Two Los Gatos realities to get right first

Big openings put more demand on the glass package (solar-heat control and clarity so the view isn't tinted), on the frame's structural sizing, and on flashing the opening correctly so a wall that catches weather stays dry. The three specification decisions

Once we know which reality applies, the window choice comes down to three things:

  • Glass package. Dual-pane insulated glass with a Low-E coating is the baseline. On big south- and west-facing view openings, the solar-heat-gain side of the coating matters as much as insulation. Where fire-zone rules apply, tempered/multi-pane glazing enters as a requirement, not just an option.

California's Title 24 energy code sets maximum U-factor and SHGC values for replacement windows, and window replacement is treated as an alteration under the Energy Code — so the units you choose need to meet the code in effect at permit time. Permits, and what affects cost
