Bay Area Siding Company installs replacement and new-construction windows for Livermore homeowners — from the older places near the historic downtown to postwar tracts, north-side subdivisions, and the ranchettes on the valley's edges. We're a Larkspur-based siding and window contractor, and we handle the whole job: measuring, glass and frame selection, permitting, removal, flashing and air-sealing, and the final walkthrough.

In this valley, the glass package does the heavy lifting

Livermore's climate is what makes windows worth getting right. Summers are hot and bright, the sun sits on west- and south-facing glass all afternoon, and single-pane windows — or older dual-panes with no coating — turn that into heat pouring into the house right when the AC is already working hardest. Then the delta breeze arrives in the evening and the temperature drops fast, so the same house that was overheating at 5 p.m. can feel cool by midnight. Good windows manage both ends of that swing.

The lever that matters most here is Low-E glass. A low-emissivity coating on insulated dual-pane glass reflects a big share of the sun's heat back out while still letting light in — which is exactly the problem a Livermore west wall has. On the flip side, the same insulated unit slows the heat loss on a cool night. If your afternoons are unbearable on the sunny side of the house and your energy bills spike in summer, the glass spec is usually where the fix lives.

Signs your windows are ready to go

  • Rooms on the sunny side that overheat every afternoon no matter what the thermostat does — often single-pane or uncoated glass letting solar heat straight through.
  • Fog or condensation trapped between the panes — a failed dual-pane seal, which can't be repaired, only replaced.
  • Drafts you can feel at the sash even when the window is shut and locked.
  • Sashes that stick, won't stay up, or won't latch — swollen wood, painted-shut frames, or worn balances.
  • Rot, soft frames, or staining at the sill or surround.

The three decisions that shape the job

  • Energy performance. For Livermore, prioritize dual-pane insulated glass with a Low-E coating tuned to reject solar heat gain. California's Title 24 energy code sets maximum U-factor and solar-heat-gain values for replacement windows, and those depend on the climate zone (Livermore is in an inland code climate zone) and the code cycle in effect — so rather than quote fixed numbers, we confirm the current requirements at permit time and choose glass that meets them.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum trade off cost, thermal performance, and looks differently. Homes near the downtown often look best with a clad-wood or a profile that respects the original opening; a tract ranch may be well served by a quality vinyl or fiberglass unit.
  • Retrofit vs. new-construction. A retrofit (insert) install keeps the existing frame and is less invasive; a new-construction install removes the window to the framing so the flashing can be fully renewed — the right call where there's rot or past water intrusion. We do both and recommend based on what we find.

Comparing brands? Start at our window hub, then read the specifics for Anlin, Milgard, Andersen, Marvin, and Pella. We also install aluminum windows.

Permits in Livermore

The City of Livermore requires a building permit to replace windows — the Permit Center is explicit that both retrofit and new-construction-style window replacements need one, while replacing glass only does not. A Title 24 energy compliance form is part of a fenestration submittal. We handle the permitting through the Community Development Department as part of the job.

If you're on a rural-edge parcel

Some parcels on Livermore's southern and eastern margins — toward Del Valle and the Cedar Mountain foothills — fall within mapped High or Very High Fire Hazard Severity Zones under the Local Responsibility Area maps the state adopted in 2025. Where a home is in a designated fire-hazard zone, California Building Code Chapter 7A can affect exterior glazing — typically calling for multi-pane units with at least one tempered pane when an opening is altered. It's parcel-specific and depends on whether the work is classed as a repair or an alteration, so if you're out on the rural edge we confirm the requirement before ordering. On the valley floor, this generally won't apply.

What affects the cost

No honest online price — the drivers are the number and size of openings; frame material and brand; retrofit versus new-construction; the glass package (a solar-control Low-E upgrade is worth it here but factors in); the condition of the existing framing, since rot repair adds scope; and access on upper-story or rural-parcel openings. We price it after measuring.

Working on the exterior too? We also do siding replacement and James Hardie siding in Livermore, and we serve the wider East Bay and Tri-Valley area. See finished work in our project gallery.

Frequently asked questions

Which windows actually help with Livermore's afternoon heat? Dual-pane insulated glass with a solar-control Low-E coating. It reflects much of the sun's heat back out on west- and south-facing walls while still letting light in, which is the specific problem a hot inland valley creates. We confirm the exact energy spec against current Title 24 at permit time.

Do I need a permit to replace windows in Livermore? Yes — the City requires a permit for both retrofit and new-construction window replacements. Replacing the glass only does not require one. We handle the permit through the Community Development Department.

Retrofit or new-construction install — which is right for my home? Retrofit is less invasive and keeps the existing frame; new-construction is better where there's rot or water damage and you want the flashing fully renewed. We assess the openings and recommend the right one.

I'm on a parcel near Del Valle — do my windows need tempered glass? Possibly, if your parcel is in a designated fire-hazard zone and the work is an alteration; Chapter 7A can require multi-pane glazing with at least one tempered pane in those cases. It's parcel- and scope-specific, so we confirm it with the City before ordering.
