What actually matters in a Sonoma replacement window

Three decisions carry most of the outcome:

  • Glass and solar performance. For Sonoma's hot, sunny summers, dual-pane insulated glass with a Low-E coating does the heavy lifting — cutting heat gain and glare while keeping winter warmth in. California's Title 24 energy code sets the performance targets (U-factor and solar heat gain) that replacement windows have to meet, and those values vary by climate zone and change across code cycles, so we confirm the current numbers at permit time rather than quoting a fixed figure. Where a picture window is carrying a valley or hillside view, we'll talk through a glass package that protects the view without cooking the room.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum each balance cost, thermal performance, and looks differently. On older homes near the Plaza with wood trim and traditional proportions, clad-wood or a carefully chosen profile respects the original opening; on a mid-century or ranch home, a clean aluminum or vinyl line can be the better fit.
  • Retrofit vs. new-construction install. A retrofit (insert) install keeps the existing frame and is less invasive — a good option when the frame and surround are sound. A new-construction (full-frame) install removes the unit down to the rough opening so the flashing and water-resistive barrier can be fully renewed — the right call where there's rot, water intrusion, or you're re-siding at the same time. Fire-zone glazing, where your parcel calls for it

Windows are part of a home's fire performance, and in Sonoma that isn't hypothetical — the 2017 Nuns Fire burned through the valley and hills, and Cal Fire's 2025 remapping, reflected in the City of Sonoma's updated Fire Hazard Severity Zone map, expanded the High and Very High fire-hazard areas around the city, with the heavier designations concentrated toward the hills and wildland edges.

On parcels carrying those designations, California Building Code Chapter 7A governs exterior glazing on the regulated openings. In practice that generally means an altered opening needs multi-pane glazing with at least one tempered pane, along with other assembly requirements. Whether it applies to your project depends on your parcel's designation and whether the work is classed as a repair or an alteration — so it's worth pinning down early. Permits and Title 24 in the City of Sonoma

Window replacement in the city is permitted through the City of Sonoma Building Division, which adopts the current California Building Standards Code (the city moved to the 2025 edition effective January 1, 2026). Because replacement windows are regulated fenestration, a Title 24 energy-compliance form is typically part of the submittal.
