A lot of Antioch's housing was built in waves — the older homes around Rivertown and the riverfront, block after block of postwar tract houses through the middle of town, and newer subdivisions pushing south toward the Sand Creek hills. What most of them share now is siding that has spent decades baking in East County's hot, high-UV Delta summers. Bay Area Siding Company is a Larkspur-based siding and window contractor, and full re-sides in Antioch are a core part of what we do: pulling the old cladding, checking what's underneath, and putting up a wall built to hold up to inland heat.

When a re-side beats another repair

Individual repairs make sense until they don't. On an Antioch home, the tipping point usually looks like a combination of these, not just one:

  • Boards that are cupping, splitting, or pulling loose at the fasteners — common on original hardboard and T1-11 that has been through enough hot summers and wet winters
  • A paint job that chalks, fades unevenly, or peels within a couple of seasons on the sun-facing (typically south and west) elevations
  • Caulk lines that keep opening up as the wall expands and contracts with the day-to-day temperature swing
  • Soft spots, a screwdriver that sinks into trim, or staining and musty odor on the inside of an exterior wall
  • Enough scattered damage that patch-and-paint is just buying another year

When you're repainting the same elevations over and over, the material is telling you the finish has outrun the substrate.

The tear-off is where the value is

The reason to remove old siding rather than fur out and cover it is simple: covering hides the part of the wall that actually keeps water out. Once the cladding is off, we can inspect the sheathing and substrate, confirm there's a functioning water-resistive barrier (WRB), and correct flashing at windows, doors, and penetrations — details that were often thin or missing on mid-century tract construction. Re-cladding over failing material also adds weight and can trap moisture against the wall. A tear-off costs more at the outset and leaves you with a wall that's sound from the sheathing out. (Removing the sheathing to expose framing is a larger, separate scope; a standard re-side stops at the sheathing.)

Picking a material that handles the heat

Antioch's summers are the design constraint most homeowners underrate. Sustained heat and strong UV are hard on color and on materials that move a lot with temperature, so we steer the material conversation toward finishes that hold up:

For homes on Antioch's southern and southwestern edge, material choice can carry a second consideration beyond looks and durability — see the fire-zone note below.

Fire-hazard edges: worth checking your parcel

This applies to some Antioch homes, not all. Cal Fire's 2025 state Fire Hazard Severity Zone maps place High and Very High fire-hazard areas along Antioch's southern and southwestern borders and the undeveloped ground toward Sand Creek, and a few established neighborhoods near that edge fall into higher-hazard designations. Where a parcel carries a fire-hazard designation, California Building Code Chapter 7A can govern the exterior wall covering, generally favoring noncombustible or tested ignition-resistant materials. Whether it applies to your home depends on the parcel's designation, the product, and the scope of work — so it's something we confirm with the City rather than assume. If you're on that side of town, mention it early; it narrows the material list.

Permits and how the job runs

Exterior alterations like a full re-side are permitted work in Antioch, handled by the Building Inspection Services Division within the Community Development Department (City Hall, 200 H Street). We pull the permit and build the sequence around it. In practice a job runs: walkthrough and measurement, a written scope, permit, tear-off and substrate inspection, WRB and flashing, installation to the manufacturer's spec, then trim, cleanup, and a final walk with you. Where tear-off turns up rot or old water damage, we show you before we close the wall.

What moves the price

We don't post prices because no two of these are the same. The honest drivers on an Antioch re-side are the size of the home, the material and finish you choose, how much substrate or dry-rot repair shows up once the old siding is off, the number of stories and site access, whether windows or trim are being integrated at the same time, and any fire-zone assembly detailing for parcels that need it. A walkthrough is the only way to price it accurately.

FAQ

Do I need a permit to re-side my house in Antioch? Exterior wall work is permitted through the City of Antioch's Building Inspection Services Division. We handle the permit as part of the project and confirm the exact scope with the City before we start.

My home is near the south or southwest edge of Antioch. Does that change my options? It can. Cal Fire's 2025 maps show higher fire-hazard designations along that side of the city, and Chapter 7A can apply to exterior walls on affected parcels — which favors noncombustible or ignition-resistant materials. We check the designation for your specific address before speccing.

Should I just have new siding installed over the old? On most Antioch homes we recommend a full tear-off. Covering over hides the sheathing, WRB, and flashing — exactly the layers that determine whether the wall stays dry — and can trap moisture.

Which siding holds its color best in this climate? Sustained heat and UV are the enemy of finish on the sun-facing walls. Factory-finished fiber cement generally holds color longer than field-painted wood or hardboard here; we'll walk through the trade-offs for your home.
