Bay Area Siding Company installs replacement and new-construction windows across Redwood City — the Victorians and Craftsman homes near downtown, the postwar ranches and Eichlers in Farm Hill and Edgewood, the hillside houses in Emerald Hills, and the bayfront condos and single-family homes of Redwood Shores. We're a Larkspur-based siding and window contractor, and we run the whole job: measuring, glazing and energy selection, permitting, removal, flashing and air-sealing, and a final walkthrough.

Signs your windows are due

Redwood City still has a lot of original single-pane glass in its older neighborhoods, and the bayfront's salt air is hard on frames and hardware. The usual tells:

  • Drafts you can feel at the glass even when everything's latched
  • Fog or moisture trapped between the panes — a blown seal on a dual-pane unit, which can only be replaced, not repaired
  • Sashes that stick, drop, or won't lock — swollen wood, paint-sealed frames, or worn balances
  • Corroded or pitted hardware and tracks, common on salt-exposed bayfront units
  • Rot or soft wood at the sill or surround, or staining below the opening
  • Rooms that never quite hold temperature, driven by uncoated single-pane glass

Two or more of these usually means replacement is the better long-term move than another round of patching.

What to look for in a replacement window

Three decisions carry most of the outcome:

  • Energy performance. Dual-pane insulated glass with a Low-E coating is the baseline. California's Title 24 energy code caps U-factor and SHGC for replacement windows, and those figures shift by climate zone and code cycle — so rather than quote numbers that go stale, we confirm the values in effect at permit time and spec to them. Even in Redwood City's famously mild climate, the comfort and noise-control gain from a modern unit is real.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum each balance cost, thermal performance, and looks differently. A downtown Victorian often wants a clad-wood or a profile that respects the original opening; a Redwood Shores home benefits from frames and hardware chosen to shrug off salt.
  • Retrofit vs. new-construction install. A retrofit (insert) keeps the existing frame and is less invasive; a new-construction install strips back to the framing so flashing can be fully renewed — usually the right call where there's rot or past water intrusion. We do both and recommend based on what we find.

Comparing brands? Start at our window hub, then dig into Anlin, Milgard, Andersen, Marvin, and Pella. We install aluminum windows as well.

What to expect: our process

  1. Consultation — we look at your existing windows, openings, and goals.
  2. Measure — precise field measurements for every opening.
  3. Product and energy selection — glass package, frame, and finish chosen to meet current Title 24.
  4. Permit — we pull the City of Redwood City building permit and prepare the required energy documentation.
  5. Removal and prep — old units out, openings inspected for rot or damage.
  6. Install, flashing, and air-seal — set level and plumb, then flashed and sealed against water and air.
  7. Finish and walkthrough — trim, caulk, an operation check, and cleanup together.

Redwood City specifics worth knowing

Permits. Redwood City, the San Mateo County seat, handles window permits through its Community Development Department's Building Inspection & Code Enforcement division. A building permit is required for work not exempt under California Building Code Section 105.2, and replacing windows generally requires one — with Title 24 energy compliance documentation as part of the submittal. Because scope drives the exact paperwork, we confirm with the Building Division (published line: (650) 780-7350) and handle it for you.

Fire-zone glazing in the western hills. The city's wooded western edge — Emerald Hills and the slopes toward Cañada Road — carries wildland exposure, and California's 2025 Fire Hazard Severity Zone maps reshaped those boundaries across San Mateo County. Where a parcel is mapped in a fire-hazard zone, Chapter 7A governs exterior glazing, and the state's SFM 12-7A-2 standard covers exterior windows; in practice that generally means multi-pane units with at least one tempered pane when an opening is altered. The exact obligation depends on your parcel's designation and whether the work is a repair or an alteration — and some Emerald Hills parcels are unincorporated county, which changes your permit authority. We sort that out during scoping.

Salt air on the bayfront. Redwood Shores was built on reclaimed bay fill in the 1960s and sits low against the water. There's no fire zone, but salt-laden wind is tough on frames, coatings, and hardware, so material and finish selection matters more here than the mild climate might suggest.

Older stock, bigger payoff. The single-pane wood windows still common in downtown-area Victorians, Craftsman bungalows, and Farm Hill mid-century homes make the jump to a modern dual-pane, Low-E unit especially noticeable — in comfort, quiet, and how the home reads.

Rethinking the whole exterior? We also do James Hardie siding and siding replacement in Redwood City, and we serve the wider Peninsula. See finished work in our project gallery.

What affects the cost

We don't quote online, because every home is different. The drivers: the number and size of openings; frame material and brand; retrofit vs. new-construction; whether fire-zone tempered/multi-pane glazing applies; the condition of the existing framing (rot repair adds scope); salt-environment hardware on the bayfront; and access — upper-story or hillside openings need more setup.

Frequently asked questions

Do I need a permit to replace windows in Redwood City? Yes — a building permit is generally required, with Title 24 energy documentation as part of the submittal. We pull it and confirm the specifics with the city's Building Division.

I'm up in Emerald Hills — do my windows need to be tempered? Possibly, if the work is classed as an alteration. In a mapped fire-hazard zone, altered openings generally require multi-pane glazing with at least one tempered pane under Chapter 7A (SFM 12-7A-2). The exact requirement depends on your parcel and scope — and whether it's city or unincorporated county — which we confirm before ordering.

I'm in Redwood Shores — does the bayfront change anything? It changes materials, not code. There's no fire zone, but salt air is hard on frames and hardware, so we steer frame and finish choices toward corrosion resistance and detail the flashing for a damp, windy setting.

Can I keep the look of my older Redwood City home? Yes. Frame material and profile can be matched to the original openings — clad-wood and specific vinyl or aluminum profiles all work depending on the house.
