severity Zones or wildland-urban interface areas. On those parcels, Chapter 7A of the California Building Code sets requirements for specific exterior assemblies, including walls, eaves, vents, and openings. Hardie profiles & finishes

San Jose's housing stock is more varied than "tract home" suggests, and Hardie offers enough profiles to match most of it:

  • HardiePlank lap siding is the workhorse for ranch and split-level homes. It comes in a wood-grain (Cedarmill) texture or a smooth face. Smooth tends to suit cleaner mid-century lines.
  • HardiePanel vertical siding can be detailed as board-and-batten with trim battens. It's also useful where a home originally had vertical grooved panels.
  • HardieShingle works as an accent in gables or on cottage-style homes in older neighborhoods.

Choosing a finish. You can choose ColorPlus factory colors, or primed boards painted on site if you want a custom color. The trade-off is straightforward. ColorPlus gives you a factory finish with its own limited warranty. Field paint gives you unlimited color choice but puts you back on a repainting schedule.

Mid-century and historic homes. San Jose has meaningful mid-century modern pockets. The Fairglen Additions in Willow Glen is a 218-home Eichler tract built from 1959 to 1961 and listed on the National Register of Historic Places in 2019. On homes like these, profile, reveal, and proportion matter as much as durability. If a property is on the City's Historic Resources Inventory or has historic status, exterior changes may involve additional review. We check that early rather than after materials are ordered.

The install done right (WRB/flashing)

Fiber cement is a durable board, but the wall behind it is what keeps water out. A proper Hardie re-side on a San Jose home works like this:

  1. Tear-off to the sheathing. The old siding comes off so the sheathing (substrate), water-resistive barrier, and flashing are exposed and can be inspected. A common finding when old hardboard comes off is damaged sheathing at window corners and along the bottom of walls. Those areas get repaired before anything new goes on. Framing only comes into play if the sheathing itself has failed.
  2. WRB and flashing integration. A continuous water-resistive barrier is lapped shingle-fashion so water drains outward.   4. Controlled cutting. Cutting fiber cement produces silica dust, so cuts are made with dust-controlling tools and methods.
  5. Trim, caulk, finish, walkthrough. The job ends with a final review with you.

Permits. The City of San José requires a building permit to replace exterior siding. Repairs under 10 square feet of wall area are exempt. Like-for-like replacements on qualifying single-family and duplex properties can often be permitted over the counter, while other scopes go through plan review.
