At 6,200-plus feet, the walls of a Tahoe home take a beating that Bay Area houses never see: heavy snow banked against the cladding for months, water freezing and thawing inside boards and joints, and thin-air UV that fades and chalks finishes fast. Bay Area Siding Company is a Larkspur-based siding and window contractor, and we plan full re-sides around that reality — tear-off, substrate and moisture inspection, a properly detailed weather barrier and flashing, and cladding installed for a high-altitude alpine winter.

Talk it through before the snow flies. Call (415) 619-5167 or request an estimate.

What Tahoe winters do to a wall

Siding fails differently up here than it does at sea level. The pattern that tells you it's time to re-side rather than patch usually traces back to one of three forces:

  • Freeze-thaw. Water that soaks into a board, joint, or nail hole and then freezes expands and pries the material apart, cycle after cycle, all winter. It shows up as splitting, crumbling edges, popped fasteners, and paint that won't hold.
  • Snow contact and meltwater. Cladding sitting in a snowpack — or below a roofline that dumps meltwater and drops ice dams — stays wet for weeks. Chronic wetting at the lower courses leads to swelling, rot, and staining that creeps up the wall.
  • High-altitude sun. UV is far more intense at elevation, so south- and west-facing walls fade, chalk, and dry out faster than the same siding would in the flatlands.

If you're seeing several of these — soft lower courses, seams that have opened up, finish that fails a season after painting, or musty smells on interior walls — a full replacement usually pencils out better than another round of repairs on material that's reached its limit.

Why cover-overs are the wrong move in snow country

Furring new siding over failing boards is tempting, but it seals the problem in. On a mountain home the layer that actually keeps water out is the weather-resistive barrier and the flashing behind the cladding, and the only way to confirm those are intact — and to find the freeze-damaged sheathing and hidden rot that deep-snow walls tend to hide at the base — is to take the old siding off. A tear-off also lets us reset clearances so the bottom of the new cladding sits above where snow piles against the house, instead of wicking meltwater the way the old wall did.

What a tear-off exposes (and what we fix)

Removing the old cladding takes the wall down to the sheathing and substrate — not to the framing, unless we find sheathing that has to come off too. That's the point where the parts that matter in this climate become visible and correctable:

  • Sheathing and substrate get inspected for freeze damage, delamination, and rot, especially along the lower walls and under valleys where meltwater concentrates.
  • The water-resistive barrier (WRB) — the drainage plane behind the siding — gets renewed so wind-driven snow and meltwater run down and out instead of into the wall.
  • Flashing at windows, doors, deck ledgers, penetrations, and roof-wall transitions gets detailed for a place that sheds a winter's worth of water. This detailing matters more than the brand of board on the outside.
  • Clearances and fastening are set to the manufacturer's spec and to snow reality — keeping the cladding up off the expected snowpack line.

Two approvals, not one: the City and TRPA

This is the part that surprises homeowners coming from elsewhere. A South Lake Tahoe exterior project can answer to two authorities:

  • City of South Lake Tahoe. Exterior work like re-siding is a permitted project through the City's Building Division (Development Services Department). They handle the building permit and code side.
  • Tahoe Regional Planning Agency (TRPA). The Tahoe Basin has a regional overlay that the rest of California doesn't. TRPA administers land-coverage limits, water-quality Best Management Practices (BMPs) — which are required on nearly all developed private property in the basin — and scenic and design standards. TRPA's scenic guidance generally favors muted, earth-tone exterior colors and low-reflectivity finishes so buildings recede into the landscape.

Whether a straightforward re-side triggers TRPA review, a BMP retrofit, or scenic-design conditions depends on the property and the scope, and TRPA offers planner appointments to confirm your category. We treat that dual path — City and TRPA — as part of scoping rather than a surprise mid-project.

Choosing a material for elevation

We install several systems and will walk the trade-offs at your house. In this climate the questions are durability against freeze-thaw and moisture, finish life under strong UV, and — given the Caldor Fire that emptied the city in 2021 — how the material handles ember and fire exposure. Starting points:

We also work with vinyl, CertainTeed, and aluminum where they fit. TRPA's preference for natural-looking, low-reflectivity finishes is worth weighing in the color and material conversation.

What drives the cost

No prices online — every wall is different. The honest drivers here are tear-off complexity and any freeze- or rot-damaged sheathing found once the cladding is off; the number of stories and how snow and site access affect staging; window, deck, and trim integration; the material and finish you choose; and whether TRPA review, a BMP retrofit, or scenic-design conditions apply. A walkthrough is the only way to price it accurately.

Working with us

We're based in Larkspur and work up into the Sierra. Browse finished work in our project gallery, see the wider Sierra service area, and if you're upgrading the whole envelope, look at South Lake Tahoe window replacement too — sequencing siding and windows together lets the flashing be done as one system.

FAQ

Do I need a permit to re-side my South Lake Tahoe home? Plan on a building permit from the City of South Lake Tahoe's Building Division, and be aware the project may also fall under TRPA's regional rules — land coverage, water-quality BMPs, and scenic/design standards. We confirm both paths before work starts.

What is TRPA and why does it affect my siding? The Tahoe Regional Planning Agency is the basin-wide authority layered on top of city and county rules. Depending on your property and scope, a re-side can trigger a BMP retrofit or scenic-design conditions, including guidance toward muted, low-reflectivity exterior colors. TRPA offers planner appointments to confirm what applies to your parcel.

Should I re-side over the old material to save money? We don't recommend it on mountain homes. Covering over hides the sheathing, weather barrier, and flashing — exactly the layers that freeze-thaw and snow contact tend to damage — and locks in problems. A tear-off lets us inspect and correct the wall and reset clearances above the snow line.

When is the best time of year to re-side in Tahoe? Exterior work is far easier in the snow-free window, so late spring through fall is the practical season. Booking earlier in the year gets you on the calendar before that window fills.
