Flatland home or hillside home? It shapes the job

The re-side decision plays out differently depending on where in Pinole you are.

On the flat, older stock near San Pablo Bay and Old Town, the story is usually age: cladding that has been painted a dozen times, siding that was installed before drainage planes and self-adhered flashing were routine, and trim that has quietly gone soft at the corners. These are the homes where a tear-off pays for itself, because the problems are behind the boards, not on them.

On the hillside and ridge lots, exposure does more of the work. West-facing walls take afternoon sun and the wind that funnels off the bay and up the valley; that combination is hard on paint and on any material that moves with heat. Access matters too — a re-side on a stepped, sloped lot takes more staging than a job you can walk a ladder up to. We factor that in when we scope.

When another repair stops making sense

You do not need every one of these to justify replacing, but two or three together usually tip it:

• Boards that cup, split, or give a little when you press on them
• A fresh paint job that started peeling within a season or two
• Trim or siding you can sink a screwdriver into near the base of a wall or under a window
• Mildew smell or staining on the inside face of an exterior wall
• Tired T1-11, hardboard, or chalking aluminum that has simply reached the end of its run

Patching keeps the surface looking maintained. It does nothing for the layer underneath — which is the layer that decides whether the wall stays dry.

What comes off, and what we actually look at

A standard re-side removes the cladding down to the sheathing or substrate. That exposes the water-resistive barrier (WRB) and the flashing at windows, doors, and wall penetrations — the parts of the assembly that do the real weatherproofing. It does not mean stripping the wall to the studs; the framing only comes into view if the sheathing itself is damaged and has to be opened up, which is a larger scope we'd flag and price separately.

Once the wall is open we can see what a repair never shows: whether the WRB is intact or missing, whether the flashing was ever detailed correctly, and whether there's concealed dry rot around openings or at the base of a wall. We correct those before any new siding goes on. Covering old, failing cladding with new material skips this step entirely and traps whatever was already going wrong.

Choosing the material

• Vinyl — a lower-maintenance choice where the look and the wall suit it

Permits and the Old Town factor

Siding replacement in Pinole is permitted work, handled by the City of Pinole Building Division (submittals run through the city's online eTRAKiT system). A straightforward like-for-like re-side is the simplest path. Two things can add steps:

• Old Town. If your home is in the Old Town area and you're changing the material or profile rather than replacing like-for-like, the project has to meet the city's Old Town Design Guidelines, and it's worth looping in planning staff before you commit to a look.
• Damage-driven scope. When siding is being replaced because of termite or dry-rot damage, the city may ask for additional documentation on the repair.

There's no honest online quote for a re-side, because the cost lives in the details: the size of the home and how many stories; hillside access and staging; how much concealed substrate or rot repair turns up once the wall is open; the material and finish you choose; and whether Old Town review is in play. Do I need a permit to replace siding in Pinole? Yes. Siding replacement is handled by the City of Pinole Building Division, with applications submitted through the city's online permitting system. Like-for-like replacement is the simplest case; changing materials or profiles in the Old Town area brings the Old Town Design Guidelines into play.

My house is on the Pinole Valley hillside — does that change anything? It can. Slope affects access and staging, and west-facing hill walls take more sun and wind, which factors into material choice. On wooded parcels near the hill edges, fire resistance may also matter; Cal Fire's hazard maps for this area were revised recently, so the right move is to confirm your specific parcel rather than assume.

Can you re-side over the existing material instead of tearing off? We generally don't recommend it. Layering over old cladding hides the WRB and flashing — the exact things a re-side exists to inspect and correct — and can add weight and trap moisture. Tear-off costs more up front and leaves you a wall that's sound from the sheathing out.
