In Calistoga, the window question usually starts with heat. Summer afternoons at the north end of the Napa Valley regularly push past 90°F, and the town has hit 118°F — so the glass you put in your walls does a lot of work keeping the house livable. Bay Area Siding Company installs replacement and new-construction windows for upvalley homes, and we spec them around the two things that matter most here: keeping the summer sun's heat out, and meeting the fire-zone glazing rules that apply on designated parcels. We're a Larkspur-based siding and window contractor serving the wine country.

Start with solar heat gain, not just drafts

Most window advice leads with drafts and leaks. In Calistoga, the bigger lever is often solar heat gain — how much of the sun's heat the glass lets through. On a valley home baking in July, the right glass package makes rooms noticeably cooler and takes load off the air conditioning:

  • Low-E coatings reflect a large share of solar heat while keeping the view clear. The specific coating matters — south- and west-facing walls that take the worst afternoon sun benefit from a more aggressive spec than shaded north exposures.
  • Dual-pane insulated glass is the baseline; the gas fill and spacer affect how well the unit resists both heat and the cool valley nights.
  • California's Title 24 energy code sets maximum U-factor and solar-heat-gain (SHGC) values for replacement windows, and those numbers shift with climate zone and code cycle. Rather than quote a figure that may be stale, we confirm the current requirements for your address at permit time and spec to them.

Old single-pane or early dual-pane units — common in Calistoga's older housing — are exactly where an upgrade pays off most in comfort during a valley summer.

Fire-zone glazing — where it applies

Calistoga's wildfire exposure is real: the 2017 Tubbs and 2020 Glass fires both forced the city to evacuate. For windows, that connects to the building code through Chapter 7A, but only on the parcels it's mapped to:

  • CAL FIRE's 2025 maps put roughly half the city's acreage in a Fire Hazard Severity Zone — a Very High band on the northeast side along the Silverado Trail, plus larger High and Moderate areas — while much of the flat town core is outside the mapped zones.
  • Where a parcel is designated, Chapter 7A generally requires exterior glazing in altered or new openings to be multi-pane with at least one tempered pane (among other assembly requirements). It attaches to specific openings, not to "the whole house" as a blanket rule.
  • Whether it applies to your job turns on your parcel's designation and whether the work counts as a repair or an alteration — so we confirm it with the City of Calistoga before ordering glass.

If you're on a hillside or valley-edge lot, mention it early; the fire-zone spec can change both the glass and the lead time.

Retrofit or new-construction install

There are two ways to put the windows in, and the right one depends on the opening:

  • A retrofit (insert) install keeps the existing frame and is less invasive — a good fit where the frame and surrounding wall are sound.
  • A new-construction (full-frame) install removes the window down to the framing so the flashing and water-resistive barrier at the opening can be fully renewed — the right call where there's rot, prior water intrusion, or when siding is being replaced at the same time.

We do both, and we'll tell you which your openings actually need after we look — not before.

Matching an older Calistoga home

Calistoga guards its Victorian and early-1900s character, and windows are a big part of how a home reads from the street. Frame material and profile can be chosen to respect the original openings — aluminum-clad wood, or specific vinyl and fiberglass profiles — so a modern, efficient unit doesn't flatten the look of a period home. On a designated historic property, we confirm any additional review with the City before finalizing the profile.

Comparing brands

We install a range of lines and will match the brand to your goals, budget, and exposure. Compare them on our hubs:

How the job goes

A window project runs in a tight sequence: a walkthrough of your openings and goals; precise field measurements for each unit; glass, frame, and finish selected to meet Title 24 (and any fire-zone glazing rules); permitting; removal and inspection of each opening; setting each unit level and plumb with correct flashing and air-sealing; and a final operation check and cleanup with you. The order and sealing at each opening are what keep water and heat out over the long run.

What affects the cost

We price after we see the openings, because the drivers vary: the number and size of windows; frame material and brand; retrofit vs. new-construction; whether fire-zone tempered/multi-pane glazing is required on your parcel; the condition of the existing framing (rot repair adds scope); the glass package you choose for solar control; and access on upper stories or hillside lots.

FAQ

What glass should I choose for Calistoga's heat? Dual-pane insulated glass with a Low-E coating tuned for solar control, especially on south- and west-facing walls. We spec to the current Title 24 requirements for your address at permit time rather than to a fixed number.

Do my new windows need to be tempered because of fire risk? Only if your parcel is in a mapped Fire Hazard Severity Zone and the work is classed as an alteration or new opening. Where Chapter 7A applies, altered openings generally need multi-pane glazing with at least one tempered pane. About half the city's acreage is mapped, concentrated on the northeast side — we confirm your parcel with the City.

Do I need a permit to replace windows in Calistoga? Yes. Window replacement goes through the City of Calistoga Building Division and includes a Title 24 energy compliance form as part of the submittal. We handle the paperwork.

Can I keep the look of my older home? Yes. Frame material and profile can be matched to the original openings; clad-wood and select vinyl or fiberglass profiles all work depending on the home. Designated historic properties may carry added review.
