For a lot of Concord homeowners, the appeal of James Hardie fiber cement comes down to one thing the local climate makes obvious: color that lasts. Concord's summers are long, hot, and dry, and that sustained sun and UV is hard on a painted wood or hardboard wall — the finish fades and chalks, and the boards move with the daily heat swing. Hardie is a dimensionally stable, factory-finished fiber cement made in a California-specific line, and on the sun-exposed elevations that define so many Concord houses, that combination holds up where field paint keeps failing. Bay Area Siding Company installs it across the city, and this page covers where it fits, how it's specced for the inland climate, and what a correct installation looks like.

Why fiber cement suits Concord's climate

The inland valley climate is the whole argument. A west- or south-facing wall in Concord takes a heavy UV and heat load through the summer, and two things follow: painted finishes fade and lose their bond faster than they would on the cooler coast, and cladding that isn't dimensionally stable expands, contracts, and works its seams and fasteners loose over the years. Fiber cement addresses both. It doesn't move the way wood does with heat, and — installed correctly — it ends the constant repaint cycle that inland sun forces on a wood-sided home. This isn't about any local fact "damaging" your walls; it's simply that a hot, high-UV climate is demanding on finishes, and a stable, factory-coated material is built for it.

HZ10 and ColorPlus: finish that holds in the sun

James Hardie manufactures to regional specifications through its HardieZone (HZ) system, and California falls in HZ10 — the line engineered for hot, dry, high-UV conditions rather than the freeze-thaw climates the HZ5 products serve. HZ10 is the correct baseline for a Concord home. Pair it with the factory-applied ColorPlus Technology finish and you get color that's baked on under controlled conditions and built to resist fade far better than a coat rolled on in the driveway — which is exactly the failure mode inland homeowners know well. When it does eventually need refreshing, the repaint cycle is long, not annual.

Fitting Concord's ranch and tract architecture

Much of Concord is postwar ranch and tract housing, along with pockets of older homes near downtown and Todos Santos Plaza and newer construction toward the eastern hills. Hardie's range of profiles — lap, panel, and shingle-style — lets a re-side keep the proportions and character of a mid-century ranch rather than forcing a generic swap, while quietly upgrading the wall's durability and finish. Getting the profile and color right for your home's era and exposure is part of the conversation we have on site.

Installing Hardie correctly on a Concord home

The material only performs if the whole assembly is done right, and on an older home the tear-off is where the real value is:

  • Tear-off and substrate inspection. Removing the old cladding exposes the sheathing and substrate — not the framing — so we can find and correct concealed rot around windows, at wall bases, and behind failed flashing before anything new goes up.
  • Water-resistive barrier and flashing. A code-compliant WRB and correct flashing at windows, doors, penetrations, and transitions is the system that actually keeps the wall dry; that detailing matters more than the brand on the boards.
  • Clearances and fastening. James Hardie publishes specific ground, roof, and deck clearances plus fastening and joint requirements, and the product warranty depends on installing to those specs.
  • Trim and window integration. Many re-sides pair siding with window replacement, and the flashing has to be sequenced correctly between the two.

Permits and the fire-zone parcels

Re-siding in Concord is permitted through the City of Concord Building Division; repainting isn't, but replacing the wall covering generally is, and we handle that submittal. Most of Concord is flat valley floor outside any mapped fire-hazard zone, so for the majority of homes the material choice is about durability and looks, not fire code. That said, Cal Fire's updated maps (adopted locally in 2025) place High and, in spots, Very High Fire Hazard Severity Zone designations along the southeastern edges of the city — the areas around and south of Ygnacio Valley Road near the Cal State East Bay campus, Crystyl Ranch, and the Lime Ridge / Thurgood Marshall Regional Park slopes, under Contra Costa County Fire Protection District. Where a parcel carries a High or Very High designation, Chapter 7A can govern the wall covering, and fiber cement's noncombustibility becomes a genuine advantage — but that applies only to those specific parcels and scopes, which we confirm against your address rather than assume.

Warranty

James Hardie backs its siding with a transferable 30-year, non-prorated substrate limited warranty, and its ColorPlus finish carries a 15-year limited warranty against peeling, cracking, and chipping. Both are manufacturer warranties and depend on installation to James Hardie's published specifications.

What drives the cost

The honest drivers are tear-off complexity and any concealed substrate repair found at inspection; the number of stories and how reachable the walls are; window and trim integration; the Hardie product line and finish (ColorPlus versus primed-for-paint); and, only on the southeastern parcels where it applies, fire-zone assembly detailing. A walkthrough is the only way to price it accurately.

FAQ

Which James Hardie line is right for a Concord home? The HZ10 line, which James Hardie engineers for California's hot, dry, high-UV climate. The specific products, profiles, and colors depend on your home's style and exposure.

Will the ColorPlus finish really hold up to Concord summers? That's much of the point of it. The finish is factory-applied under controlled conditions and carries a 15-year limited warranty against fade-related failures like peeling and cracking — it's built to resist exactly the UV and heat load that wears out field-applied paint on inland walls.

Do I need a permit to re-side with Hardie in Concord? Yes, replacing the wall covering is generally a permitted scope through the City of Concord Building Division, though repainting isn't. We handle the permit.

Is fiber cement only worth it if I'm in the fire zone? No. Most of Concord isn't in a mapped fire-hazard zone, and the case for Hardie here is mainly climate durability and low upkeep. On the southeastern parcels that do carry a High or Very High designation, its noncombustibility is an added, code-relevant benefit — we confirm your parcel before speccing.
