Anlin windows are made in Clovis, California, and they are sold on two things: energy performance and warranty coverage. For a Stanford homeowner facing a mid-century house full of aging glass, that makes them a practical option. They are also a sensible middle ground between budget vinyl and premium clad-wood.

Bay Area Siding Company is a Larkspur-based siding and window contractor, and we install Anlin windows. We handle the whole job: measuring, choosing a line and glass package, the Santa Clara County (or city) permit, the Stanford Faculty and Staff Housing review, removal, flashing and air-sealing, and the final walkthrough.

Weighing Anlin for your home? Request an estimate or call (415) 619-5167. We'll look at your openings and tell you honestly whether Anlin is the right fit.

What Anlin is and why homeowners here consider it

Anlin builds vinyl replacement windows and doors in California's Central Valley. The company markets its products on energy efficiency and on warranty coverage, which includes glass breakage and limited-lifetime terms. Its product lines include Catalina and Del Mar, and the options differ by line: frame profile, glass packages, grid and color choices.

For many faculty and staff homes around campus, three points make Anlin worth a look:

  • Energy upgrade on a glass-heavy house. Eichlers and other postwar homes here often carry large expanses of original single-pane glass. Moving to dual-pane units with Low-E coatings typically changes comfort noticeably, because there is so much glass to replace. That means less radiant chill in winter and less heat through west-facing glass in summer.
  • Vinyl's maintenance profile. Vinyl frames don't need repainting and don't rot the way neglected wood frames can. On a home you own on leased land, lower upkeep is a real part of the value.
  • Warranty emphasis. Anlin publishes its warranty terms. We walk you through the current written coverage for the specific line before you commit, rather than summarizing it loosely. Warranty terms depend on the product and on proper installation, so it pays to read the document itself.

The honest trade-offs on a mid-century home

Anlin is not automatically the right answer for every Stanford house. The biggest question here is architecture, not performance.

Many homes near campus were designed around thin sightlines. That means slim aluminum frames, floor-to-ceiling glass, and clerestories tucked under low, deep eaves. Vinyl frames are generally bulkier than the original aluminum sections. On a showpiece elevation, that extra frame width can visually crowd the glass the house was built around.

That doesn't rule Anlin out. It works well on:

  • bedroom and secondary windows,
  • ranch-style faculty homes without strict modernist lines,
  • homes where comfort and budget come first.

On a signature Eichler glass wall, though, we'll show you the Anlin profile next to alternatives before you decide. Those alternatives include aluminum and the fiberglass or clad lines from Milgard, Marvin, Andersen, and Pella.

Size and configuration matter too. Very large fixed panes and wide sliders have practical limits in any vinyl product. We check each opening against what the chosen Anlin line actually offers. Some homes end up with a mix: Anlin in most openings and a different frame where a big span or a specific look calls for it.

Two approvals before any window comes out

The feature of Stanford that most affects a window project is the land arrangement, not the product. Stanford, CA is an unincorporated community on Stanford University land in Santa Clara County. Much of the housing is faculty and staff homes where the owner holds the house and leases the ground. An Anlin project there generally has to clear two separate gates.

The building permit and Title 24. Replacing windows is a permitted alteration.

  • On unincorporated county parcels, the permit comes from the Santa Clara County Department of Planning and Development's Building Division.
  • A few faculty-housing pockets sit within Palo Alto or Menlo Park city limits, where that city's building department handles it.

We confirm which authority applies to your parcel. Replacement windows also have to meet California's Title 24 energy requirements for fenestration. The required values depend on climate zone and code cycle, so we confirm the current numbers at permit time and match the Anlin glass package to them. We don't quote figures from memory.

The Stanford Faculty and Staff Housing (FSH) review. Home-improvement projects on a Stanford lease need FSH review and approval before work starts. The application typically includes:

  • drawings and photos,
  • product specification sheets and an application fee,
  • extra review time for homes fifty years and older, which covers much of the mid-century stock here.

Different lease areas also carry their own building regulations. These include San Juan, Olmsted Terrace, University Terrace, and the Palo Alto and Menlo Park pockets.

Anlin publishes product documentation, which helps with the spec-sheet side of the FSH application. Because windows change a mid-century façade so directly, we document the frame profile, color, and grid pattern clearly so the review reflects exactly what will be installed.

Retrofit or full-frame installation

Anlin windows can go in two ways. The choice depends on what we find at each opening, not on the brand.

  • Retrofit (insert): the existing frame stays in place and the new unit sets into it. This is less disruptive and appropriate where the old frame and surrounding flashing are sound.
  • New-construction (full-frame): the old window is removed to the rough opening so the flashing can be renewed properly. This is the better path where there's rot, staining, or a history of leaks. Some post-and-beam details from the era never drained well.

In both cases we flash and air-seal to the manufacturer's installation requirements. That protects the house and keeps the warranty on solid footing.

Climate here: comfort, not fire glazing

Stanford sits low and flat near the valley floor, in a warm-summer Mediterranean climate: dry summers and cool, wet winters. It is not within the designated Very High Fire Hazard Severity Zones where Chapter 7A glazing rules shape window choices in the hills.

So the Anlin conversation here centers on three things:

  • solar heat gain on south and west glass, where Low-E coatings and the right solar-control glass help,
  • winter comfort through large panes,
  • correct flashing to keep seasonal rain out.

If a particular parcel raised a different question, we'd confirm it with the permitting authority rather than assume.

What drives the cost of an Anlin project

We don't post prices, because Stanford homes vary widely. The main factors are:

  • Opening count and size: glass-heavy mid-century homes often have large openings.
  • Anlin line and options: series, glass package, grids, colors, and operating style.
  • Installation method: retrofit or full-frame.
  • Framing condition: rot repair at sills or surrounds adds scope.
  • Access: clerestories and high glass take more setup.
  • Front-end approvals: preparing both the building permit and the FSH application.

Planning the rest of the exterior

Many Stanford owners pair window work with a re-side, since both involve flashing at the same openings. See our Stanford window replacement overview for the broader brand comparison. Our Stanford siding replacement page covers cladding. For nearby communities, visit our Peninsula service area.

Frequently asked questions

Do Anlin windows need Stanford FSH approval as well as a building permit? For homes on a Stanford lease, generally yes. FSH reviews home-improvement projects, including window replacement, before work begins. The building permit comes separately from Santa Clara County or, for some parcels, Palo Alto or Menlo Park. We coordinate both.

Will vinyl Anlin frames look right on an Eichler? It depends on the opening. Vinyl frames are typically wider than original aluminum, which matters most on signature glass walls. We show you the actual profile beside alternatives so you can judge before committing.

Are you an authorized Anlin dealer? We install Anlin windows. We don't claim dealer certification. We'll review Anlin's current written warranty for your chosen line with you before you order.

Can Anlin windows meet Title 24? Anlin offers energy-focused glass packages. We confirm the current Title 24 requirements for your climate zone and code cycle at permit time and select a package that complies.
