Windows on the Sonoma Coast do double duty: they have to keep the weather out and keep working while salt air goes after every moving part. Bay Area Siding Company replaces windows across Bodega Bay — harbor-side cottages and the newer custom homes on the bluffs and hillsides above the bay. We are a Marin-based (Larkspur) window and siding contractor, and on a coastal home we handle the whole job: measuring, glass and hardware selection, flashing and air-sealing, permitting through the county, and the final walkthrough.

What the coast does to windows

Direct-ocean exposure is hard on windows in ways an inland home never deals with. Two things drive most of it:

  • Salt air corrodes the moving parts. Locks, balances, hinges, and rollers are the first casualties on the coast — a window that binds, won't latch, or won't stay up is often telling you the hardware has given out. Coastal replacements are specified with corrosion-resistant hardware for that reason.
  • Wind-driven rain finds every gap. Rain that arrives horizontally on a strong wind gets into failed seals and poorly flashed openings. That's why the install detail — flashing and air-sealing the opening — matters as much as the unit you choose.

Add the usual suspects — fogging or condensation between the panes (a failed seal that can only be replaced, not repaired), drafts and cold spots near the glass, rot or soft frames at the sill, and rising heating bills from old single-pane glass — and the case for replacement gets clear. When several of these show up together, patching stops being worth it.

The decisions that matter here

Three choices shape a coastal window project:

  • Frame material for salt air. Vinyl, fiberglass, aluminum-clad wood, and aluminum each trade off cost, thermal performance, corrosion behavior, and looks differently. On an exposed coastal home the finish and corrosion resistance of the frame carry extra weight, and an older Bodega Bay cottage with wood detailing often looks best with clad-wood or a profile that respects the original opening.
  • Energy performance. Dual-pane insulated glass with a Low-E coating is the baseline. California's Title 24 energy code sets maximum U-factor and SHGC values for replacement windows, and those numbers depend on the climate zone and the code cycle in effect — so rather than quote a fixed figure, we confirm the current required values at permit time and spec to them.
  • Retrofit vs. new-construction. A retrofit (insert) install keeps the existing frame and is less invasive; a new-construction (full-frame) install removes the window so the opening and flashing can be fully renewed. On the coast, where wind-driven rain and hidden rot are real concerns, full-frame is often the better call wherever there's water damage — but we assess each opening and recommend.

Comparing brands

We install several window lines and can match the brand to the home and the exposure. Start at our window hub, then read the specifics for Anlin, Milgard, Andersen, Marvin, and Pella. We also install aluminum windows. On the coast, corrosion-resistant hardware and a frame that holds its finish tend to matter more than the badge — we'll steer you toward lines that do both well.

Permits on the unincorporated coast

Because Bodega Bay is unincorporated, window permits go through Permit Sonoma (the Sonoma County Permit and Resource Management Department) rather than a city counter. Two things ride along with that:

  • Title 24 compliance. Replacement windows are an alteration under the state Energy Code, so a Title 24 energy compliance form is generally part of the submittal. We handle that paperwork and spec the units to the current numbers.
  • The Coastal Zone. Bodega Bay is in the California Coastal Zone, and Sonoma County administers exterior development under its certified Local Coastal Program. Depending on scope, window work may need a coastal development permit or a determination that it's exempt — like-for-like replacement often falls below the thresholds for a full coastal permit, but the county decides on the specifics, so we confirm it early.

How the job goes

Briefly: we look at your existing windows and openings; take precise field measurements; select glass, frame, and corrosion-resistant hardware; sort permitting (Title 24 form and any coastal determination) through Permit Sonoma; remove the old units and inspect the openings for rot; set the new windows level and plumb, then flash and air-seal against wind-driven rain; and finish with trim, a caulk-and-operation check, cleanup, and a walkthrough with you.

What affects the cost

We don't quote prices online because every coastal home is different. The drivers are the number and size of openings; frame material and brand; retrofit vs. full-frame; the condition of the existing framing (rot repair adds scope); the corrosion-resistant hardware and coastal flashing detailing the exposure calls for; access on upper stories or bluff lots; and whether the coastal permit path adds steps. We price it after we've measured.

Frequently asked questions

Do I need a permit to replace windows in Bodega Bay? Yes. Because Bodega Bay is unincorporated, window permits go through Permit Sonoma, and a Title 24 energy form is generally part of the submittal. Being in the Coastal Zone, the county also determines whether a coastal development permit applies or the work is exempt. We handle the coordination.

Does salt air really affect which windows I should buy? It does. Coastal windows should use corrosion-resistant hardware and a frame that holds its finish, because salt air goes after the moving parts and the surface first. It's one of the main things we weigh when recommending a line for a Bodega Bay home.

Retrofit or full-frame — which do I need? Retrofit is less invasive and keeps the existing frame; full-frame (new-construction) removes the unit so the opening and flashing can be fully renewed, which is often the right choice on the coast where there's rot or water intrusion. We assess each opening.

Can I keep the look of an older Bodega Bay cottage? Yes. Frame material and profile can be matched to the original openings — clad-wood and specific vinyl or aluminum profiles all work depending on the home.
