If your American Canyon home was built in one of the city's 1990s or 2000s subdivisions, the windows are often the first place you feel their age — cold glass on a windy bay afternoon, a whistle around the sash, and heating and cooling bills that climb as the seals fail. Bay Area Siding Company installs replacement windows built to fix exactly that: tighter air-sealing against the wind that comes up off San Pablo Bay, and modern insulated glass for the warm inland-transition summers. We are a Marin-based (Larkspur) siding and window contractor, and we handle the whole job — measuring, glass and frame selection, permitting, removal, flashing and air-sealing, and the final walkthrough.

The three decisions that matter most

  • Energy and comfort. Look for dual-pane insulated glass with a Low-E coating. California's Title 24 energy code sets maximum U-factor and SHGC values for replacement windows, and those targets vary by climate zone and code cycle — so rather than chase a number online, choose units that meet the code in effect at permit time. We confirm the current figures for your project.
  • Air-sealing against the wind. American Canyon's bay-edge breeze finds every gap, so how a window is set, flashed, and sealed in the opening matters as much as the unit's rating. A good install stops the drafts a spec sheet alone won't.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum trade off cost, thermal performance, and appearance. On the city's tract homes, vinyl and fiberglass are common, practical picks — and if your neighborhood has an HOA, check whether frame color or grid pattern is specified before you order.

Retrofit vs. new-construction install

There are two ways to put a window in, and the right one depends on the opening:

  • A retrofit (insert) install keeps the existing frame in place and fits the new window inside it. It is less invasive, faster, and a good fit where the surrounding frame and flashing are sound — common on well-kept homes of this era.
  • A new-construction (full-frame) install removes the window back to the rough opening so the flashing and water-resistive barrier at the opening can be fully renewed. It is the right call where there is rot, water intrusion, or you are re-siding at the same time.

We do both and recommend based on what the opening actually needs.

Comparing window brands

Start at our window hub, then read the specifics for Anlin, Milgard, Andersen, Marvin, and Pella. We also install aluminum windows.

Permits and Title 24 in American Canyon

Window replacement is a permitted alteration, and permits go through the City of American Canyon Building Division, which enforces the California Building Standards Codes. Under the Energy Code, replacing windows is treated as an alteration to the building's fenestration, which brings a Title 24 energy-compliance requirement into the submittal. The exact U-factor and SHGC targets depend on the current code and the local climate zone, so we confirm those numbers and handle the compliance paperwork as part of the job rather than quoting fixed values here.

The western hill edges and fire-zone glazing

Most of American Canyon is flat, bayside, and not high-hazard, so for the majority of homes the fire code is not a factor in a window order. But the American Canyon Fire Protection District adopted an updated Fire Hazard Severity Zone map in 2025 with moderate, high, and very high designations, and the higher ones fall toward the western hills where they apply. Where a fire-hazard designation covers a parcel, California Building Code Chapter 7A can affect exterior glazing — altered openings in that setting generally call for multi-paned units with at least one tempered pane, among other requirements. Whether that applies is parcel- and scope-specific, so if you are near the hill edge we confirm it before ordering.

What affects the cost

We don't post prices, because every job differs. The drivers are the number and size of openings, frame material and brand, retrofit vs. new-construction, whether any fire-zone tempered/multi-pane glazing is required on a hill-edge parcel, the condition of the existing framing (rot repair adds scope), HOA-specified colors or grids, and access on upper-story openings.

FAQ

Do I need a permit to replace windows in American Canyon? Yes — window replacement is a permitted alteration through the City of American Canyon Building Division, and a Title 24 energy-compliance document is part of the submittal. We handle the permitting and the paperwork.

Will new windows really cut the drafts on my bay-facing walls? That is largely about the install. New insulated units help, but stopping the wind depends on setting, flashing, and air-sealing the window correctly in the opening — which is where we focus on your exposed elevations.

Retrofit or new-construction — which do I need? Retrofit keeps the existing frame and is less invasive; new-construction goes back to the rough opening so the flashing can be fully renewed, which is better where there is rot, water damage, or a re-side happening at the same time. We assess and recommend.

I'm near the western hills — do my windows need to be tempered? Possibly. If your parcel carries a fire-hazard designation and the work is an alteration, Chapter 7A generally calls for multi-paned glazing with at least one tempered pane. It is parcel-specific, so we confirm your designation before ordering.
