A window that's fine in Sacramento can be the weak point of a house at 6,200 feet. South Lake Tahoe homes fight long, deep winters, big day-to-night temperature swings, and some of the most intense UV in the state — and old single-pane sashes and failed dual-pane units bleed heat and comfort straight through the glass. Bay Area Siding Company, a Larkspur-based siding and window contractor, replaces windows for the mountains: cold-climate glass packages, correct flashing and air-sealing for a snow-country wall, and the City and regional permitting that come with the basin.

Warm up a drafty mountain home. Call (415) 619-5167 or request an estimate.

Signs your Tahoe windows are done

At altitude the tells are hard to miss once winter sets in:

  • Cold radiating off the glass and drafts you can feel across a room, even with the sash shut and locked.
  • Fog or moisture trapped between the panes — a blown seal on a dual-pane unit, which can't be repaired, only replaced. Seals fail faster under Tahoe's temperature and pressure swings.
  • Heavy interior condensation or frost on the glass on cold mornings, and ice building at the sill.
  • Sashes that stick, won't stay up, or won't latch from swelling, warping, or worn hardware.
  • Faded interior finishes and floors near sunny windows — a sign old glass isn't holding back high-altitude UV.
  • Rot or soft wood at the sill and surround from years of condensation and meltwater.

Two or more of these, and replacement almost always beats another season of patching.

What to spec at 6,200 feet

The mountains change the priorities compared with a lowland home:

  • Cold-climate thermal performance. South Lake Tahoe sits in one of California's coldest energy climate zones (Climate Zone 16), so the priority is holding heat in. Look for dual- or triple-pane insulated glass with a Low-E coating and, in many cases, an insulating gas fill and a warm-edge spacer. California's Title 24 energy code sets the required U-factor and SHGC for your climate zone and code cycle; we confirm the current numbers at permit time rather than quoting fixed figures.
  • High-altitude UV control. Thin mountain air lets more UV through, so a Low-E package that limits fading and manages solar heat pays off on both comfort and protecting interiors.
  • Altitude and the sealed unit. Insulated glass units are built at a factory elevation, and at Tahoe's altitude the pressure difference can stress a sealed unit — many manufacturers address this with capillary/breather tubes or an altitude build. We confirm the right approach with the manufacturer for your elevation.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum each balance cost, thermal performance, and looks differently. Cabins, A-frames, and older mountain homes often suit clad-wood or a profile that respects the original opening.
  • Retrofit vs. new-construction install. A retrofit (insert) keeps the existing frame and is less invasive; a new-construction (full-frame) install removes the unit to the framing so flashing can be fully renewed — usually the right call where there's rot or past water intrusion, which snow-country sills often have. We do both and recommend based on what we find.

Comparing brands? Start at our window hub, then read up on Anlin, Milgard, Andersen, Marvin, and Pella. We install aluminum windows as well.

Permitting: the City, Title 24, and TRPA

Window replacement in South Lake Tahoe can involve more than one desk:

  • City of South Lake Tahoe. Window replacement is a permitted project through the City's Building Division (Development Services Department), and because it's treated as an alteration under the Energy Code, a Title 24 energy-compliance form for the new fenestration is part of the submittal.
  • TRPA. The Tahoe Basin's regional authority administers water-quality BMPs (required on nearly all developed private property), land coverage, and scenic/design standards — including guidance toward low-reflectivity, non-glare exterior finishes and glazing that keeps buildings from standing out. Whether a like-for-like window swap triggers TRPA review depends on your property and scope, and TRPA offers planner appointments to confirm your category.

Fire glazing, kept honest

South Lake Tahoe sits in wildland-urban-interface terrain, and the Caldor Fire evacuated the whole city in 2021, so glazing is part of the fire conversation too. Where a home is on a designated fire-hazard parcel and California Building Code Chapter 7A applies, altered exterior openings generally must use multi-pane glazing with at least one tempered pane. But the city is a Local Responsibility Area that CAL FIRE maps separately, so whether that applies to your address — and whether the work is classed as a repair or an alteration — is something we confirm with the City rather than assume.

What affects the cost

We don't quote online. The drivers here: the number and size of openings; frame material and brand; retrofit vs. new-construction; the glass package (Low-E, gas fill, triple-pane, altitude build); any rot or framing repair found at removal; whether fire-zone tempered glazing applies; snow-season access and upper-story staging; and any TRPA or BMP requirements. A walkthrough is how we price it accurately.

Doing more than windows?

If the exterior envelope is aging together, see South Lake Tahoe siding replacement and South Lake Tahoe James Hardie siding — sequencing windows and siding lets the flashing be integrated as one system. Browse the project gallery and our Sierra service area.

Frequently asked questions

Do I need a permit to replace windows in South Lake Tahoe? Yes — a building permit through the City's Building Division, with a Title 24 energy form for the new fenestration as part of the submittal. Depending on scope, TRPA regional rules may also apply. We handle the permitting.

What glass should I choose for the cold and the altitude? Aim for dual- or triple-pane, Low-E insulated glass suited to Climate Zone 16, and confirm the sealed unit is built for Tahoe's elevation — many manufacturers use capillary tubes or an altitude build so the pressure difference doesn't stress the seal. We confirm the current Title 24 numbers at permit time.

Could my windows need to be tempered for fire? Possibly, if your parcel is designated fire-hazard and the work is an alteration under Chapter 7A, which generally calls for multi-pane glazing with at least one tempered pane. Because South Lake Tahoe is mapped separately as a Local Responsibility Area, we confirm your parcel's status with the City before ordering.

Retrofit or full-frame — which do I need? Retrofit keeps the existing frame and is less disruptive; full-frame removes the unit to the framing so flashing is fully renewed, which is the better choice where snow-country sills show rot or water damage. We assess and recommend.
