If the siding on your San Jose home is swelling at the seams, cupping, or soft to the touch, you're past the point of patching. Bay Area Siding Company is a Marin-based siding and window contractor that replaces exterior cladding across the South Bay — tearing off what's failing, correcting what's underneath, and installing a new system built for the Santa Clara Valley's hot, high-UV summers.

Many San Jose homes built during the postwar boom (roughly the 1950s through the 1970s) were clad in hardboard (Masonite-type) or T1-11 plywood panel siding. Both are wood-based products, and both are vulnerable to moisture: over decades they absorb water at joints and cut edges, then swell, delaminate, and rot. Once that process starts, spot repairs rarely hold.
Watch for swelling or "mushrooming" at panel edges and nail heads, delaminating layers, paint that won't stay on, soft spots, or interior signs of water intrusion. When you're seeing several of these, replacement is usually the sounder investment.
Installing new siding directly over failing panels is tempting because it looks cheaper up front. The problem: it traps whatever moisture, rot, or compromised weather barrier is already there, and it hides the exact conditions that caused the failure. A proper replacement means tear-off — so the substrate and framing can be inspected and any dry rot corrected before new cladding goes on.
Siding replacement is also a chance to move off a wood-based panel product entirely. Your main options:
We also work in CertainTeed, wood, and aluminum. Compare all of them on our Bay Area siding replacement hub.
Two local realities shape material choice here. First is that aging-panel problem above — for those homes, replacement (not another coat of paint) is the durable fix. Second is architecture. San Jose has notable mid-century modern pockets, including the Fairglen Additions in Willow Glen, a 218-home Eichler tract built 1959–1961 and listed on the National Register of Historic Places in 2019. Eichlers and similar homes have distinctive cladding and proportions, so material and profile selection should respect the original design.
One more parcel-specific factor: if your property sits in a designated Wildland-Urban Interface or Fire Hazard Severity Zone (San Jose has such areas, largely in the foothills), Chapter 7A of the California Building Code sets ignition-resistant standards for exterior walls. Whether that applies depends on your parcel — noncombustible fiber cement is one commonly used compliant option. We confirm requirements before we spec.
We're based in Larkspur, in Marin, and we install siding and replacement windows throughout the Bay Area, including the South Bay. See recent work in our project gallery and explore nearby services on our South Bay service area page. Re-siding is also the natural moment to replace tired windows — we carry Anlin, Andersen, Milgard, Marvin, and Pella (see San Jose window replacement).
Every home is different. The biggest qualitative drivers: total wall area, number of stories and site access, the material and trim package you choose, how much dry rot or substrate repair turns up at tear-off, and permit scope. We give you specifics after we see the house.
Do I need a permit to replace siding in San Jose? Yes. The City of San José requires a building permit to replace exterior stucco or siding. Repairs under 10 square feet of wall area are exempt, and qualifying like-for-like single-family/duplex replacements can often be permitted over the counter.
Can you just put new siding over my old panels? We don't recommend it. Going over failing hardboard or T1-11 traps existing moisture and rot and hides the cause. A tear-off lets us inspect and correct the substrate first.
What siding lasts best in San Jose's climate? Noncombustible, dimensionally stable products like fiber cement tend to handle the inland heat and UV well. The right pick depends on your home's architecture, budget, and any fire-zone requirements.
Do you replace windows too? Yes — we install replacement windows from Anlin, Andersen, Milgard, Marvin, and Pella, which pairs efficiently with a re-siding project.
