Signs it's time to replace

Coastal weather tends to expose tired windows quickly. Watch for:

  • Fogging or moisture trapped between the panes — a blown seal on a dual-pane unit, which can only be replaced, not repaired.
  • Corroded, stiff, or seized hardware — salt air is hard on locks, balances, and rollers, and once they go the sash follows.
  • Drafts and cold glass even with the window latched, usually old single-pane units with no Low-E coating.
  • Sashes that stick, drop, or won't lock — swollen frames, painted-shut sills, or worn tracks.
  • Water staining, soft sills, or rot at the surround, common where wind-driven rain has found a gap.

When two or more of these show up, replacement is generally the better long-term move than one more round of repairs the coast will undo.

What to look for in a replacement window

Three decisions carry most of the outcome:

  • Energy performance. Choose dual-pane insulated glass with a Low-E coating. California's Title 24 energy code sets maximum U-factor and SHGC values for replacement windows, and the right numbers depend on the climate zone and the code cycle in effect — so your installer should confirm the current targets at permit time rather than quote a fixed figure.
  • Frame and hardware for a marine environment. Vinyl, fiberglass, aluminum-clad wood, and aluminum trade off cost, thermal performance, and appearance differently, but on the coast the corrosion resistance of the hardware and finish matters just as much. Ocean-view homes on the blufftops feel salt exposure the hardest.
  • Retrofit vs. new-construction. A retrofit (insert) install keeps the existing frame and is less invasive; a new-construction install strips back to the framing so the flashing can be fully renewed — often the right call where salt-air damp has caused rot or water intrusion. We do both.

Pacifica-specific things to know

Permits and energy compliance. Window replacement in Pacifica is permitted through the City's Building Division, which as of January 1, 2026 enforces the 2025 California codes — including the California Energy Code — with local amendments in Municipal Code Title 8. Fire-zone glazing on the ridges. In May 2025 the City adopted Cal Fire's updated Fire Hazard Severity Zone maps, placing much of the eastern hillside — toward Sweeney Ridge and up the San Pedro Valley behind Park Pacifica — in High and Very High zones, with North County Fire Authority serving the city. In those zones, California Building Code Chapter 7A governs exterior glazing, and altered openings in single-family homes generally must be multi-paned with at least one tempered pane, among other requirements. Whether that applies to your project depends on your parcel and whether the work is a repair or an alteration, which we confirm during scoping.

The Coastal Zone. Part of Pacifica sits inside the California Coastal Zone. Like-for-like window replacement that doesn't expand an opening is generally exempt from a Coastal Development Permit, but that exemption doesn't extend to homes on coastal bluffs or other sensitive sites — relevant given the bluff erosion history along the Esplanade. What affects the cost

We don't quote prices online, because every job differs. The drivers are the number and size of openings, the frame material and brand, retrofit vs. new-construction, whether fire-zone tempered or multi-pane glazing is required on a ridge home, the condition of the existing framing (rot repair adds scope, and coastal damp often means some), and access — upper-story, hillside, or bluff-side openings take more setup.
