At 4,000 feet on the Ebbetts Pass corridor, a window has a harder job than almost anywhere else Bay Area Siding Company works. It has to hold heat through genuinely cold, snowy winters, survive the intense ultraviolet load that comes with thin high-altitude air, and — on a forested parcel — meet fire-zone glazing rules. We're a Marin-based siding and window contractor, and we replace windows on Arnold cabins, A-frames, and full-time homes with all three of those pressures in mind: measuring, glazing and frame selection, Calaveras County permitting, removal, flashing and air-sealing, and a final walkthrough.

Heat loss is the headline up here

Down in the Bay, a leaky window is a comfort nuisance. In Arnold, it's a heating bill and a cold house through a long winter. Older mountain homes and cabins are full of single-pane wood windows and early aluminum units that conduct heat straight out — you feel it as cold glass, drafts you can't chase down, and rooms that never quite warm up. The high country is one of California's colder energy climate zones, so the thermal upgrade from a modern insulated, Low-E unit is more noticeable here than almost anywhere in the region.

The signs that it's time are usually easy to read:

  • Cold radiating off the glass and drafts near the sash even when it's shut and locked
  • Fog or moisture trapped between the panes — a blown seal on a dual-pane unit, which can only be replaced, not repaired
  • Sashes that stick, swell, or won't stay put from years of freeze-thaw and moisture
  • Rot or soft wood at the sill and surround, common where snowmelt sits against a frame
  • Heating bills that climb every winter behind single-pane glass with no Low-E coating

Building for altitude: UV and thermal, together

Two mountain-specific factors should drive the spec. The first is thermal: dual-pane (or triple-pane, where it pencils out) insulated glass with a Low-E coating and a warm-edge spacer is what keeps a high-country home comfortable and holds down the heating load through a real winter. The second is ultraviolet: at this elevation the UV exposure is significantly higher than at sea level, and it's hard on interior finishes, flooring, and furnishings as well as on the window's own frame and seals. A Low-E coating cuts a good share of that UV, and frame materials and finishes should be chosen to hold up to it rather than chalk and fade.

California's Title 24 energy code sets performance limits for replacement windows, and those limits vary by climate zone and change across code cycles — Arnold's cold mountain zone is not the same target as a coastal city. We confirm the current required numbers at permit time rather than quoting fixed figures that may be out of date for your project.

Fire-zone glazing on a forested lot

Because Arnold is unincorporated forest land, most parcels sit in a State Responsibility Area where Cal Fire designates fire-hazard severity zones, and Chapter 7A of the California Building Code governs exterior glazing in designated zones. In practical terms, where an opening is altered to install a window on a designated parcel, the glazing generally has to be multi-pane with at least one tempered pane, alongside the assembly's other requirements. Whether that applies to your project depends on your parcel's designation and whether the work is classed as a repair or an alteration — we confirm that with the Calaveras County Building Division as part of scoping, so nothing gets ordered wrong.

Retrofit or new-construction — and picking a brand

Two install methods, and the right one depends on the opening:

  • Retrofit (insert) keeps the existing frame and is the less invasive route where the frame and surrounding wall are sound.
  • New-construction (full-frame) removes the window down to the framing so the flashing can be fully renewed — usually the right call where there's rot or past water intrusion, which snowmelt makes common up here. We do both.

On brand, start at our window hub, then read the specifics for Anlin, Milgard, Andersen, Marvin, and Pella. For a cold mountain home the glass package and frame's thermal performance matter as much as the name on it, and we'll match that to your exposure. We also install aluminum windows.

Process and what drives the cost

The job runs: consultation and field measurement of every opening, glass-and-frame selection to meet Title 24 and any fire-zone glazing rule, the County permit, removal and inspection of the openings for rot, install with proper flashing and air-sealing, and a finish walkthrough. Because exterior work stops for snow, we plan the schedule around the mountain season.

We don't post prices — the drivers are the number and size of openings, frame material and brand, the glass package (dual vs. triple, Low-E, tempered where required), retrofit vs. new-construction, any rot repair found at removal, and site access on a wooded or steep lot. A walkthrough is how we price it accurately.

Frequently asked questions

Do I need a permit to replace windows in Arnold? Yes, and because Arnold is unincorporated it goes through the Calaveras County Building Division rather than a city, with a Title 24 energy compliance form part of the submittal. We handle the permitting.

I'm on a forested parcel — do my windows need to be tempered? Likely, if the work is an alteration. On a designated fire-hazard parcel, altered openings generally require multi-pane glazing with at least one tempered pane under Chapter 7A. The exact requirement depends on your parcel and scope, which we confirm with the County before ordering.

Are triple-pane windows worth it at this elevation? Sometimes. In a cold climate zone the extra pane can meaningfully improve comfort and heat retention, but it's a case-by-case call against your home, exposure, and budget — we'll lay out the trade-off rather than upsell it by default.

Will new windows really help with the high-altitude sun fading my floors? A modern Low-E coating blocks a large share of ultraviolet, which is stronger at Arnold's elevation, so it does help protect interior finishes and furnishings on top of the energy and comfort gains.
