Bay Area Siding Company installs replacement and new-construction windows across Menlo Park — the 1950s ranches in the Willows and Suburban Park, the glass-forward Eichlers, and the older homes on the shaded streets west of El Camino Real. We're a Larkspur-based siding and window contractor serving the Peninsula, and we take on the whole job: measuring, glass and frame selection, permitting, removal, flashing and air-sealing, and the final walkthrough.

Signs your windows are ready to go

A great many Menlo Park homes still run their original single-pane windows, and postwar aluminum frames age in obvious ways. Watch for:

  • A draft you can feel by the glass with the sash shut, or a room that never quite holds temperature
  • Fog trapped between the panes — a blown seal on a dual-pane unit, which can't be repaired, only replaced
  • Sashes that bind, drop, or won't latch — swollen wood, painted-over frames, or shot balances
  • Summer rooms that overheat behind clear single-pane glass with no Low-E coating
  • Soft frames, staining, or rot at the sill or the surround

Two or more of these usually means replacement is the smarter long-term move than another repair.

Choosing the right replacement window

Three decisions carry most of the outcome:

  • Energy performance. Aim for dual-pane insulated glass with a Low-E coating. California's Title 24 energy code caps U-factor and SHGC for replacement windows, and the values shift by climate zone and code cycle — so rather than quote fixed numbers, we confirm the figures in effect at permit time and spec to them.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum each balance cost, thermal performance, and appearance differently. An Eichler or a clean-lined mid-century often wants a narrow-sightline frame that preserves big glass and slim profiles; a period home west of El Camino may look right in clad-wood that echoes the original.
  • Retrofit vs. new-construction. A retrofit (insert) keeps the existing frame and is less invasive; a new-construction install goes back to the framing so flashing can be fully renewed — the right call where there's rot or water history. We do both and recommend based on what we find.

Comparing brands? Start at our window hub, /bay-area-window-replacement/, then read up on Anlin, Milgard, Andersen, Marvin, and Pella. We install aluminum windows too.

What to expect: our process

  1. Consultation — we look at the existing windows, the openings, and what you want to improve.
  2. Measure — exact field measurements for every opening.
  3. Product & energy selection — glass package, frame, and finish chosen to meet current Title 24.
  4. Permit — we prepare the Menlo Park building submittal, which the city takes online.
  5. Removal & prep — old units out, openings checked for rot or damage.
  6. Install, flashing & air-seal — set level and plumb, then flashed and sealed against water and air.
  7. Finish & walkthrough — trim, caulk, an operation check, and cleanup with you.

Menlo Park specifics things to know

Permits and submittal. Window replacement in Menlo Park runs through the Building Division within Community Development, and the city accepts building-permit applications online only — digital plans and documents through its Accela portal. A window replacement generally triggers Title 24 energy documentation as part of the submittal; the exact forms and whether the work is treated as a like-for-like alteration depend on scope, which we confirm with the Building Division before ordering.

Eichler and mid-century glass. Menlo Park's Eichlers and flat-roofed mid-century homes are defined partly by their glass — large panes and window walls that connect inside to the garden. Replacing those isn't just a like-for-like swap: sightlines, frame depth, and the energy package all matter more when the glass is a big share of the wall. We spec units that keep the slim, open look while bringing the performance up to a modern dual-pane, Low-E standard.

Older single-pane stock. The 1950s ranches east of the freeway and the period homes to the west frequently still have their original single-pane windows, so the jump to insulated Low-E glass tends to be very noticeable in both comfort and quiet.

Flat terrain, creek-side caution. Most of Menlo Park is flat and isn't a designated wildfire zone, so tempered-for-fire glazing rules that drive hills projects generally don't apply here — we don't force that conversation. Where it's worth care is drainage: along San Francisquito Creek and the low streets that have flooded before, sill flashing and water management around the opening deserve extra attention, which we confirm for your parcel.

Tackling the exterior together? We also do siding replacement and James Hardie siding in Menlo Park, and we serve the wider Peninsula. See finished work in our project gallery.

What affects the cost

Every job prices out differently, so we don't post numbers. The drivers are the number and size of openings, frame material and brand, retrofit vs. new-construction, the glass package needed to meet Title 24, the condition of the existing framing (rot repair adds scope), and access — big Eichler window walls and upper-story openings take more setup.

Frequently asked questions

Do I need a permit to replace windows in Menlo Park? Yes. It goes through the Menlo Park Building Division, which takes permit applications online only via its Accela portal, and Title 24 energy documentation is generally part of the submittal. We handle the paperwork.

Can you replace the big glass in my Eichler without ruining the look? That's the goal. We choose frames with slim sightlines and the right depth to preserve the open, glassy character while upgrading to insulated Low-E glass for comfort and efficiency.

What Low-E or U-factor numbers do I need? Title 24 sets the limits, and they vary by climate zone and code cycle — so instead of quoting a fixed figure, we confirm the current requirement at permit time and spec the glass to meet it.

Retrofit or new-construction — which install is right for me? Retrofit keeps the existing frame and is less disruptive; new-construction goes back to the framing so the flashing can be fully renewed, which is better where there's rot or a water history. We assess and recommend.
