Two window situations show up again and again in Sunnyvale:
The ordinary single-pane swap. Original single-pane units — aluminum-framed ones especially — conduct heat and cold with almost nothing to stop them. Permits and Title 24. Window replacement is handled through the City of Sunnyvale's One-Stop Permit Center (Building Division, City Hall on W. Olive Ave). California treats window replacement as an alteration under the Energy Code, so a Title 24 energy-compliance form for the fenestration is typically part of the submittal. We prepare it and confirm the current required U-factor/SHGC values with the City at permit time.
No fire-glazing overlay in the flats. Unlike the county's foothill parcels, Sunnyvale's flat neighborhoods aren't in a Very High Fire Hazard Severity Zone, so the Chapter 7A tempered/multi-pane glazing rules that govern windows in wildland-urban-interface homes generally don't apply here. We confirm a parcel's designation as part of scoping, but for most Sunnyvale homes the driver is energy and comfort, not fire code.
Older openings. Homes of this era often have out-of-square or non-standard openings and, on Eichlers, large fixed spans — which is why field measuring each opening (rather than ordering off a plan) matters for a clean, weathertight fit.
