A lot of what makes an Alamo home an Alamo home is the glass. Set in the San Ramon Valley with Mount Diablo to the east and the Las Trampas hills to the west, these houses tend to be built to look outward — wide picture windows, stacked sliders, and tall openings framing the ridgelines and the oaks. When those windows fail or fall behind on efficiency, replacing them is partly a performance job and partly a matter of protecting the view that the house was designed around. Bay Area Siding Company, a Larkspur-based siding and window contractor, handles the whole project: measuring, glazing selection, the County permit, removal, flashing and air-sealing, and the final walkthrough.

Big glass and hot valley summers

The trade-off on a view-oriented home is that all that south- and west-facing glass also lets in a lot of summer heat. Alamo's climate runs to hot, dry summers — afternoons that can top 100°F — so on a large opening the glass package does real work. What matters:

  • Low-E coatings and a considered SHGC. A low solar-heat-gain glass on the sun-struck elevations cuts the afternoon load without turning the view gray; you can spec clearer glass where heat gain isn't the issue. Your installer should confirm the current code targets at permit time rather than quoting fixed numbers, since they shift by climate zone and code cycle.
  • Dual-pane insulated units to close out drafts and the temperature swing between hot days and cool nights.
  • Frame and profile — clad-wood, fiberglass, vinyl, and aluminum each read differently on a custom home. On large spans and taller openings, the frame's strength and sightlines matter as much as its thermal number.

Getting the glass right on the big openings is usually where an Alamo window project earns its keep, in both comfort and energy.

Tempered glass and where the code asks for it

Contra Costa County's building requirements call for safety (tempered) glazing in hazardous locations — for example, near doors, in and around large fixed panels, and at certain low or wet locations — and bedrooms generally need at least one window meeting egress size requirements. On homes built around big glass and sliding-door walls, these come up often, and we account for them when we order rather than discovering them at inspection.

Compare the brands we install

We install several window lines and can match one to your home and budget. Start with our window hub, then dig into the specifics:

  • Anlin — California-focused, with strong energy packages
  • Milgard — widely specified West Coast line
  • Andersen — broad range including clad-wood
  • Marvin — larger openings and higher-end wood/clad
  • Pella — wood, fiberglass, and vinyl options

We also install aluminum windows, which still suit certain contemporary Alamo elevations.

Retrofit or new-construction install

Two ways to do the job, and the right one depends on the opening:

  • A retrofit (insert) install sets the new unit into the existing frame — less invasive, faster, and a good fit where the frame and surround are sound.
  • A new-construction (full-frame) install removes the window back to the framing so the flashing and water-resistive barrier can be fully renewed — the right call where there's rot, water intrusion, or you're changing the opening.

We assess each opening and recommend, rather than defaulting the whole house to one approach.

Permits for an unincorporated address

Because Alamo is unincorporated, window permits and inspections go through Contra Costa County's Department of Conservation and Development, Building Inspection Division — not a city office. A building permit is required for window replacements, and California's Title 24 energy standards apply, so the units have to meet the current code and the energy documentation is part of the submittal. We handle the County paperwork.

On parcels along the wooded western slopes or the Diablo-foothill edges, wildfire-area glazing rules can also come into play under the state's fire-area provisions — whether they reach your project depends on the parcel's designation and scope, which we confirm with the County before ordering.

What affects the cost

We don't post prices because every home differs. The drivers are the number and size of openings — big view glass costs more than a standard bedroom window — the frame material and brand, retrofit versus new-construction, any fire-area or tempered-glazing requirements, the condition of the existing framing, and access on multi-story or hillside elevations.

FAQ

Do I need a permit to replace windows in Alamo? Yes. Alamo is unincorporated, so the permit comes from Contra Costa County's Building Inspection Division, and Title 24 energy documentation is part of the submittal. We handle it.

How do I keep my view but cut the summer heat? With the glass package. A Low-E coating and an appropriate solar-heat-gain rating on the sun-facing elevations reduce heat without heavily tinting the view; elevations that don't take direct sun can run clearer glass. We spec it opening by opening.

Will my big picture windows and sliders need tempered glass? Often, yes. County requirements call for safety glazing in hazardous locations — around doors, large panels, and certain low or wet spots — which large openings and slider walls frequently trigger. We identify those and order accordingly.

Retrofit or full-frame — which is right for my home? Retrofit is less invasive and keeps a sound existing frame; full-frame is better where there's rot or water damage or you want the flashing fully renewed. We assess each opening before recommending.
