Rodeo sits right on the eastern shore of San Pablo Bay, and a lot of its houses have been standing since the town's early stockyard-and-cannery days, with a second wave going up after the war. Wood, stucco, and older manufactured cladding age differently on a bayside lot than they do inland, and by the time paint stops holding or boards start to move, the real question isn't cosmetic — it's what the wall is doing underneath. Bay Area Siding Company is a Larkspur-based siding and window contractor working throughout west Contra Costa, and we replace siding as a complete system: off with the old cladding, a hard look at what it was hiding, then a wall rebuilt to shed water and hold up to salt-laden wind.

The reason we recommend removing old siding instead of layering over it comes down to visibility. Once the cladding is off, the crew is looking at the sheathing or substrate, the water-resistive barrier (WRB), and the flashing at windows, doors, and wall transitions — the parts of the assembly that decide whether the wall stays dry. On many older Rodeo homes those layers are thin, patched, or simply weren't part of the original build. You can't judge any of that through a wall; you have to open it.
Covering over failing siding buries the problem, adds weight, and can trap moisture against wood that's already tired. A full replacement costs more at the outset and gives you a known, sound wall from the sheathing outward — which, on a house that's weathered decades of bay air, is usually the money better spent.
A few boards or a section of trim can often be repaired. It's the whole-wall signals that point to replacement:
Salt and steady wind off San Pablo Bay tend to accelerate the surface breakdown, so Rodeo homes often show the paint-and-caulk failures a little sooner than sheltered inland houses. That's a durability-of-materials point, not a diagnosis of hidden damage — we confirm what's behind the cladding at tear-off, never before.
We install a range of systems and walk you through the trade-offs on site. A quick orientation:
We also work in CertainTeed, wood, and aluminum. On a bayside home, we spend more of the material conversation on moisture management and maintenance intervals than on anything else.
Rodeo is an unincorporated community, so it isn't a city hall you deal with — it's the County. Building permits for the unincorporated areas of Contra Costa County are issued through the Department of Conservation and Development (Building Inspection). Under the county building ordinance, altering or repairing a structure calls for a permit, and re-siding isn't on the county's list of work that skips one. We pull the permit and handle the inspections as part of the job; the practical upside for you is that the wall gets looked at by the County at the right stages, not just by us.
No two re-sides cost the same, and we don't post numbers because the drivers are specific to your house: the size and number of stories, the material and finish you choose, how much substrate repair turns up once the old cladding is off, the amount of trim and flashing detailing the design needs, and access around the lot. We give you a real figure after we measure and see the walls — not a guess before.
Do I need a permit to replace siding in Rodeo? Yes. Because Rodeo is unincorporated, permitting runs through Contra Costa County's Department of Conservation and Development (Building Inspection). Re-siding is an alteration under the county ordinance and isn't exempt. We take care of it.
Does living on the bay change how you approach the job? It shifts the emphasis. Salt air and wind are hard on finishes and fasteners, so we weigh materials for durability and low upkeep and pay close attention to the WRB and flashing that keep wind-driven rain out. The core process is the same; the priorities lean toward moisture and maintenance.
Should I re-side over the old material to save money? On older homes we advise against it. Going over the top hides the sheathing, WRB, and flashing — exactly the layers most likely to need attention on a house of this vintage. Tear-off is how those get inspected and corrected.
How long will it take? It depends on the home's size, the material, what we find at tear-off, and County permit timing. You'll get a realistic schedule once we've measured.
Call (415) 619-5167 or request an estimate. We'll look at the walls, talk materials for a bayside home, and lay out the County permit steps. You can browse finished work in our project gallery, see the wider Contra Costa service area, or line up window replacement at the same time.
