If your Rohnert Park home still has the windows it was built with — and a lot of the city's 1960s and '70s tract houses do — you already know the symptoms: a room that's cold by the glass in January and stuffy behind it in August, and a heating and cooling bill that never quite makes sense. Single-pane aluminum and early wood windows were standard when these sections went up, and they're the single easiest comfort upgrade on an older house here. Bay Area Siding Company, a Larkspur-based siding and window contractor, measures, specs, permits, and installs replacement windows across Rohnert Park and Sonoma County.

What you actually gain

A modern dual-pane unit with a Low-E coating and an insulated frame changes how a room feels first and what it costs second. The difference is most obvious on the original single-pane windows so common in the older sections: less radiant cold off the glass in winter, less solar heat gain on the west-facing rooms that take Sonoma's afternoon sun, and a real dampening of road and neighborhood noise. When a sash won't stay up, won't lock, or is painted shut, or when there's fog trapped between the panes of a failed dual-pane unit, that's a window telling you it's done.

Choosing the window

Three decisions carry most of the outcome:

  • Glass and energy performance. Dual-pane insulated glass with a Low-E coating is the baseline. California's Title 24 energy code sets the maximum U-factor and SHGC your replacement units must meet, and those targets depend on the climate zone and the current code cycle — so the right move is to spec to the numbers in effect at permit time rather than to a figure from an old spec sheet. We confirm current values as part of the job.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum each balance cost, thermal performance, and looks differently. Many Rohnert Park homes take a clean vinyl or fiberglass frame well; where a house has more wood character, a clad-wood profile can be worth it.
  • Brand and line. We install and can compare Anlin, Milgard, Andersen, Marvin, and Pella, plus aluminum. Start at the window hub for the overview, then dig into whichever line fits your budget and the look you're after.

Retrofit or new-construction install

There are two ways to put a window in, and the right one depends on the opening:

  • A retrofit (insert) install sets the new window into the existing frame. It's less invasive and works well when the surrounding frame and wall are sound — which is often the case on a dry, well-kept tract home.
  • A new-construction (full-frame) install removes the window down to the framing so the flashing and water-resistive barrier at the opening can be fully renewed. It's the right call where there's rot, past water intrusion, or you're re-siding at the same time.

We assess each opening and tell you which it needs; we do both.

Rohnert Park specifics

Permits and Title 24. Window replacement is permitted work, handled through the City of Rohnert Park Building Division, and because it's an alteration under California's Energy Code, a Title 24 fenestration compliance form (the state CF1R for windows) is part of the submittal. We prepare the compliance documentation and pull the permit so the paperwork matches what actually gets installed.

Fire-zone glazing — usually not a factor here. Unlike the county's hillier towns, most of Rohnert Park sits on the flat valley floor and outside any mapped Fire Hazard Severity Zone, so the tempered-glazing rules that Chapter 7A puts on altered openings in wildfire zones generally don't apply. A limited number of parcels toward the eastern edge, where the ground rises toward Sonoma Mountain, do carry a designation — if yours is one, we flag the glazing requirement before ordering. For the great majority of homes, it simply isn't in play.

What drives the cost

Every job prices at the openings, so we don't quote online. The drivers: how many windows and how big; frame material and brand; retrofit versus new-construction; the condition of the existing framing (rot repair adds scope); and access, since upper-story openings take more setup. We give you a real number after we measure.

FAQ

Do I need a permit to replace windows in Rohnert Park? Yes. Window replacement is permitted through the City of Rohnert Park Building Division, and a Title 24 fenestration compliance form is part of the submittal. We handle both.

My house has the original single-pane windows from the '70s. Is replacing them worth it? For comfort and noise, almost always — the jump from single-pane to a dual-pane Low-E unit is one of the most noticeable upgrades on a home of that era. We'll spec units that meet current Title 24 targets.

Do Rohnert Park windows need tempered fire-zone glazing? For most of the city, no — the valley-floor sections are outside mapped fire hazard zones, so the WUI glazing rules generally don't apply. A minority of eastern parcels carry a designation; we verify your address before ordering.

Retrofit or new-construction — which will my home need? Retrofit if the existing frames and walls are sound, which is common on well-kept tract homes; new-construction where there's rot or water damage, or if you're re-siding at the same time. We assess and recommend per opening.
