Two things make windows the weak point of a Tracy house: the summer heat that pours through under-performing glass, and the Altamont wind that finds every gap around a tired frame. Bay Area Siding Company is a Marin-based siding and window contractor working across the Central Valley, and on a Tracy window job we handle the whole thing — measuring, glass and frame selection, permitting, removal, flashing and air-sealing, and the final walkthrough.

The two problems Tracy windows have to solve

Most window-replacement calls in Tracy trace back to one or both of these:

Solar heat gain. The valley sun is relentless in summer, and single-pane or older dual-pane glass without a good Low-E coating lets that heat straight into the house — which shows up as rooms you can't keep cool and an AC that never quite catches up. The fix is a glass package chosen to control solar heat gain, not just to insulate. On Tracy's hot west- and south-facing elevations, that's the single most important spec.

Air infiltration from the Altamont wind. Tracy sits at the mouth of the Altamont Pass, and the wind that funnels through it is persistent. Around a worn or poorly sealed window, that pressure drives outside air — and, in a winter storm, wind-driven rain — through gaps you didn't know were there. A window that's set level, properly flashed, and air-sealed is what stops it. The seal around the window matters as much as the window.

Signs it's time

  • Rooms on the sunny side that run hot no matter what the thermostat says
  • Drafts or whistling around the frame on a windy day, with the window shut
  • Fog or condensation trapped between the panes — a failed seal that can only be replaced, not repaired
  • Sashes that stick, won't stay up, or won't latch
  • Water staining, soft frames, or daylight at the sill

What to look for in a replacement window

Three decisions carry most of the outcome here:

  • The glass package. For Tracy, prioritize a Low-E coating tuned for solar-heat-gain control on top of dual-pane insulation. California's Title 24 energy code sets maximum U-factor and SHGC values for replacement windows, and the numbers depend on the climate zone and the code cycle in effect — so your installer should confirm the current requirement at permit time rather than quote a figure from memory. Tracy's cooling-dominated summers make the solar-control side of that especially worth getting right.
  • The frame. Vinyl, fiberglass, aluminum-clad wood, and aluminum trade off cost, thermal performance, and looks differently. Vinyl and fiberglass suit the newer subdivisions well; a clad-wood profile may fit an older home near downtown better.
  • Retrofit vs. new-construction. A retrofit (insert) install keeps the existing frame and is quicker and less invasive. A new-construction (full-frame) install removes the window to the rough opening so the flashing can be fully renewed — the right call where there's rot, water damage, or an air-sealing problem you actually want solved. We do both and recommend based on what the opening shows.

Comparing brands? Start at the window replacement hub, then read up on Anlin, Milgard, Andersen, Marvin, and Pella. We also install aluminum windows.

How the job goes

We start with a walkthrough and precise field measurements for each opening, help you settle the glass package and frame, and pull the permit. On install day, the old units come out, we inspect the openings for rot or damage, set the new windows level and plumb, then flash and air-seal them against water and the Altamont wind before finishing trim and doing an operation check with you. Where an opening turns out to have hidden water damage, we'll talk through moving that one to a full-frame install so the flashing gets fully renewed.

Permits and Title 24

The City of Tracy Building Safety Division (Community and Economic Development Department) handles building permits, with online submittal through the city's eTRAKiT portal. Window replacement is treated as an alteration under the state Energy Code, so a Title 24 fenestration compliance form is generally part of the submittal. We handle the permitting and make sure the units we order meet the code in effect when the permit is pulled.

What affects the cost

We don't quote prices online because every home is different. The drivers are the number and size of openings, the frame material and brand, retrofit vs. new-construction, the glass package, the condition of the framing behind the window (rot repair adds scope), and access on upper-story openings. We price it after we've measured.

FAQ

What glass should I get for Tracy's heat? Prioritize a dual-pane unit with a Low-E coating chosen to control solar heat gain, not only to insulate — that's what keeps the valley summer sun from overwhelming your AC. The exact U-factor and SHGC targets come from Title 24 for your climate zone and the current code cycle, which we confirm at permit time.

My windows leak air when the wind blows — is that the window or the install? Often it's the seal, not the sash. Around the Altamont wind, a window that isn't flashed and air-sealed correctly will leak no matter how good the unit is. A proper replacement sets the window level, flashes it, and air-seals the gap — which is where a lot of the comfort improvement actually comes from.

Do I need a permit to replace windows in Tracy? Yes, generally. The City of Tracy Building Safety Division handles the permit, and because window replacement is treated as an alteration under the Energy Code, a Title 24 compliance form is normally part of it. We take care of the permitting.

Retrofit or new-construction — which one? Retrofit is faster and less invasive and keeps the existing frame. New-construction is the better choice where there's rot, water intrusion, or an air-sealing problem you want fully corrected, because it lets us renew the flashing. We assess each opening and recommend.
