Most of Moraga was built out in a single long stretch of postwar development — ranch and split-level houses, a scattering of mid-century designs, and custom homes tucked into the hillsides above Rheem Valley and around Campolindo. A lot of that housing is now at the age where the original cladding is simply worn out: paint that won't hold, boards that have cupped or split, hardboard or T1-11 that has gone soft at the bottom courses. Why a Moraga home reaches the re-side point

When siding on a home of this era starts to fail, it usually fails in a pattern. You repaint and the finish is chalking again in a couple of seasons. Nail heads telegraph and seams open up. Along the shaded north and canyon-facing walls — and Moraga has plenty of those, with damp wooded draws that hold moisture well into spring — you find swelling, soft spots, and the occasional mushroom of dry rot at a corner or a sill. Trim that a screwdriver sinks into is the clearest tell.

At that stage, patching one wall at a time tends to cost more over a few years than replacing the cladding once and being done with it. Replacement is also the only moment you actually get to see and correct what's behind the siding.

What tear-off actually lets us do

Covering new material over old siding is the fast option, and it hides the one thing worth looking at. A proper replacement removes the existing cladding down to the sheathing and substrate so we can:

  • Check the sheathing for concealed water damage and rot, especially at wall bases, corners, and around older windows.
  • Confirm there's a functioning water-resistive barrier (WRB) — many homes from this period were built before modern building paper and house-wrap detailing were standard.
  • Correct flashing at windows, doors, decks, and penetrations, which is where re-sides are won or lost.

Removing the cladding does not mean opening the framing; the studs stay covered unless we also find a reason to pull sheathing. What it means is a wall that's sound and properly layered from the substrate out, not just a fresh face over old problems.

Choosing a material

Permits and the local process

The Town of Moraga uses the Contra Costa County Department of Conservation and Development to review, inspect, and enforce the California Building Code, and most exterior improvements need Town of Moraga Planning or Engineering Department sign-off before a building permit application goes in. We handle that coordination as part of the job. A typical re-side runs consultation → field measure and written scope → permitting → tear-off and substrate inspection → WRB and flashing → installation to the manufacturer's fastening and clearance specs → trim, cleanup, and a walkthrough. How long it takes depends on the home's size and stories, what we find once the wall is open, and review timelines.

The wildland-edge consideration

Moraga sits in the Moraga-Orinda Fire District, and much of the town — particularly the eastern and northeastern hills and the parcels backing onto open space — falls within mapped fire hazard severity zones under the updated 2025 Cal Fire maps. Where a parcel carries a fire-hazard designation, California Building Code Chapter 7A can govern regulated exterior assemblies and openings, generally favoring noncombustible or ignition-resistant materials. Whether and how it applies comes down to your specific parcel and the scope of work, so it's something we confirm with the Town and the fire district rather than assume. What drives the cost

We price each home individually. The real drivers are the number of stories and the amount of trim and corner detail; how much substrate repair turns up once the old siding is off; the material and finish you choose; and access — steeper hillside lots take more staging and setup than a flat Rheem Valley parcel. No prices online, because a real number comes from seeing the walls.

FAQ

Do I need a permit to replace siding in Moraga? Plan on it. Moraga runs building-permit review through the Contra Costa County Department of Conservation and Development, and most exterior work also needs Town Planning or Engineering approval first. We manage the paperwork.

My house backs onto the open space / hills — does that change my siding options? It can. Parcels in mapped fire hazard severity zones may be subject to Chapter 7A provisions that favor noncombustible or ignition-resistant materials on regulated assemblies. It depends on your parcel and scope, which we confirm before speccing — noncombustible fiber cement is a common answer on these lots.

Should I replace the siding or just cover over it? On homes of Moraga's era we generally recommend full tear-off so the sheathing, WRB, and flashing can be inspected and corrected. Covering over hides exactly the problems that shorten a wall's life.
