Signs it's time to replace your windows

Oakland has a lot of original single-pane wood windows still in service, and they usually announce themselves:

What to look for in a replacement window

The three decisions that matter most:

  • Energy performance. Look for dual-pane insulated glass with a Low-E coating. California's Title 24 energy code sets maximum U-factor and SHGC values for replacement windows, so the units you choose need to meet the code in effect at permit time — your installer should confirm the current numbers rather than assume.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum each trade off cost, thermal performance, and appearance differently. Older Oakland homes with wood trim and detailing often look best with clad-wood or a frame profile that respects the original opening.
  • Retrofit vs. new-construction. A retrofit (insert) install keeps the existing frame and is less invasive; a new-construction install removes the window down to the framing so flashing can be fully renewed — often the right choice where there's rot or water intrusion. We do both.

Fire-zone glazing (the hills). Much of the Oakland hills is a Very High Fire Hazard Severity Zone / Wildland-Urban Interface where the California Building Code's Chapter 7A governs exterior glazing. Per the City's WUI bulletin, when an opening is altered to install a window in a single-family home in the WUI, the window must be multi-paned with at least one pane of tempered glazing, in addition to other code requirements. Exact obligations depend on your parcel and whether the work is classed as a repair or an alteration, so it's worth confirming early — we handle that as part of scoping.

Older housing stock. Oakland's Craftsman, bungalow, and mid-century homes frequently still have their original single-pane windows, which makes the energy-and-comfort upgrade from a modern dual-pane, Low-E unit especially noticeable.
