When patching stops paying off

Older foothill homes tend to fail in recognizable ways. A few of these together usually mean it is time to replace rather than repair again:

  • Boards that cup, split, or flex when you press on them
  • A fresh paint job that is peeling again within a season or two
  • Soft spots, or trim you can sink a screwdriver into
  • Old T1-11, hardboard, or worn wood that has simply reached the end of its service life
  • Musty smells or staining on interior walls near an exterior corner

Once the problem is the wall itself and not the finish, another round of caulk and paint just postpones the same conversation at a higher price.

Why tear-off beats siding over the top

It is tempting to lay new material over the old and skip the mess. On a rural home that has weathered many seasons, that is usually the wrong call. Covering over hides the one thing worth seeing: what is happening behind the cladding. Only a tear-off exposes the sheathing and substrate and lets us confirm the water-resistive barrier and flashing are actually there and doing their job — on a lot of older foothill homes, the WRB was minimal or missing to begin with. Layering also traps moisture and adds weight without fixing the underlying wall. A tear-off costs more up front and leaves you a wall that is sound from the sheathing out.

To be precise about scope: a normal re-side removes the cladding down to the sheathing and WRB, not down to the studs. Framing only comes into play if the sheathing itself is compromised and has to come off — a bigger job we would flag after we see it.

Picking a material for a foothill home

Standing up to foothill seasons

The Apple Hill area's climate is the reason material and detailing matter more than they would down in the valley. Summers are long, dry, and high in UV; winters turn cold and bring some snow at the Camino and Pollock Pines elevations. Cladding that expands and contracts through that range, or that soaks up moisture, is what eventually cracks and lets water in. The point of a good re-side is a wall that handles the swing: a stable material, a continuous water barrier, and flashing detailed so meltwater and driven rain drain out instead of sitting in the assembly.

Permits and the County

Apple Hill is unincorporated, so there is no city hall — permitting runs through El Dorado County Building Services (the County's Building Division). A full re-side generally requires a building permit through the County, and it is not on the County's short list of permit-exempt work. On top of that, because much of the area is in a designated fire hazard zone, the WUI construction provisions can apply to the exterior work regardless of the permit path. We confirm what your specific parcel and scope require with the County rather than guess.

What the job costs depends on

We do not post prices because no two foothill homes are alike. The real drivers: how much concealed substrate repair turns up once the old siding is off, the size and number of stories, site access on a rural lot, the material and finish you choose, window and trim integration, and any fire-zone assembly detailing your parcel calls for. A walkthrough is the only way to price it honestly.

Do I need a permit to re-side my home in the Apple Hill area?
