If your Rodeo house still has its original single-pane windows, you feel it every time the wind comes off San Pablo Bay — the cold draft near the glass, the room that never quite warms up, the heater that runs longer than it should. New windows are one of the more satisfying upgrades on an older bayside home precisely because the payoff is daily: a tighter, quieter, more comfortable house. Bay Area Siding Company, a Larkspur-based siding and window contractor, installs replacement windows across west Contra Costa, and we handle the full job — measuring, glass and frame selection, County permitting, removal, flashing and air-sealing, and a final walkthrough.

Comfort and energy come first here

A window replacement on a Rodeo home is usually driven by comfort and energy loss, not looks. Older single-pane glass has no meaningful insulating value and no Low-E coating, so heat walks straight through it — and on a windy waterfront lot, the air leakage around aging sashes and frames makes it worse. A modern dual-pane, Low-E, well-sealed window cuts both the conductive loss through the glass and the draft around the opening. On a house that catches the bay wind, sealing the opening properly is half the benefit.

Signs it's time:

  • Drafts and cold spots at the glass even with everything shut
  • Fogging between the panes — a blown seal on a dual-pane unit, which can only be replaced, not repaired
  • Sashes that stick, drop, or won't lock from swollen wood or worn hardware
  • Heating bills that reflect single-pane glass with no coating
  • Soft frames, rot, or staining at the sill or surround

The three decisions that matter

  • Energy package. Dual-pane insulated glass with a Low-E coating is the baseline. California's Title 24 energy code sets maximum U-factor and SHGC values for replacement windows, and those numbers depend on the climate zone and the code cycle in effect — so rather than quote a fixed figure, we confirm the current requirement at permit time and spec units that meet it.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum each balance cost, thermal performance, and appearance differently. On a salt-air site, corrosion resistance and seal durability are worth weighing alongside price. Older Rodeo homes with wood trim often look right with clad-wood or a profile chosen to respect the original opening.
  • Retrofit vs. new-construction. A retrofit (insert) install keeps the existing frame and is less disruptive; a new-construction (full-frame) install removes the window to the rough opening so the flashing can be fully renewed — the better choice where there's rot or past water intrusion at the sill. We do both and recommend based on what the openings are actually doing.

Comparing brands? Start at the window hub, then read the specifics for Anlin, Milgard, Andersen, Marvin, and Pella. We also install aluminum windows.

Sealing against bay wind — the install detail that matters

On a windy site, a good window installed poorly still leaks. The part of the job that determines whether you actually get the comfort you paid for is the flashing and air-sealing at each opening: the window set level and plumb, integrated correctly with the water-resistive barrier, flashed to shed water, and sealed against air infiltration. That's where wind-driven rain and drafts are stopped, and it's the step we don't rush. Where a re-side is happening at the same time, the window flashing and the wall's WRB get sequenced together so the whole envelope works as one.

Permits: the County handles it

Rodeo is unincorporated, so window-replacement permits go through Contra Costa County's Department of Conservation and Development (Building Inspection), not a city office. Replacing windows is an alteration under the county building ordinance and calls for a permit; because it's a fenestration alteration, a Title 24 energy compliance form is part of the submittal. We pull the permit and complete the energy documentation as part of the project.

What affects the cost

We don't post prices because every job differs. The drivers are the number and size of openings, frame material and brand, retrofit vs. new-construction, the condition of the existing framing (rot repair at the sill adds scope), and access — upper-story openings on a bayside home take more setup. You get a real number after we measure.

Frequently asked questions

Do I need a permit to replace windows in Rodeo? Yes. Because Rodeo is unincorporated, permitting runs through Contra Costa County's Department of Conservation and Development (Building Inspection), and a Title 24 energy form is part of the fenestration submittal. We handle both.

Will new windows really cut the drafts off the bay? The glass upgrade reduces heat loss, and just as important, a proper flashing and air-seal at the opening stops the infiltration that makes a windy waterfront home feel cold. Both together are what you feel.

Can I keep the look of my older Rodeo home? Yes. Frame material and profile can be matched to the original openings — clad-wood and specific vinyl or aluminum profiles all work depending on the house.

Retrofit or new-construction — which do I need? Retrofit keeps the existing frame and is less invasive; new-construction removes the window to the rough opening so the flashing is fully renewed, which is the right call where there's rot or water damage. We assess the openings and recommend.
