Signs your windows are ready to go

A lot of Hayward homes still run their original single-pane windows or first-generation dual-panes, and they tend to tell on themselves:

Choosing the right replacement window

Three decisions carry most of the weight:

  • Energy performance. Aim for dual-pane insulated glass with a Low-E coating. California's Title 24 energy code sets maximum U-factor and SHGC values for replacement windows, and the units you pick have to meet the code in force at permit time — so we confirm the current numbers rather than working from memory.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum each balance cost, thermal performance, and looks differently. Older Hayward homes with wood detailing often read best with clad-wood or a profile chosen to respect the original opening, while many postwar tract homes take a clean vinyl or aluminum profile well.
  • Retrofit versus new-construction. A retrofit (insert) keeps the existing frame and is less invasive; a new-construction install goes down to the framing so the flashing can be fully renewed — the right call where there's rot or water intrusion. We do both.

What to expect: our process

  2. Measure — precise field measurements for every opening.
  3. Product and energy selection — glass package, frame, and finish chosen to meet Title 24.

  5. Removal and prep — old units out, openings checked for rot or damage.

Hayward-specific things to know

A streamlined permit — but real requirements inside it. The City of Hayward Building Division handles residential window and door retrofit/replacement as same-day permits, which keeps the process fast. Fast doesn't mean unregulated: the submittal is tied to Hayward's "Prescriptive T-24 Energy Requirements for Residential Alterations" handout, so the windows you install have to satisfy the current energy code. We complete that paperwork as part of the job.

Tempered (safety) glazing locations. Hayward requires tempered glass in the hazardous locations the code defines — for example, glazing within two feet of a door, within eighteen inches of a walking surface, in and around stairways, and near tubs and showers. Which of your openings this touches depends on the layout, and we flag them before ordering so the right glass shows up the first time.

Egress in bedrooms. Replacement windows serving a bedroom have to preserve a compliant emergency escape opening — the code sets minimums for clear width, clear height, sill height, and net openable area. A common trap with retrofit inserts is that a smaller frame-in-frame unit can shrink the opening below the egress minimum, so we size these deliberately. Hayward's retrofit rules also expect the replacement to keep the original frame and format (a slider stays a slider, not a fixed pane), which we account for at measure.

Foothill fire zones. The eastern Hayward Hills and foothills sit within a Fire Hazard Severity Zone under the Local Responsibility Area maps the state updated in 2025, while much of the flatter city carries lower designated hazard. In designated fire-hazard areas, Chapter 7A can add glazing requirements for exterior windows — often multi-pane units with at least one tempered pane — on top of the standard energy and safety rules. Whether that applies, and exactly how, depends on your parcel and whether the work is classed as a repair or an alteration, so we confirm it during scoping.

Older housing stock. Downtown-area bungalows and the broad belt of postwar ranch homes frequently still carry their original single-pane windows, which makes the jump to a modern dual-pane, Low-E unit especially noticeable in both comfort and noise.
