Homes in the Apple Hill area feel their windows more than most. Up in the orchard-and-forest country around Camino and Pollock Pines, the temperature does not just drift — it swings from long, high-UV summer afternoons to cold winter nights with snow at elevation. Old single-pane sashes give up ground on both ends: they bake heat in during the summer and bleed it out all winter. New windows are one of the more noticeable comfort upgrades a foothill home can make.

Bay Area Siding Company is a Marin-based siding and window contractor working across Northern California and into the El Dorado County foothills. We handle measuring, glazing and frame selection, permitting where it applies, removal, flashing and air-sealing, and the final walkthrough.

Comfort across a wide seasonal range

The right replacement window is chosen for the climate it lives in, and the Apple Hill area's is a two-sided one. What actually makes the difference:

  • Dual-pane insulated glass with a Low-E coating. This is the core of both keeping summer heat and UV out and holding winter warmth in. It is the single biggest jump from an old single-pane unit.
  • A tight, well-sealed install. A great glass package leaks its advantage away through a sloppy opening. Level, plumb, flashed, and air-sealed is what turns the spec into real comfort.
  • Frame material that suits the home and the swing. Vinyl, fiberglass, aluminum-clad wood, and aluminum each trade cost, thermal performance, and looks differently. Older farmhouses and cabins with wood detailing often read best with clad-wood or a profile that respects the original opening.

California's Title 24 energy code sets the performance a replacement window has to meet, and those targets vary by climate zone and change across code cycles — the foothills are a colder zone than the coast. We confirm the numbers in effect at permit time rather than quoting fixed figures that may be out of date.

Signs your windows are done

  • Drafts or cold spots at the glass with the window shut
  • Fog or moisture trapped between the panes — a failed seal that cannot be repaired, only replaced
  • Sashes that stick, will not stay up, or will not lock
  • Heating and cooling bills that climb while single-pane glass does nothing to help
  • Rot, soft frames, or water staining at the sill or surround

Fire-zone glazing in the WUI

Much of the Apple Hill area sits in fire country — the State Responsibility Area, with Cal Fire hazard designations that run up to very high on many parcels. That matters for windows because glazing is one of the specific openings California Building Code Chapter 7A addresses in fire hazard zones. Where it applies, an altered opening typically calls for multi-paned glazing with at least one tempered pane, among other requirements.

The careful version: Chapter 7A governs specific openings and assemblies on designated parcels, and whether a given job is treated as a repair or an alteration affects what is required — it is not a blanket rule for every window on every house. We check your parcel's designation and confirm the obligation with the County before ordering anything.

The El Dorado County permit reality

Apple Hill is unincorporated, so windows fall under El Dorado County, not a city. The County's own policy is worth knowing: a straightforward replacement — same size, same operation type, no structural changes to the wall or framing — does not require a building permit. That is a genuine convenience for a like-for-like swap.

The catch that owners miss: no permit does not mean no code. Even on an exempt replacement, the County states the work must still meet the applicable WUI fire provisions, along with Title 24 energy and safety-glazing requirements. Change the opening size, the operation type, or the framing, and you are back into permit territory. We sort out which path your project is on as part of scoping, so nothing surfaces after the fact.

Comparing brands

We install a range of windows and can match the line to your home and budget. Start at the window hub, then read up on Anlin, Milgard, Andersen, Marvin, and Pella. We also install aluminum windows where they fit.

Retrofit vs. new-construction

Two ways to put a window in. A retrofit (insert) install keeps the existing frame and is less invasive — a good fit for a sound opening. A new-construction (full-frame) install removes the window to the framing so the flashing can be fully renewed, which is the right move where there is rot or past water intrusion. On older foothill homes we often find the latter is worth it at one or two openings even when the rest are straightforward retrofits. We assess and recommend.

What affects the cost

Every job prices differently. The drivers are the number and size of openings, frame material and brand, retrofit vs. new-construction, whether fire-zone tempered or multi-pane glazing is required on your parcel, the condition of the existing framing (rot repair adds scope), and access on a rural or multi-story home. A walkthrough is how we price it accurately.

Also thinking about the walls?

Windows and siding often make sense to plan together, since the flashing has to be sequenced between them. We also do siding replacement and James Hardie fiber cement in the Apple Hill area, and serve the wider Sierra region. See finished work in the project gallery.

FAQ

Do I need a permit to replace windows in the Apple Hill area? Not always. El Dorado County does not require a building permit for a like-for-like replacement — same size, same operation, no structural change. Change the opening, operation, or framing and a permit is required. Either way the work must meet WUI fire, energy, and safety-glazing code, which we confirm with the County.

My parcel is in a fire hazard zone — do my windows need tempered glass? Likely, if the work is an alteration. Under Chapter 7A, altered openings in the WUI generally require multi-paned glazing with at least one tempered pane. The exact requirement depends on your parcel and whether the job is a repair or an alteration, which we verify before ordering.

Can I keep the character of an older foothill home? Yes. Frame material and profile can be matched to the original openings — clad-wood and certain vinyl or aluminum profiles all work depending on the home.

Retrofit or new-construction — which do I need? Retrofit is less invasive and keeps the existing frame; new-construction renews the flashing down to the framing and is better where there is rot or water damage. We often mix the two across a house and recommend per opening.
