In Lower Lake, new windows do two jobs at once

Most window projects here are solving for two things at the same time, and the right units answer both:

  • Cutting summer heat. Lower Lake summers are long, hot, and intensely sunny. The three decisions that matter

California's Title 24 energy code sets the maximum U-factor and SHGC values a replacement window must meet, and those depend on the climate zone and the code cycle in effect — so we confirm the current numbers at permit time rather than quoting a fixed figure.
  • Frame material. Vinyl, fiberglass, aluminum-clad wood, and aluminum each balance cost, thermal performance, and appearance differently. On rural and older Lower Lake homes the choice usually comes down to budget, exposure, and the look you want at the opening.
  • Retrofit vs. new-construction install. A retrofit (insert) window keeps the existing frame and is less invasive; a new-construction (full-frame) install removes the window to the rough opening so the flashing and water barrier can be fully renewed — the right call where there's rot, water damage, or a fire rebuild. Permits in unincorporated Lake County

Lower Lake is an unincorporated community, so window replacement is permitted through the County of Lake Community Development Department, Building Division rather than a city. Window replacement is treated as an alteration under the Energy Code, so a Title 24 fenestration compliance form is part of the submittal. On a designated fire-hazard parcel, Chapter 7A's glazing provisions can apply to altered openings — and whether they do depends on the parcel and whether the work counts as a repair or an alteration. We sort that out with the County and your fire district up front, and we handle the permitting.

What affects the cost

Every job is different, so we don't post prices.
